Absolutely fantastic stay! We spent Christmas week in Tulum at Franqui’s beautiful home and couldn’t have had a better experience. By far the nicest airbnb I've ever stayed at! The house is stunning— even better than the photos—spotless, modern, thoughtfully designed, and fully equipped for a relaxing stay. We were 5 adults and 2 children, and there was more than enough space for everyone. The en suite bathrooms were a huge plus, beds were comfortable, and the glass walled atrium was gorgeous. We especially loved the pool, hot tub/rooftop, and outdoor kitchen and lounge area, which were perfect for spending time together. The pool actually is larger than it appears in the photos as well which was a nice surprise. The location is ideal, with countless cafes, restaurants, and bars just a short walk away. Communication was seamless—Dennise and Franqui were incredibly responsive and proactive, even helping with trip planning. Book this villa if you’re looking for a perfect stay in town!

We went to Tulum for a bachelorette weekend and stayed at Frankie‘s place. The house is even better than the photos! Everything was nice and clean, and the place includes pretty much everything you need. The concierge was very helpful in getting the decor booked for before we arrived. So that was a nice touch and surprise for the bride. All of the recommendations for transportation and activities were a spot on. The area is very walkable. We went to local cafés for breakfast during the week and they were really great options. I would definitely stay here again.

This house is absolutely beautiful. Looks exactly like the pictures and Frankie and his team were amazing. We had a little issue with our rental car battery dying and we reached out to Frankie and his team and they sent someone right over and they helped us out. We highly recommend this house for your Tulum visit.

What an incredible home! It was clean, spacious, and beautiful. Every room you walk into is incredible. Franqui took great care of us and was very responsive. Gave great recommendations and we absolutely loved the welcome drink and decorations for my bachelorette party! Would love to stay here again!!

We had an amazing stay here with our group of 5! The house was spacious, beautiful, and had everything we needed—plenty of towels, all the appliances, and even soap, shampoo, and body wash provided. The pool was absolutely incredible and loved by both kids and adults, and the rooftop jacuzzi area was perfect and very roomy. One of the best parts was that every bedroom had its own large ensuite bathroom, which made things so much easier for everyone. The neighborhood felt a little questionable at first and the streets could definitely be better maintained, but we felt safe the entire time and had no issues. Franky met us when we arrived (even though we were later than expected), and his team was fantastic—super responsive and quick to resolve anything. For example, when my daughter accidentally locked a bedroom door from the outside, they had it fixed in minutes! Overall, this place exceeded our expectations and we’d definitely recommend it.

Great property and perfect location to walk to all the spots around La Veleta. Perfect for a family trip or a smaller group. I would recommend this property to others.

OUTSTANDING!!! Words cannot express the gratitude I have for Frankie and this whole experience! The process to book was seamless from beginning to end. After booking Denisse sent a welcome message with thorough details and concierge services. The house?? BETTER than the pictures. Clean. Immaculate. Stunning. We didn't want to leave! I definitely recommend a car rental- though most excursions will pick you up no problem. The drive from the airport was literally a straight shot and then Frankie was there to receive us right on time! We hired chef services (we chose Stephane at Tasty Nomads through a referral from Denisse) &all of our dinners at the house had such ambiance! The pool is what really makes the house along with the most perfect rooftop vibe. We spent a lot of time going from the pool to the hot tub and even swinging! Beds were comfy. Showers stayed so hot. The area around is decent. There's some shopping about a 2 min drive away. You could walk though we didnt. 10/10

Franqui was an exceptional host — proactive, kind, and super responsive whenever we had a question. We especially appreciated the complimentary cleaning day provided during our week-long stay — such a thoughtful touch that made our vacation even more relaxing. We also loved the curated list of local restaurants. We tried a few of them, and each one was a hit! The location was ideal — close to everything we needed but still felt peaceful and private. And the kids couldn’t get enough of the pool — it was definitely a highlight for them. Thank you, Franqui, for making our trip so easy and enjoyable. We’d absolutely stay here again and recommend it to anyone looking for a clean, comfortable, and well-located home away from home!

Franqui’s place was amazing! Best location to walk safely to numerous places for coffee, food, drinks, and shopping. The house and pool is a must stay. It makes even more special to have Franqui as a host! Definitely will be back!!!

This was probably the most beautiful Airbnb I have stayed at. Everything in its place is conveniently thought-out and we each loved our rooms. The double-headed showers were perfect for our couple retreat and the kitchen was a pleasure to cook in. Large washrooms, heated pool and stunning rooftop with the hot tub made our nights memorable. Will definitely be back!
