Townhouse #9 is a comfortable two-story, two-bedroom home that offers over 1,500 square feet of living space. Located between two neighborhoods of the Hacienda Iguana beach and golf course community, the townhouse is a short, picturesque walk from the beach and just a few minutes' walk from restaurants and shops.

The townhouse features:

• Two porches and a balcony:
  • A closed porch with an outdoor shower, surf rack, and sink for cleaning fish
  • A porch off the dining room that overlooks the golf course, equipped with rockers and a fan
  • A master bedroom balcony with hammock chairs for evening relaxation

The first floor has an open concept design, with the kitchen flowing into the living and dining room. There is a convenient half bath downstairs. The living room includes a 42-inch TV, a Wi-Fi-ready DVD player, and a selection of videos, books, and games for entertainment.

The kitchen is fully stocked with dishware and upgraded appliances to facilitate cooking or ordering in.

Upstairs, there are two en-suite bedrooms:

• The master bedroom features a king-size bed, a walk-in closet, and a 32-inch Smart TV.
• The second bedroom includes a queen bed and two single beds (trundle bed style).

In total, the house accommodates up to 6 visitors. Air conditioning units are available in the bedrooms and downstairs, along with a pleasant cross breeze when doors and windows are open.

Please note that the housekeeping staff will handle any laundry, as they are the only ones with access to the washer and dryer in the house. This service is included with your stay.

This home is situated within the Hacienda Iguana development, known for its world-class surf breaks. There are four surf breaks within walking distance:

The development also features a beautiful 9-hole golf course that is well-designed, beautifully maintained, and affordable for guests.

Food Supplies

The best place to get groceries is La Colonia in Rivas, located 100 meters south of the turnoff for Tola on the right (west) side of the street. While in Rivas, it is also advisable to refuel, as these are the closest gas stations to your location.

We highly recommend stocking up on groceries for your entire stay. Alternatively, if you prefer not to deal with planning, shopping, and preparing meals, inquire about our meal plan and full-service catering options.

There are several great dining options within the Hacienda Iguana development:

• Pili's Kitchen: Located at the Beach Club in front of the Colorado Break, offering a variety of fresh foods, juices, smoothies, and a full bar.
• The Salty Koala: Located in La Joya next to the Eco Casitas, serving amazing Asian cuisine and craft cocktails.
• Casa Ananas: Above our office, offering authentic Italian cuisine, pizza, and daily international specials.
• Downtown Iguana: Next to our office/surf shop, serving seafood and authentic Nicaraguan cuisine at a fair price.
• Scoops and Spokes: Across the street, known for homemade ice cream, good coffee, baked goods, paninis, and fresh juices.
• Iguana Brewery: A few doors down, offering sports bar fare and local craft beer.

The NSR Surf Shop, located inside the Hacienda Iguana development, offers souvenirs, surf accessories, clothing, beach towels, flip flops, sunscreen, sunglasses, swimsuits, wetsuit vests and tops, rash guards, and more. We also rent scooters, dirt bikes, surfboards, boogie boards, and stand-up paddleboards from this location.

Other businesses in the Hacienda Iguana community include Pure Spa, two small convenience stores with various grocery items, and an ATM located on the property. Additional activities in the development include yoga, horseback riding, and in-home massage services.

The Riviera commercial plaza is located within half a mile of the Hacienda Iguana entrance, featuring:

• BAC bank with an ATM
• A small grocery store with basic supplies
• Bagels and Bakes, a café with daily home-baked goods and coffee

Getting Around

This property is a 2 to 2.5-hour drive from Augusto C. Sandino International Airport in Managua and approximately 4 hours from Liberia Airport in Costa Rica. Most major vehicle rental agencies have locations at the Managua airport, and we recommend making a reservation in advance.

If renting a vehicle, a 4WD is only necessary for traveling to some beaches further south in the San Juan del Sur area. If you prefer not to rent a vehicle, we can arrange airport transportation and daily sightseeing or surf trips. Motorcycle and scooter rentals are available, and we can also arrange vehicle and boat transport to other surf breaks in the area. Additionally, Alamo and National have rental offices next to Hacienda Iguana.
