The Space

This 3,445 square foot (320 square meter) villa resembles a traditional Mexican hacienda. It consists of two homes within one property, each with separate entrances. The second home is accessible through the backyard door of the main house and is located next to the pool. This layout offers privacy and is ideal for large groups of up to 16 guests.

Located within the upscale, 24/7 guard-gated community of Playacar Phase 1, the villa provides safety along with tranquility for an unforgettable Caribbean Mexico vacation. The property is just one block from the beach and close to downtown Playa del Carmen and the famous 5th Avenue, known for its shops, restaurants, bars, and lively atmosphere. The neighborhood features tropical foliage, pleasant walking paths, and charming streets. A small original Mayan ruins site is visible along the main road.

• The property includes stairs and may not be suitable for guests with limited mobility.
• Being near downtown, some noise such as traffic may be noticeable.
• Additional services are available upon request, including transportation, grocery delivery, tours, dinner reservations, and extra or mid-stay cleaning.
• Electricity is included for stays under 28 nights. For stays of 28 nights or longer, electricity usage is charged at 5 MXN per kWh from day one. Meters are read upon arrival and departure. Please conserve energy by turning off lights and air conditioning when not in use.
• A pack 'n play is available for an additional fee of $10 USD per night, subject to availability.
• Guests must be at least 21 years old to book.
• A signed rental agreement is required upon booking confirmation.
• Official identification may be requested at check-in or during the stay.
• Smoking is strictly prohibited inside the home. Drug use and illegal activities are also forbidden and subject to a $300 fine.
• Noise complaints from neighbors or security will be addressed with warnings and fines up to $500 USD. Noise levels must not exceed 65 decibels.
• Only guests listed in the reservation are permitted on the property.
• Starter essentials such as toilet paper, soap, shower gel, shampoo, paper towels, trash bags, and dishwashing soap are provided but not replenished.
• Guests are responsible for any damages or additional cleaning costs incurred during their stay.
• Pets are not allowed.
• Surveillance cameras are installed outside the property for security purposes.
• Please avoid hanging towels or clothes on balcony or terrace railings.
• Use the provided safe box for valuables; the property is not liable for loss or theft.
• Guests must adhere to all villa rules and acknowledge them upon arrival.
