4BR Villa in Akumal

Karla and Craig were great. Had a few issues with issues with plumbing and AC. Power went out twice because of storms. Sargassum seaweed was a big issue, but not at the fault of the owners. Would definitely stay again but during not during the Sargassum season. Again, owners were great.

It’s this simple; If you’re looking for absolute perfection and accuracy of what you’re paying for, book with this host at this location. The property was immaculate in every way. The host checked on us daily. The housekeeping lady ( Andrea) was a delight to have around, as well as the maintenance man. I think his name was Manuel. I only met him once. Andrea made us breakfast the morning we left and it was amazing! I couldn’t be happier with our experience! I also recommend Chef Jair! His service and culinary skills exceed any expectations you will have! Just amazing! We were treated like royalty!

We enjoyed our stay in this beautiful house. It's very spacious, with gorgeous views. We loved being able to walk right out for an ocean swim in the morning. The waves were gentle and the sand is the softest I've ever felt. There is one ok-ish restaurant very close you can walk to, but you would definitely want a car if you are staying here. The lady who cleans, Andrea, is very nice and keeps the place looking great. (Metal fixtures will oxidize quickly due to ocean air--that's to be expected.) I thought everything was in good form, although I will note the hot water takes a long time to get running. The pool was great but note that if you get some cloudy, cooler winter days like we did, it can be chilly. The beds were comfortable, blinds kept the rooms dark, and we all slept well.

We truly enjoyed staying a Casa Cooper. The home itself is beautiful, very clean, private, and offered all the immunities our family 5 could ask for. We had a wonderful time enjoying our days in the pool, driving up the coast and exploring different towns, cenotes, ruins and restaurants. We felt safe and secure right on the beach in Akumal. If you are looking for a getaway spot near all types of attractions or just a place to relax and stay beach-side, I highly recommend Casa Cooper. Karla is wonderful and easy to communicate with, and will ensure your stay is a 5-star experience.

I wanted to share my feedback on my recent rental experience at the house. I genuinely enjoyed my stay and appreciate how private the property is. Having been here before, I continue to love the secluded nature of the house and the immaculate, very private beach. The huge gate surrounding the house also provides excellent added security. While only the bedrooms have AC, the home is well worth it if you open the doors to allow the breeze in. I highly recommend this place.

The Good stuff. The house was big & roomy. Kitchen had everything, the pool was excellent, groundskeepers were amazing kept house very clean. location is great but seclude you need to bring everything as groceries/restaurants not nearby. The Bad stuff. 1st- A/C only in the rooms! Holy moly this was by far the worst experience while vacationing. House was Hellacious hot, humid & unbearable! instructions to open the doors & let breeze pass through was comical but had no choice but comply. I was in constant alertness & stress leaving doors open in Mexico with women in the house. To be fair, it was on description(A/C only in rooms) I simply missed that. Maybe it’s a preference & A/C isn’t a big deal but for me it was vacation breaker. 2nd- Mountains of seaweed on the beach that made ocean access nonexistent, unusable. Nature is nature, I don’t blame anyone for that but lack of transparency is shady, I would not have booked knowing I couldn’t use the beach. over priced for the experience

Hello Calendario, I am glad you enjoyed everything else. But I must say I don't think it is fair giving us a 2-Star review. That is really low, and for only two issues which are not our fault. Yes, there is no AC in the living room but it is clearly stated in the description. And about the sargassum, that is nature, and it is not constant. We have no way of knowing when there will be sargassum on the beach or not. And it is not something specific to our villa, it is the entire Caribbean coastline of Mexico. So once again, I really feel that is unfair for giving us 2 stars because you didn't read the description clearly and Mother Nature decided to drop some sargassum on the beach during your stay.

This home is beautiful and the location is truly amazing! It's right on the beach, but private due to the landscaping around the pool. The pool was perfect size. The home and views are beautiful and the housekeeper and groundskeeper do a wonderful job of keeping the house well-maintained and clean. The road to the property is pretty rough but manageable. There is a gate that locks off the property as well as sufficient locks on all of the doors. The beach is also not very crowded. We rented a car and were able to purchase groceries nearby. We booked a chef for several of our meals (highly recommend), and you can also drive up the highway about 7 minutes to Akumal Bay which is a super cute area with restaurants. The property manager was highly responsive. Our only complaint was the noise of saws and hammers during the weekdays due to the construction site next door. It would be ideal for the listing to mention this for future bookings. But otherwise, it is an amazing spot!!!

Gorgeous spot and minus some needed updates, we enjoyed the home itself. The house is a bit run down now, the road in is rough, the house lacks privacy (it seriously needs bathroom blinds), and we listened to days of jackhammering next door that weren’t mentioned in the posting. The construction next door is the biggest issue—I counted 20 workers and there was extensive scaffolding—and the jackhammering really ruined the stay for me. We left early and the hosts were very gracious about it—they refunded our remaining nights.

Yes, the noise next door was unfortunate. But when vacationing in a fast growing region like the Riviera Maya construction can be quite prevalent. It wasn’t mentioned beforehand because there wasn’t any jackhammering before. I went by after you left and didn’t hear any either. And as the house being constructed is almost done I’m not sure what they would have been jackhammering. But we did let you leave early and refunded you all unused nights. I’m not sure what you mean by the house is run down but it’s not true. Anyone can look at the other reviews and see that. Sorry about your experience but I feel we did everything we could do accommodate and compensate you.

She often didn’t respond or was slow to respond. This caused us problems because, for example, the caretaker is available to prepare breakfast and we inquired about this, but we didn’t get a response even though we reminded her of this 24 hours in advance. We ended up having to find breakfast near Akumal Bay prior to an excursion, something we hadn’t planned on. In addition, twice weeks before our trip I mentioned that we wanted breakfast on very specific dates. I guess she’s quite busy, otherwise I’m not sure what exactly was the problem with our communication.

This seems quite unfair. I just checked our conversation history and we always responded very quickly. You had asked about breakfast on certain days and I informed you if the cost and what is included and you never confirmed to me if you wanted or not. Then at 8:30pm on August 3rd you sent a message requesting breakfast for the next morning. As we had already mentioned previously this needs to be set up in advance not last minute. As the housekeeper needs to arrange time to drive into town and do the shopping for it. We also gave you a recommendation of a private chef that can come to the house and cook any meals you want.
