The view from this house is absolutely amazing and is by far its biggest selling point. If you’re looking for a place to relax and enjoy incredible scenery, it’s hard to beat. That said, there are a few things to be aware of. The house is quite far from the beach, and the road leading to it is rough. The entrance and driveway are the worst part, so I highly recommend having a 4x4 vehicle. The house provided bath towels, but there weren’t enough for our group of eight. We were also only given four pool towels, which wasn’t sufficient. There were a few maintenance issues that should be addressed. There was an ant infestation, and the air conditioning unit in the bedroom with the multiple beds leaked onto the kids’ pillows. One thing that felt uncomfortable was the outdoor security camera in the pool area, as it appeared to be pointing toward the house, which made us feel like we had less privacy. Overall, this house is all about the view—it truly is spectacular. If I were to book it

Thank you for your feedback. We’re glad you enjoyed the breathtaking ocean views—they’re truly one of the things our guests love most. We’d like to clarify a few points for future guests. While the reservation was for 8 guests, your group arrived with 12 guests without prior approval. Our home is designed and stocked for up to 8 guests, and we provided towels for the home’s maximum occupancy, plus extras, and did our best to accommodate everyone. Regarding the location, our listing clearly describes the property as a hilltop home with panoramic ocean views, not a beachfront property. The nearest beach is approximately 7 minutes away by car, with several of San Juan del Sur’s most popular beaches just 10–15 minutes away. A 4x4 vehicle is not required to access the home. While the final section of the road is gravel, most guests reach the property without any issues in standard vehicles. During the rainy season, however, a 4x4 may provide additional peace of mind. We also take guest privacy very seriously. All exterior security cameras are fully disclosed in our listing. The camera in question is mounted on the terrace for security purposes only and is not positioned to monitor indoor spaces or the swimming pool. Regarding the air conditioning, we found that one unit temporarily froze after being left running continuously throughout the week, which caused condensation to drip. This was not a mechanical failure and was resolved after the stay. Although the extended operation significantly increased electricity usage, we did not charge any additional fees. As for the ants, we live in a tropical environment where occasional insects can appear despite regular pest control. We nevertheless treated the property again immediately after your departure to ensure the home remained in excellent condition. Thank you again for staying with us. everything was great. Wonderful view, great communication by grethel, and dont need a 4x4. My family and i really enjoyed the pool. Only thing we didnt feel comfortable with is the camera right in patio area near pool (preferred a little more privacy) but besides that we really enjoyed it

We had an amazing stay! The house was clean, comfortable, and exactly what we needed for a relaxing trip. The pool was a nice, and the views were absolutely beautiful, especially in the morning and around sunset. The location made it easy to enjoy the home while still having quick access to town. Would definitely stay here again!

This place deserves a 15 on a scale from 1 to 10 for location! It is a rare gem, nearby of the best beaches in San Juan like Madera and the city. This was the perfect family-friendly spot. I was taken aback by the breathtaking views from the terrace. It’s more beautiful in the real life than the pictures. Our host Grethel was attentive and made sure everything was in order for our arrival. Had an amazing stay! The house was spotless. We would definitely stay again.

We loved this house! Very clean, very comfortable and super well equipped. Communication was excellent from start to finish. The support staff were very friendly and helpful. The pool and spectacular green area and the view are not to be missed. We will definitely be back.

My family loved Grethel's house. It's beautiful. We felt right at home. It has a spectacular view. Everything is the same as seen in the photos. Everything was clean and tidy. We will definitely be back soon. I recommend it 💯❤️
