House Rules

• No parties or events.
• Bachelorette and bachelor groups allowed with prior approval (extra screening required).
• Minimum age 25 unless traveling as a family.
• Verified guests only: Positive Airbnb reviews and ID required.
• All guests must be registered (names and IDs provided 2 weeks before check-in).
• No unauthorized guests or vendors.
• The main renter must be present.
• Occupancy cannot exceed the reservation. Any additions must be approved by the host and are subject to an additional charge of $100 per night plus fees per person.
• No pets.
• No smoking or drugs.
• Quiet hours: 10 PM to 8 AM.
• Daily housekeeping required (included, except holidays).
• Please be considerate of the furniture when decorating; no tape on furniture, lighting, or glitter. Any damages to walls, furniture, or the need for deep cleaning due to glitter will incur extra charges.
• Please do not park in the garage in case we have to have water delivered.
• Any fines resulting from breaking the rules are the responsibility of the renter. Repeated warnings can result in eviction without refund.
• Booking the stay means you agree and abide by the house rules.

Pickleball Court Rules

• Open 9 AM to dusk (court does not have lights).
• Court or tennis shoes only — no sandals, heels, or hard soles.
• Only pickleball paddles and balls allowed.
• No food or drinks (water in spill-proof bottles only).
• Don’t drag furniture or sharp objects across the court.
• Please keep the court clean and report damage immediately.

Safety & Common Sense

• Children must be supervised at all times (pool and jacuzzi are infinity-edge and on the second floor). No floaties in the pool, as it is an infinity-edge pool.
• No standing or sitting on infinity edges; no diving or floaties in the pool.
• Adults only for firepit and fireplace use.
• No rooftop access (tiles and solar panels can be damaged).
• Slippery surfaces: be mindful around pool and showers.
• No climbing on landscaping or rocks.
• No access to owners’ cabinets, closets, garage parking, or rooftop.

Operations & Maintenance

• Large groups may require extra water deliveries (handled by the property manager). The garage must remain available for truck access.
• Security cameras: There are security cameras located on the property: 2 in the garage (for water delivery), a Ring doorbell, and 2 exterior street cameras, one on the street and one on the driveway.
• Our team (gardener, cleaners, pool staff, manager) may visit during your stay for upkeep.

Concierge & Vendors

• All vendors must be booked through our concierge service (included as a courtesy).
• No outside vendors or Airbnb services allowed unless pre-approved.
• Vendor contracts are directly between the guest and provider.

Other Notes

• Construction: Cabo is booming — construction may be present nearby, and some noise is unavoidable. Currently, there is construction across the street and to the left.
• Furniture: Items may occasionally differ from photos due to maintenance or replacement.

Guest Access

Upon arrival, the property manager will meet you on-site to give you a tour of the home. They are available to assist you during your stay.

Community & House Guidelines

• Registered guests only – No unauthorized visitors or vendors.
• Noise – Fines for rule violations are the guest’s responsibility. Repeated issues may result in removal without a refund.

Common-Sense Reminders

• Be courteous to neighbors, especially during quiet hours (10 PM to 8 AM).
• Firepits may only be lit by adults.
• Pool safety – No diving, floaties, or sitting/standing on infinity edges. Kids must be supervised at all times.
• No rooftop access (tiles and solar panels are delicate).
• No access to owners’ closets, cabinets, garage parking, or rooftop areas.
• Floors may be slippery when wet — use caution after swimming or showering.
• No climbing on rocks or landscaping.
• Water supply – For large groups, water may need to be refilled by truck. The manager will handle this (the garage must stay open for access).
• Our team (gardener, cleaners, pool staff, manager) may stop by for regular upkeep during your stay.

Concierge & Vendors

Our concierge service is included as a courtesy. All chefs, spa staff, and other vendors must be booked through them.

• Outside vendors are not permitted.
• Vendor agreements are between you and the provider, not the villa.

• Construction – Cabo is growing! Building may occur nearby, and some noise is possible. Currently, construction is taking place across the street and to the left.
• Furnishings – Décor and furniture may occasionally differ from photos due to maintenance or replacement.

Family & Safety Notes

• Children are welcome but must be fully supervised at all times (the pool and jacuzzi are located on the second floor).
• Adults are responsible for the safety of their group.

Storms & Hurricane Shutters

In the case of bad weather, hurricane shutters may need to be installed. The weather is beyond the host's control, and the host is not responsible for keeping guests informed of weather conditions. Outdoor furniture and decorations may have to be relocated and brought inside the house. Guests cannot remove installed shutters. This can compromise the installation and cause damage. Any damage caused by guests removing these items will be the renter's responsibility.

Utility Services

Utility services, including but not limited to Wi-Fi and electricity, may be interrupted in inclement weather or other events beyond the company's control. A special note on Wi-Fi: Mexico is still a developing country. Villa Vista has made the top upgrades to our internet and Wi-Fi, but occasional outages are beyond our control.
