We spent two fantastic weeks in the house. It’s spacious enough to accommodate 16 people. Each couple had their own bathroom and a lovely view of the coconut palms and the sea. The teenagers were happy to share the two dormitories. We particularly enjoyed the cooking of Chef Kim and his son. We simply had to arrange a time for meals and they prepared delicious brunches and dinners featuring traditional dishes and plenty of fresh fruit. The only downsides were: - the sargassum seaweed, which prevented us from swimming and turned the sea water brown. Unfortunately, the whole coastline was overrun with it this summer. - On two occasions, there was no hot water in the showers when we returned from an excursion, and the toilets downstairs were blocked. Apparently this happens often because the pipes are too small in Mexico. Fortunately, Maria was always there to help us and find a solution. Despite this, we really did have a wonderful holiday and we hope to be able to come back one day!

10/10 stay at Juan’s place! Great value for the price. We were a group of 13 adults for my bachelorette and had a great time. Nice big communal spaces for everyone to hang out. The upstairs couches have fold out beds fyi (not sure about the downstairs couch). Communication was easy and quick. We had an issue with one of the AC units the first night that was promptly fixed. The cleaning staff were great. Highly recommend chef Kim’s services! He also helped us arrange transportation for a couple excursions. Of note the sargassum was pretty bad on the beach the first week of August. I’d been to Playacar in the past and the water was beautifulllll, so I was a bit disappointed with the sargassum. There are beach chairs and umbrellas with a wagon for use which was nice!

We enjoyed the house, which had everything needed to cook for 12 or more. Pleasant pool We liked the turtles coming to lay their eggs, but unfortunately they were very bothered by the abundant sargassum. It was a lovely stay with the family Thanks also to Maria for her kindness, availability, and efficiency.

House was great, small problem with one of the AC units but that was fixed right away. We stayed in the middle of July so the seaweed was bad but that’s no fault of the host. Overall a great experience!

Had a great stay! From the start, Juan was responsive and proactive about communicating. We were able to order items from Walmart in advance of our stay, and Juan and his team took care of accepting the order and putting everything away for us. Upon our arrival, a staff member greeted us to see if there was anything we needed. It felt very welcoming! Chef Kim was so nice and professional. He did grocery shopping for us and cooked most of our meals - which were quite honestly our favorite meals of the trip! The Villa itself is lovely and perfect for a large group. It’s just a quick taxi ride to 5th avenue and walkable to the ferry that takes you to Cozumel. There is also a beach that is a 2 minute walk down the road. Taxis are readily available through contacting the front gate and arrive in less than 5 minutes - even for a large group. 10/10 recommend!

This house, at one time, was absolutely stunning, but sadly, is now in need of some TLC and updates. That being said, the place is perfect for a large family gathering and our three families had plenty of space. The house is very clean and Maria and her cleaning crew are great, we felt like kings and queens. Our chef, Evelyn was outstanding and made the best key lime pie for our patriarch's 75th birthday party. Overall it was great and we all had a ball. One of our family members stated it was not " luxury" and as stated, the house could use some tweaks, but she is a half empty rather than half full kind of person. She was disappointed in some inconveniences, like hot water taking a while. A leak in the dining area that the crew was trying to address. So if you are a picky person and expecting the Four Seasons, this is not your place, but if you understand this is still a third world country and you want a great family time with lots of space and fun , this is your dream place.

We had a fantastic time at this villa! It was perfect- right on the beach and with a pool. We went with 8 adults and 4 children and had the best time here! We also loved Chef Kim. He made the most delicious food, and he catered to the kid's picky tastes too! Maria and the housekeeping team were great, and the gate attendants did a great job too! The house is right on the beach, and we were there when sea turtles lay eggs- one even laid on the property! It's also near amazing places to check out like Tulum, Akumal, and Cenote Azul. It was the best little spot. Thank you all so much!

Extremely comfortable and pleasant. It's definitely an amazing place to stay if you're traveling in a large group. Chef Kim is a must! The value for money of both the service and the accommodation in general is wonderful. As a personal recommendation for those who read this, make the most of all the amenities in the house. It really makes the difference between a nice house and one that is enjoyable.

Overall enjoyed our time. Pros: Our family of 8 (2 grandparents, 2 parents, and 4 kids) had plenty of room. We loved the pool and the living room set up. Hiring the chef was a great touch (ended up cheaper than if we would’ve walked to nearby restaurants and much cheaper than the hassle of getting transportation for all of us to restaurants). Staff onsite was great. Cons: - The seaweed was horrible. Obviously nothing the host could’ve controlled but it made the idea of beachfront obsolete. We couldn’t even dip a toe in the water, it was so thick on the shore and for many yards into the water. Sucked having to even see the brown water every day even from balcony views - for some reason, they’d randomly turn off the water without telling us. They did this late the night before we had to leave so my daughter noticed around 10pm then we all figured it out around 7am when getting ready to leave for airport. I messaged the staff and she turned it on ~10 min later but was too late by then.

We completely understand your frustration, as the beach is a very important part of the stay. Sargassum is unfortunately a natural and seasonal situation in the Riviera Maya, and it can change from one day to the next depending on weather and ocean currents. While it is outside of our control, we do our best to maintain the property and beach area as well as possible. For the water at the house we don`t turn it on and off, we suffered an electrical current variance that turned it off automatically. Our team is available almost 24/7, at a detached house, Im happy we responded fast when we where informed, sorry it was too late Melanie. This is one of the very best beaches at the country......please write in advance if you have time to come again on colder months, we will be very happy to show you the best version of our beaches. We went for a 50th birthday and had 11 guests. Chef Kim was great. We loved the location, private, right on the beach and walkable neighborhood. It was a lovely time and Juan was extremely responsive and helpful.

Excellent, comfortable house for 3 families with young children. The beds are super comfortable, and the service provided by Chef Kim is highly recommended. Juan was always attentive to everything. Definitely a recommended stay.

Beautiful surroundings. The neighborhood is divine. The house is nicer than in the photos. Juan recommended activities for us. It was better than being at home. Francisco helped us with the cleaning, and it was a real vacation! We relaxed in a wonderful house and in a beautiful setting. We'll be back next year!
