This cozy studio rental property is situated in the heart of Nicaragua’s Emerald Coast. It is ideal for couples or beachgoers looking for an accessible price. The rental has become a favorite for visiting surfers who enjoy the all-day offshore winds that groom the fast and heavy barrels of Playa Colorado and the rolling peaks of Panga Drops.

At the entrance to the home, set away from the main house to the east, is this in-law studio unit equipped with air conditioning, a bathroom, and a kitchenette. The suite has two twin-sized beds that can be joined and made up as a king upon request, making it suitable for both couples and singles.

An added bonus to this property is access to the home's swimming pool when there are no renters in the main house. A propane-fueled generator provides backup electricity in case of power outages. While the community is secure and the house staff are trustworthy, a large safe is available for added peace of mind.

Please note that the housekeeping staff will handle any laundry, as they are the only ones with access to the washer and dryer in the house. This service is included with your stay.

Food Supplies

The best place to get groceries is La Colonia in Rivas, located 100 meters south of the turn-off for Tola on the right (west) side of the street. While in Rivas, it's also advisable to fill up on fuel, as these are the closest gas stations to your accommodation. We highly recommend stocking up on groceries for your entire stay. Alternatively, inquire about our meal plan and full-service catering options.

• Pili's Kitchen: Located at the Beach Club in front of the Colorado Break, offering a variety of fresh foods, juices, smoothies, and a full bar.
• The Salty Koala: Located in La Joya next to the Eco Casitas, serving amazing Asian cuisine and craft cocktails.
• Casa Ananas: Located above our office, offering authentic Italian cuisine, pizza, and daily international specials.
• Downtown Iguana: Located next to our office/surf shop, serving seafood and authentic Nicaraguan cuisine at a fair price.
• Scoops and Spokes: Offers homemade ice cream, good coffee, baked goods, paninis, and fresh juices.
• Iguana Brewery: Provides sports bar fare and local craft beer.

We have a well-stocked store (NSR Surf Shop) located within the Hacienda Iguana development, offering souvenirs, surf accessories, clothing, beach towels, flip flops, sunscreen, sunglasses, swimsuits, wetsuit vests and tops, rash guards, and more. We also rent scooters, dirt bikes, surfboards, boogie boards, and stand-up paddleboards from this location.

Other businesses in the Hacienda Iguana community include Pure Spa, two small convenience stores with a variety of grocery items, and an ATM on the property. Additional activities in the development include yoga, horseback riding, and in-home massage.

The Riviera commercial plaza is located within half a mile of the Hacienda Iguana entrance, featuring BAC bank with an ATM, a small grocery store with essentials, and Bagels and Bakes, a café with daily home-baked goods and coffee.

Getting Around

This property is located a 2 to 2.5-hour drive from Augusto C. Sandino International Airport in Managua and approximately 4 hours from Liberia Airport in Costa Rica. Most major vehicle rental agencies have locations at the Managua airport, and we recommend making a reservation in advance.

If renting a vehicle, a four-wheel drive is only necessary if you plan to travel to some of the beaches further south in the San Juan del Sur area. If you prefer not to rent a vehicle, we can arrange airport transportation and daily sightseeing/surf trips. Motorcycle and scooter rentals are available, and we can also arrange vehicle and boat transport to other surf breaks in the area. Alamo and National also have rental offices next to Hacienda Iguana.
