Please follow these rules to ensure a safe and comfortable stay:
- Guests are responsible for leaving the property in the same condition as upon arrival and will be charged for any damage beyond normal wear and tear.
- Guests assume full responsibility for any personal injury, damage, or loss of personal belongings, including those of visitors during their stay.
- Pets are not allowed.
- Smoking is prohibited inside the property; smoking is allowed only outdoors. Please dispose of cigarette butts properly.
- Use of illegal or prohibited substances on the property is forbidden.
- Events require explicit permission; no additional guests are allowed without prior approval.
- Always lock doors and windows when leaving the property or during storms.
- Do not leave valuables in rental cars.
- Although the property is thoroughly inspected before each arrival, items may break during your stay. Please notify us promptly so repairs can be arranged.
- For safety reasons, only plastic items are permitted in the pool area; glass is not allowed.
- Please respect neighbors by avoiding loud noise between 10 PM and 8 AM.
- Due to customs regulations, we cannot ship forgotten items. Please check the premises carefully before departure. The owners and managers are not responsible for items left behind.

The home was generally as described, but we experienced a major issue during our stay. The water was shut off for approximately 5–6 hours (from mid-afternoon into the evening) due to repairs, leaving us without access to sinks, toilets, or showers during that time. This significantly impacted our stay, especially with young children and seniors, and made the home not usable for a meaningful portion of the night. The home otherwise was pleasant to stay in, Dan was responsive, and was easy to find. Dan also was kind enough to mail out clothes I had forgotten after our stay.

We had a great stay here. There was 4 adults and 3 teens and there was plenty of space and bathrooms. We didn't have a rental car but this was a perfect space to be able to walk to all the activities and amenities on 10th and 5th. It was also nice that we could get away from the crowds and be able to enjoy some pool time. Dan was super responsive and helpful with suggestions. When we go back to Playa this will definitely be the place if it is available.

Amazing location, walkable to the beach and downtown PDC. Dan was very responsive and recommended drivers, private chef service (a real highlight), and activities. His grounds crew were also great. The house is on a busy street but that did not bother us.

Superbe casa spacieuse et propre. Quartier sécurisé relativement près de tous les services (épicerie à 20 minutes à pied). Pour les activités entre cancun et tulum sur la 307, je vous suggère de prendre le collectivo (station en face du Chedraui) beaucoup moins cher que les taxis et très rapide. Si toutefois vous allez plus loin que Tulum, le collectivo n’est pas très fréquent et le taxi est préférable pour le retour à la maison.

Our family of 6 enjoyed this property. Plenty of room and everything worked properly. We stayed in late June so it was incredibly hot and humid. The air conditioning worked great and kept the house cool. We don’t use the pool at all. We took advantage of the beach clubs in Cozumel, the cenotes nearby, and other tours in the area. We walked to town everyday, sometimes twice per day. It’s an easy walk but takes about 10-15 mins and in the heat you’ll get a little sweaty. I felt safe at all times. Even down dark alleys and late at night. 5th avenue is great. I thought it would be cheesy and annoying but it’s much nicer than we imagined. Good restaurants, some good shops, and lots of great people watching. 10th also had great taco stands and restaurants. The location of this place is perfect if you’re going to interact with the town of Playa.
