Zoby was very helpful with everything from helping us book 2 amazing tours (both by her recommendation) to making sure we were picked up and dropped off at the airport in San Pedro. She gave us a tour of the Villa upon arrival and was always responsive to our messages. The grounds crew kept the beach and pool clean and the grounds were very well kept. The security was friendly and made us feel safe at night! The Villa was beautiful and spacious (Villa 3) and we would definitely stay again. It's about a 20 min golf cart ride to downtown San Pedro but there are grocery stores and restaurants all along the way.

The place was beautiful. We had an amazing time. The staff, notably Zoby, went above and beyond on all occasions. We highly recommend staying there and we would return ourselves.

This place exceeded our expectations. It was a great location, close to what San Pedro has to offer but far enough away to make this stay peaceful and restful. Zobie was wonderful and very attentive and responsive throughout our stay. We loved played pickleball and tennis, swimming in the pool, and enjoying the outdoor veranda.

Beautiful large house with nice amenities. About 3 miles from town so a golf cart was a necessity. We got picked up right at the dock for dinner & fishing. This was 1 of 6 houses situated around the pool, but still very private and quiet. Everything was well maintained. Zoby, the property manager, was wonderful and arranged excursions and gave great recommendations.

The house was very nice and Zoby our concierge took great care of us. If you’re looking for a spot away from the noise and crowds of town, this is a great choice.

WOW, this place was amazing. Plenty of room for six adults. Peaceful and the pool was without a doubt the crown jewel. Zoby was great and a wealth of information for us.. this was our first time in San Padro and this location isn’t far from Secret Beach or The Truck Stop. Hopefully this place will available when we return..

Villa Serenity offers the perfect blend of a private house and resort-like amenities. Upon booking, I was contacted by the concierge, Zoby, who went above and beyond to ensure our smooth arrival. The house was equipped with everything we needed and more. The well-appointed kitchen allowed us to cook several breakfasts and dinners effortlessly. The villa is comfortable and roomy. It’s decorated nicely and has a fully furnished kitchen. All you need to bring is food and drinks. The location was very beautiful. We especially loved the sunrises on the deck

Our stay at this beach house in San Pedro was absolutely fantastic. The house was thoughtfully designed, with plenty of space for everyone to spread out. The kids loved having the entire downstairs to themselves, while the two adult couples appreciated the privacy of having rooms on opposite sides of the house. It was such a comfortable layout—no one felt cramped, and everyone had their own space to relax. The beds were incredibly comfortable, and the spacious showers were a nice touch. The free access to the private pier, kayaks, and pool added to the experience—we spent so much time enjoying these amenities. Being slightly outside of town was a big plus. It was peaceful and uncrowded, but still close enough to head into town or visit Secret Beach without hassle. The staff that Nick uses—Zoby and Jonathan—were exceptional. They helped with everything we needed, from arranging golf cart rentals to organizing rides to and from the airport. Jonathan even connected us with his brothers,

Nick and Zoby are amazing hosts. The property was fantastic, they took care of everything from transportation to booking excursions, and they were friendly and attentive. I highly recommend this property for your stay.

My family (7 adults, 14-month-old grandson) stayed at Serenity Villa (#3) for 5 nights. I highly recommend booking Seascape. Everyone was incredibly nice and helpful. Before our arrival, Zoby provided information about golf carts, patiently answered my many questions, booked our snorkeling excursions, and on their own initiative installed netting and an infant gate on the second floor so our grandson could safely scamper around! Jonathan fixed the water heater’s pilot light within 10 minutes of a call at 8:00 p.m. The manager, Nick, was flexible on late check-out, and the staff arranges for and includes in the rental price roundtrip transportation from San Pedro. The villa’s 3 bedrooms and 3.5 bathrooms are spacious, the kitchen had everything needed to cook full meals, the landscaping and pool were absolutely beautiful, peaceful, and private, and the beach was cleaned daily . You are 20 minutes from San Pedro but we preferred the peaceful and private feel of Seascape. Thanks!

Second time staying at SeaScape Villas. Great location north of town and the office manager is amazing to work with.

Villa 3 was perfect for our group of 7 adults. The pool is gorgeous and we loved sitting on the pier on the beach. The location is great - felt very private and relaxing but there were plenty of restaurants, stores, and bars nearby. Zoby was super helpful and responsive. She arranged our transportation to and from the airport, had golf carts ready for us for the week, and recommended 2 fabulous excursions. She always made sure we had plenty of drinking water and checked to see if we wanted housekeeping. She was great! Nick was also very nice and recommended great restaurants. We loved San Pedro and would definitely stay here again.

We absolutely loved this villa. It was very roomy and had everything we needed. It was a little north of town, but we loved how quiet it was and didn't mind the drive Everyone from the concierge to the housekeeper to the maintnenace worker were super helpful and friendly. I would highly recommend this villa.

The Villa and grounds are absolutely beautiful. We felt very safe and all staff were very helpful and accommodating. Nick and Zoby were very friendly and checked in to ensure everything was great for our group. It is a bit of a drive to get into San Pedro for activities but we preferred the privacy and serenity of the Villa to staying in town. Amazing vacation and accommodations!

Exactly as advertised…..Great island vibe, very tropical feeling. Stunning view and beautiful clean, clear pool. Zoby, Jonathan. Nick and Maria took such great care of us from check in to departure. Super friendly and helpful from booking excursions and golf cart to tour, dinner, and chef recommendations. Maria even decorated the house for my daughter’s birthday!!! A beautiful place, but the friendliness and attentiveness of the staff made it an exceptional stay!

Nick and thewhole staff were friendly and went above and beyond. I have nothing bad to say and enjoyed my stay. The only thing to watch out for is the booking sites do not include the resort fee. So you may think you're paid but end up owing upon check in

Seascape Villa was just perfect for the 8 of us. There were plenty of space to hang out and the kids really enjoyed the swimming pool. They provided plenty of amenities including drinking water for the whole duration of our stay. Lots of bath soaps and shampoo, and the kitchen is well stocked with plates, cooking utensils, pots and pans. The concierge helped us with Tropic Air flight reservation from Belize City to San Pedro, and arranged a taxi for us to get to the Villa. They also arranged the golf cart rentals and took care of an issue we had with the golf cart. The private dock was very nice for fishing and get picked up for our excursions. There was water issue but they took care of it immediately. Overall we had a great stay and couldn’t be any happier with the service. Thank you!

Great location if you are looking to spend a significant amount of time at secret beach. It is well north of "downtown" San Pedro. If you are familiar with the island, it is just past the transition from paved road to hard pack. The Villa is very large in size, including 3 separate suites. It does have a dock so you can easily choose to be picked up for tours and such via boat. Grounds and pool are very well maintained and provided for a nice area to relax near water since the island is experiencing the sargassum problem.

This place was even more beautiful than the pictures. Great pool and beach view. Very private and uncrowded. Tons of room inside (we had 8 adults) and everything you might need in the kitchen, bathroom and living spaces; even laundry. Nick and Lups were both fantastic about answering any questions and providing lots of local advice, including where to get the best cinnamon rolls for breakfast. Would definitely stay here again.

Absolutely beautiful place!! So convenient and clean!

This is a clean, enjoyable place to stay. Good amenities and friendly staff. There is daily groundskeeping and overnight security. Lupe helps expedite the check-in and check-out process and quickly and professionally resolves any concerns.
