5BR Villa in Tulum

I wish I could rate another way to give it a 4.9 because I enjoyed my stay in Tulum but we did have a few mishaps such as wifi not working the entire week which made it hard to communicate with loved ones back home BUT it was due to a storm that hit the same night we checked in so it was out of their control which I understand. Denisse was super responsive and she sent Frankie out right away with anything we needed assistance with. I would highly recommend this home it was beautiful, super clean, and very spacious.

The house was as described, spacious and clean. As is the case I’m most of Tulum the road outside was unmade and rough, also building work going on in the area. However we were not disturbed by the works. The pool area is good and the pool is lovely and clean. Overall the house was good for our large family group, but some items were a little tired, some locks did not work and the kitchen equipment was old. The host was great and really responsive. The location is about a 20-30 min walk from the main strip, however we ate mainly in La Veleta, where the restaurants were great and close by.

Denisse was a great host. Very friendly and attentive. However, prior to booking I inquired about the passageways between each level. The bottom level entrance is separate, actually requires one to walk down the driveway around the corner. Doesn’t feel safe for a girls trip. Especially since the the house is located in a dark gravel road with many of semifinished homes. The house itself was nice and clean, we enjoyed the pool, but we didn’t feel safe at bedtime. Definitely don’t expect to walk anywhere after sunset.

Each level of the property is connected by a staircase, which takes you from one floor to the other as any other building, you don't have to leave the Villa for that, I don't know why the guest refers in her comment when she said she has to go around the corner, because is not true. -Each level is separated by floors, which are clearly specified in our description and supported by photos. The first time someone doesn't really understand how a three-story building works. - The street conditions, are not related to my property, as you could see most of Tulum is that way, maybe you were expecting something more city-like. This is a recently developed town, and most of the city areas are rustic and new. That's the essence of this town. - Our neighborhood is not unsafe at all, we have never had any problems in almost 6 years of living here, otherwise, other guests would have said the same thing regarding this matter. However, you can walk to cafes and restaurants that are 3 blocks away from us, people around here do it all the time. - All the houses on our block are finished, we don't have any construction nearby. However, this town (Tulum) has a lot of developing areas, it does not depend on us if other houses are finished or not. - If you never felt safe even when we have electric fences around the property and cameras looking at the street, you should had mention something on your first night, or at least call the Airbnb support team to be relocated. It's very odd to us, that when we went to the villa to do the free cleaning offered, which you kindly accepted, you had never mentioned any of these things that you highlighted in your review. I would have been the first person to recommend to you call their support team and ask for help. This review and score is such a surprise to us after the guest only said good things about the villa and us during her stay.

This was my best Air BnB experience ever. The house was perfect for our family of 10 introverts - comfortable community spaces for gathering, and enough privacy for retreating. The kitchens were incredible and made cooking fun. The pool was the perfect respite from the heat. Everything was sparkling clean when we arrived, and the owner had cleaners come mid-week to keep it that way. Denisse was very responsive to my continual questions as we prepared for the trip, but Franqui was the most amazing host/owner ever. He was absolutely welcoming and kind, full of contacts and recommendations. He checked in on us to make sure all was well, and he responded immediately to an overflowing a/c unit. Because the house is ~3 km from the town center/beach, guests will want to rent a car/motos/bicycles. Taxis are too expensive in Tulúm. The only thing that wasn’t perfect was the availability of bikes - none, although the listing says they have a few. Gracias Denisse y Franqui!

The pictures are exactly what it is. It’s spacious and beautiful. The yard is a little tight but the pool is big enough for 8 kids 14y-2y. It’s safe & the yard is enclosed. There is construction across the street but did not affect us at all! We didn’t notice any noise. Each floor is its own apartment with kitchen and bedrooms. Main floor has a dining room with tv but no living room so it made it a little difficult to have the little kids in the same area and allow adults to still hang out. You can’t get to the pool from the main floor, you have to walk around. We didn’t mind it much after the first day and it began to feel like an extra safety measure with the little kids. There is a bathroom for the pool area (Up a flight of stairs and the ground floor apartment is right there too) also an outdoor shower. Our host was incredibly responsive. We had a few issues and they addressed them right away and never made us feel like we bothered them. We would love to come back again!!

Denisse and Franklin (co-host) were incredibly kind and responsive. Each day, they could provide recommendations and services for the house (such as cleaning in the middle of the week). The house had plenty of social spaces, including a great rooftop. The distance to Tulum main town and to the beach is not walkable, but the hosts made it very easy to organize transport. The area around the house has some good restaurants, spas, shops and food stores. We really enjoyed our stay, thank you!

The place was as described. Once you enter the main gate it’s 3 separate apartments, each having their own door and key with their own kitchen and 2 bathrooms. There’s was plenty to eat and drink walking distance from the home. I would suggest picking up a few groceries on the first day. They had an amazing grill that could have been useful if we were more prepared. However, I requested a few items and the host made sure to have them delivered to us. The pool was perfect. We were a group of 9 people (four couples plus 1 wing man 😜) and everyone had their own space comfortably. The host was very responsive. The entire weekend they responded within minutes of me sending them messages via Airbnb. I would definitely return and rent a vehicle next time just to have a little bit more freedom to move around but otherwise it was great.
