Beautiful home which had everything we needed for a family of 7. Definitely need a golf cart as it is a bit of a ride to town. I recommend making arrangements to have your luggage picked up at airport upon your arrival
This place was beautiful!! Loved my stay so much. Everything you can think of for a comfortable stay, he had. I would come back to this location in a heartbeat.
Derek's home was beautiful! Very spacious, comfortable, and well decorated. We enjoyed everything about this home from the games in the table to the beautiful rooftop seating. I would definitely stay again and recommend!

We had a wonderful stay at this beautiful house, a perfect space for our family of four (kids aged 9 and 10). The pool looking out to the beach was fantastic, and the well-appointed kitchen made it easy to cook some meals at home. The house stayed cool with excellent air conditioning, the beds were comfortable, and the bathrooms were great. Derek was a fantastic host, flexible, accommodating, and friendly with excellent local recommendations and Jose met us at check-in and helped during our stay, which was so reassuring. Helpful tip: don’t forget your bug spray! We would definitely stay here again on a return trip to Belize.
Beautiful home in desperate need of maintenance. My in-laws fell down the stairs when the handrail gave out. The cables under the handrail were held in place by aluminum foil, not secured The lower level "bedroom" isn't; it just is not a bedroom. There wasn't any dresser or closet The grill is a rusted hunk of scrap metal, not usable The maintenance man is full of excuses about the house's standards; he attempted to charge us to fix the handrails on the staircase. The stairs caused many falls and trips during our stay The rooftop balcony access is rusted shut and unusable for anyone but the main bedroom, effectively locking the family out of using it after the grandparents went to bed early Not enough chairs or a place for everyone to actually eat meals The oven doesn't work properly; it won't get hotter than 138F, and on broil it instantly spikes to 550F The LEDs were mentioned in the instructions, but never worked properly 2 bedrooms share a jack-n-jill bathroom Beds were comfortable

Thank you for your feedback. We're glad you found the beds comfortable, though we're sorry the stay did not meet your expectations. Safety is extremely important to us. After your report, the handrail was inspected and repaired immediately after being damaged by a guest. However, the statement that it was "held together by aluminum foil" is simply not accurate, and we would never charge a guest for repairs related to normal maintenance. We regret if there was any misunderstanding during your interaction with our maintenance team. Our home is a multi-level property with several staircases, and the listing and photos clearly reflect this. Guests should consider whether the home's layout is appropriate for the mobility needs of everyone in their group before booking. Several of the other concerns mentioned relate to features that are accurately represented in our listing. The lower-level bedroom, the Jack-and-Jill bathroom, and the dining setup are all shown in our photos and described so guests know what to expect before booking. We also want to clarify that the rooftop deck has three separate access points, all constructed with wood rather than metal, so they cannot rust shut. We were not made aware of any concerns regarding access during your stay and would have been happy to assist had we been notified. Similarly, we were not informed of any issues with the oven, grill, or LED lighting during your stay. We did inspect them after your departure and everything was working properly. Had we been made aware, we would have promptly inspected and addressed any maintenance concerns during your stay. We appreciate all feedback and continually maintain and improve our home. We wish you the very best in your future travels.
My family had a blast staying here. We used the fishing and golf cart people that he suggested and they were incredible as well. We had 8 people in the house and there was plenty of room. It was close to a few places like Secret Beach and Truck Yard. Would defiantly stay again.
We stayed here for 9 days as two families and had a wonderful experience. The house is spacious, comfortable, and perfect for larger groups. The pool and oceanfront location are beautiful, and the host was very responsive and helpful throughout our stay. The seaweed made it difficult to enjoy the water directly from the property, but that’s nature and beyond anyone’s control. We made the most of our trip with snorkeling excursions and an unforgettable visit to the ATM Cave on the mainland. A special shoutout to Chef Sarita, who was recommended by the host—our private dinner was one of the highlights of the trip. One small note: the bedding sheets are 100% polyester, which may not suit everyone. If you’re particular about bedding, consider bringing your own sheets. Secret Beach is about a 20–25 minute golf cart ride away and was our favorite beach spot during the stay. Overall, a beautiful property and a great place to stay in San Pedro.
First, I want to thank Derek and him team again for allowing us to stay at such a beautiful space! The pictures do no justice! From views to having everything you need to feel like you are at home! Jose is one of the best hosts I ever experienced at an AiRBnb. He gives great recommendations and is there to help. And the private Chef..AMAZING! We hired the private Chef twice! Some may say Two Tree is pricey, but if you want an experience with a peaceful view, it is worth it! See you guys again, but during lobster and conch season😬

We chose to stay at Derek’s place for our family trip to ambergris caye and we are very happy we did. His place is located just north of San Pedro which was a perfect location. It was easy enough to drive by golf cart to bars/restaurants but also very quiet and peaceful. There is a restaurant called Shaggy’s one block away, which was great. Derek provides a list of recommendations for various things like meals, massages, golf cart rental and much more. He was always responsive and helpful. The property manager Jose was wonderful as well. He showed us around when we arrived and quickly responded when we locked ourselves out of one of the bedrooms. The house was amazing! So many places to hang outside and enjoy the sunshine. The pool was perfect. The dock was a great place to watch the sunrise and drink my morning coffee. Inside, everything was very nice as well. The bedrooms were spacious, kitchen had everything you could need, bathrooms were spotless. I highly recommend Derek’s place!
I went to Two Tree Belize with a group of friends and our stay was incredible! The home is private and about a 25 minute golf cart ride from town, but we honestly enjoyed the location and being away from the busy downtown! We were close to Secret Beach and got to enjoy our own private pool, beach and water activities right in the backyard. The home itself is beautiful, very well kept and comfortable with gorgeous views. Derek and his team frequently checked in on us and were readily available for any requests we had. We will definitely be back and this property will be top of our list!
