Amazing stay at Jerome’s Villa. We were 10 guys celebrating my bachelor for one week. The villa has everything you need, well placed in Tulum. The services provided by the cleaning lady were great. The host was very responsive to communication and always able to help out. Would definitely go back and would recommend to others !!

I spent my 30th birthday here at Hacienda 21 & we were a total of 14 people. The villa was so beautiful & all of the rooms were so spacious. The property is even more beautiful in person! It was giving Tulum. Mauricio is the perfect host & made us feel welcome from the moment we arrived. He helped me plan many activities including transportation, beach club reservations, dinner reservations, & a private chef at the villa. He gave us recommendations & was always available whenever we needed him. Conchi was super sweet! She made sure our rooms & the entire villa was spotless & clean at all times. The pool guy did an outstanding job keeping it clean & inviting every day. We also loved the gym. Mauricio & Conchi made sure we had everything we needed. Thank you all for making our trip so enjoyable & memorable. We truly appreciate all of the care and attention from everyone involved. We would happily stay here again & highly recommend Hacienda 21 to everyone!! 5 stars :) ⭐️⭐️⭐️⭐️⭐️

I cannot say enough great things about our stay at Hacienda 21. We were there with a group to celebrate 40th birthdays. Starting weeks before our trip, we were engaged with Jerome and his team to plan the best trip. We wanted to take care of everything ahead of time, so nobody had to worry about anything once they arrived- from food to transportation to day trips and local recommendations. We were taken care of, and if anything came up, the team was incredibly quick to respond. The place itself was a fantastic balance of privacy for all our friends, but communal spaces to connect and have fun. The fantastic A/C in the rooms was a lifesaver! The location was also perfect for our group- so many places to walk to including restaurants, bars, cafes and shops. Our whole group felt safe the entire time, even those that have never traveled abroad before.

Went for a corporate offsite for a small team; perfect for that. Solid and stable internet (except for about 5 minutes one day), good location close to the main street of La Veleta, parking outside, and nice bedrooms and bathrooms. Perfect for teams up to 10 people that are interested in Tulum as a destination. Some issues with noise at night from a neighboring bar and/or neighbor (not sure which, but music basically going all night long well past 4am that you could hear from all the left side units even through the door), however, but that may be a problem around a lot of blocks in La Veleta near the main street - just a heads up. Didn't make use of any services (chef, planning, etc) so can't speak to any of that. Pool isn't heated which is a little bit of a bummer in the winter season since it's a bit cold. Gym with an actual rack is a nice touch.

Celebrated my 30th birthday here with 16 others!! It was such a wonderful stay! At first we were concerned it was too hot at the place but they have ac units in each room and once you turn it on snowflake mode and give it 30 minutes the rooms were comfortable. The staff were very accommodating every day and we were never left without any service. The maid comes every day to make sure the area is clean and orderly. The location is great with walkable restaurants. Great breakfast spots nearby! The catering staff Jungle Kitchen is 100% worth it!! We did a brunch, tacos spread, and a Mexican buffet dinner! The pool was kept clean every day and the extra services paid for were on time and so lovely. We did a sound healing service with Chris and my group raves about it still! We also had massages and facials with an amazing group of massage therapists! Mauricio, Gargi, Conchy, and owner Jerome are doing a wonderful job! We can’t wait to come back! ✨☀️🙌

If I could give this place 6 stars, I would. The home is GORGEOUS. Mauricio is a dream and made our stay so wonderful. They were able to help us secure a chef, massages, daily transportation, and even a stellar yacht. If you’re considering staying here, do not think twice.

Mauricio was an amazing host! He ensured that we were comfortable and safe. I would highly recommend this Airbnb for folks traveling with a big group! Very clean, secure, near by the nightlife and main strip. I’m thankful Mauricio and team assisted us while we were there. I will definitely be back!

Just got back from an unforgettable stay at Hacienda 21 in Tulum with a group of 15 guys—and I can confidently say it exceeded all expectations. From the moment we arrived, the service was top-tier. Every single day, without fail, the staff went above and beyond—rooms were spotless, dishes were done like magic, and the pool was crystal clear by morning. It honestly felt like we were staying at a private resort. The property itself is stunning, with the perfect mix of laid-back Tulum vibes and high-end touches. Plenty of space for the whole crew to relax, hang, and celebrate. Whether we were enjoying the pool, lounging around the property, or heading out for the night, Hacienda 21 was the ideal home base. Can’t recommend this place enough for big groups looking to live it up in style. Unreal experience from start to finish.

Knocked it out of the park. The house is an amazing escape, truly wonderful. Our group of 9 had plenty of space. The hosts communicated early and often, helped us booked things like massages and AMAZING chefs at the house, made sure everything at the house was to our satisfaction, and kept the house clean. Not only would I stay at this house or another property, I'd check here first if coming back to Tulum with a group. 5 star experience.

Amazing space for large groups or those celebrating something! Lots of restaurants & stores in walking distance. Host was terrific!

Jerome and Mauricio are all-star hosts! We had 15 family members stay here during our wedding weekend and everyone absolutely loved it. The space itself is gorgeous and true to the pictures. The outdoor greenery and the elegant jungle vibe in the bedrooms are just stunning. The communal kitchen allowed everyone to hangout just as we’d hoped. But beyond all of that what really sets this place apart is their attention and dedication to service. Super responsive, kind, warm and welcoming! As with any place, there are tiny things one could improve, like screens on the doors or better dehumidifiers for the dampness, but honestly, when you put it all on the balance there’s only good things to say. I kept wondering how they had such high reviews. Then my dads car broke down. Jerome personally drove to help them, and waited two hours with them until the rental car company gave them a new car. That’s the level we’re talking about here! Incredible people, 1000% recommend!

This was the perfect venue for a corporate retreat. Not only was it beautiful, but the concierge service and the catering was stellar. Thank you, Mauricio and Jerome, for a wonderful stay.

I came with a group of 16 and had the BEST time at Hacienda 21. The place is so clean, spacious, and just perfect for a big party. Jerome and Mauricio were so friendly, responsive and accommodating. Mauricio the property manager helped us organize meals with a private chef, which was the BEST food (literally everyone still raves about it) and helped us book Tulum excursions. He even greeted us at the airbnb and brought us pastries on our way out. Jerome was super responsive and SO flexible with our requests. There were also security every night and cleaning staff every day that made us feel so safe and comfortable during the entire stay. When traveling, there are some things that can feel stressful but Jerome, Mauricio, and the rest of the staff really went above and beyond making the whole experience so enjoyable and memorable. I highly recommend staying here and can't wait to come back!
