What a stunning villa, right on the beach about 10 minutes from central Tulum. The location was beautiful, with great snorkelling right off the beach, and it was an easy drive from both the airport and town. The pool was lovely, and the kitchen was incredibly well equipped—genuinely had everything we needed. A special mention to Bernandino and Maria, whose wonderful service as gardener and housekeeper really made the stay memorable. Highly recommended.

We had an amazing stay at this beautiful Airbnb in Tulum! The ocean views were absolutely breathtaking, and waking up to the sound of the waves every morning was unforgettable. The home was clean, comfortable, well-equipped, and exactly as described. The location was peaceful yet close enough to everything we wanted to explore. It was the perfect place to relax and enjoy our vacation. The only downside had nothing to do with the property itself—the beach had quite a bit of sargassum during this time of year, which made swimming less enjoyable. Fortunately, the staff worked hard every morning to clean up as much of it as possible, and we really appreciated their effort. Thanks to them, we were still able to spend time on and enjoy the beach despite the seasonal seaweed. Overall, we had a fantastic experience and would absolutely stay here again. Great villa - stayed with family to celebrate two birthdays. Good location right on the beach with a pool… kept the kids more than busy! Large, private lot, like having your own beach. About 10 mins to town for restaurants about 25 mins to hotel zone, great grocery stores nearby. Would recommend and stay again.

Everything was excellent

My family and I had an amazing week at Nick’s place. We kayak, snorkeled, ate amazing too and slept well. Bernardino and Maria were so kind and amazing at what they do. My one and only complaint would be that there is a musty smell to the house. I suspect if they replaced the rug in the living room it may improve. Otherwise perfecto!

Great quiet location on a great beach, house was great for our family. Rhett was very helpful with recommendations, and Rhett and Bernardino were very responsive and helpful when we had any issues. Definitely recommend

Casa Rosa was an absolute paradise! It was the perfect setting for a vacation with friends, right on the beach, and the caretakers Maria and Bernardino were so lovely and helpful. And they are amazing chefs! They cooked for us one night -- incredible pollo pibil, sopa de lima, and caramel flan. Going off one of the recommendations in the guest book, we hired Juan Santos to drive us around and he was the best! Friendly, a great host, and full of local knowledge -- he suggested Cenote Sac Actun and Cenote Zemway and we were blown away by their beauty. Highly recommend this house for your trip to Tulum!

Absolutely perfect for our family getaway. It was wonderful to have Bernadino and Maria taking care of us. The beach and property were amazing, and the kiddos loved the swings and sand toys. We'd love to come stay again!

Stunning villa located in a quiet but convenient part of Tulum. The beach area and pool remained pristine thanks to the onsite grounds keeper (although he’s much more than that) and the casa remained clean thanks to Maria who was also inside daily except for their days off. They both prepared us two amazing meals upon request and were attentive to whatever we needed. The house itself was spacious, thoughtfully stocked and decorated and had several hang out areas to get away or come together as a larger group! The place also comes with an on call property manager who stopped by to introduce himself and was very helpful and informative. Overall great experience and only complaint is we wish we had stayed longer!

Casa Rosa is amazing! We had such a great time on our recent family vacation there! The kids enjoyed the private beach and the awesome pool. We met Rhett, the manager, who was really welcoming and provided great tips. The staff, Maria and Bernardino are so kind and are very good at their jobs. The location is perfect and the house is really well maintained. We will be back!

I rented this home for a family trip with four couples- it worked out MARVELOUSLY. Maria and Bernardino are excellent and proactive, the home was comfortable and spotless, and the area was stunning. The recommendations by the host were outstanding- the cenotes and grocery delivery were 10/10.
