★★★★★ — An unforgettable family reunion We booked all three Gran Villas for a family reunion with 21 people, and I can't imagine a better setting for it. Jay was a wonderful host from the first message to the last, and the property delivered far beyond what we expected. The villas were genuinely spacious — plenty of room for everyone to spread out, gather, and still have privacy when they wanted it. Every room had A/C, which was an absolute blessing in the Tulum summer heat. The rooms themselves were clean, comfortable, and thoughtfully laid out. The chef and driver services were worth every single cent. Having meals prepared for us and transportation handled turned what could have been a logistical headache into something that felt like a five-star villa retreat. Our group included both English and Spanish speakers, and everyone felt looked after.

Very nice houses, located within a condominium. Each house had its own pool; there were hot tubs, but they didn't work.

We stayed in the Gran Villas for my sister’s bachelorette and it was perfect! Jay, Pili, and the rest of the staff made everything so easy, accommodating, and relaxing for us. The decorator made a beautiful balloon display to surprise my sister when we first arrived. The groceries we ordered were waiting for us upon our arrival, our private chef service was delicious, and the private transportation service made getting around so easy!

Hi Jay! I just wanted to say thank you — the 3 villas were absolutely beautiful and perfect for my birthday trip! Everything was clean, spacious, and well put together. I highly recommend taking advantage of the private chef — the food was amazing. The location is perfect, literally close to everything, and having transportation available made things super easy. The 3 pools were beautiful, and the 24/7 security gave us peace of mind the whole stay. I truly appreciated the hospitality. If you’re coming to Tulum, this is definitely the place to book!

We had a blast at Jay’s villas. We had more than enough space with the reservation. The pools were refreshing and great for us to hang out. We loved that each villa had a great living room for hanging out and a bathroom for most rooms. The location of the villa is a good in between to reach the beach zone as well as downtown. Jay himself was super accommodating and communicative. 10/10 experience.

Jay was an awesome host. The driver Ricardo was amazing. Jay set us up with a yacht rental, the private chef, and had a concierge checking on us. Highly recommend.

Our stay was great, the location was super convenient. The host was incredibly helpful with planning activities and meals with chefs. Overall a great experience.

I loved this place and will come back again. Jay was helpful with responses on changing accommodations. Concierge Nikko was awesome and helpful. One slight thing not hot water for showers, warm to cold but still wouldn’t stop me from giving a 5 star review!

The property is beautiful and private, with a very attentive and helpful staff. We were two families staying with three small children and found the space conducive for everyday activities at the villa, walking into town and getting to the beach within a short driving distance. Would absolutely consider staying again for a future visit to Tulum.
