A great villa for a family get-together. Lovely garden and pool. Alex & Raph are magnificent hosts. They were incredibly responsive, and promptly answered any queries we had promptly and warmly - nothing we asked was too much trouble. They also provided fantastic recommendations - restaurants, caterers, boat hire - they knew where to send us for everything. A great visit, would thoroughly recommend.

Villa Karma was incredible for so many reasons! Firstly, Alex was so welcoming, kind and helpful. He made sure we were comfortable right from the start and went above and beyond to make sure we had a restorative and relaxing vacation. Alex, helped to arrange an in-home massage and it was stress free and so relaxing! Alex also had so many local recommendations, we were never at a loss on how to order food/taxi and other things that made our vacation so easy. Secondly, Villa Karma was perfectly set up to accommodate a large group, we came with our immediate and extended family. Our little boys had a blast swimming in the pool for hours each day. The pool was large, with a shallow platform and the rest was ~5 feet deep. The bedrooms were private and there was plenty of room to spread out. Thirdly, location was great for a midway point between the town and the beach and taxis were able to find the location easily. Otherwise it was about ~30 min walk to restaurants. Thank you, Alex!

Where do I even start! Alex and Raph were the best hosts. They were there to welcome us into their home, even though we arrived pretty late. There were 11 of us, and there was plenty of space for everyone to relax and enjoy. Lorenzo, the groundskeeper, was also incredibly kind and kept the pool clean for us to enjoy. I highly recommend this place for a large group. It even has a separate back house and pool, which made the experience even better. Everything worked out perfectly definitely a place we would come back to!

Alex and Raph are excellent hosts. We were very well looked after. The villa is superb, tastefully decorated, and very well equipped. The bedrooms are comfortable and spacious, the semi-outdoor bathrooms are superb, and it’s a delight to take a shower to the sound of birdsong. The garden is lush, and the pool is lovely. We had very easy access to the villa, with a main road passing nearby, and we were close to the pueblo, unlike a review we read that said otherwise. we'll be back with pleasure. we'll be happy to go back

Our stay at this Airbnb in Tulum was absolutely amazing! From the moment we arrived, everything exceeded our expectations. The place was spotless, beautifully designed, and had such a relaxing atmosphere that made it feel like a true vacation retreat. The location was perfect—close to great restaurants, beaches, and local attractions, yet still peaceful and quiet. The host was incredibly responsive, helpful, and made sure we had everything we needed for a comfortable stay. We especially loved the thoughtful details throughout the space and how well everything was organized. It really felt like a home away from home. If you’re visiting Tulum, I would highly recommend staying here. We would definitely come back again!

We were a group of 9 mature friends and family visiting this lovely Airbnb. Alex was extremely helpful and available during our entire 12 day visit. He provided great suggestions on where to visit, how to use the food delivery service and answered any questions or concerns in a very timely manner. This complex is nestled off the main road on a very worn dirt roads within 300 meters in all directions. A SUV is highly recommended. The facility has everything you need for your stay. The pool was lovely but note, that it did not receive a lot of sun, roughly 2hrs per day. It may not be an issue for most but during our time there it was a bit cool so we did not use it much. We found the beds firm and the pillows comfortable. The rooms could use a few more hooks, baskets and luggage stands but was large enough to accommodate 2 suitcases on the floor. The kitchen had everything you needed to cook but again not a lot of storage options for dry goods. Thanks Alex for a lovely stay

Alex and Raph were beyond incredible. We booked pretty last minute for New Year's and got lucky with this space. We couldn't find scooters to rent anywhere but Alex and Raph found some for us immediately. They respond so quickly to every single request as well. I saw some reviews mention the roads in the neighborhood. Yes, the roads are pretty rough within a block or two, but then they're totally fine. And even the close ones are still navigable with scooters, and definitely ATVs or cars. Highly recommend the location if you want something central, it was perfectly located hallways between Zamna and the beach area for us.

We loved staying the villa karma! We ha d8 girls For a birthday trip. Alex and Raph were very responsive and helpful recommending things to do and any questions or concerns! Highly recommend!

Alex and Raph have an amazing Airbnb that was perfect for our large family. It was an amazing location. Far enough from town but close enough with a short 5 to 10 minute drive to town. They were always super nice and responsive and gave us the best recommendations. More than enough that we couldn’t do everything that they recommended but we tried. lol I loved that they gave us fresh drinkable water for us throughout the stay. They went above and beyond with some delicious honey and bread at arrival. Having the outdoor indoor feel especially in some of the bathrooms was pretty neat! Don’t be surprised if you find a little friend. We really enjoyed the outdoor pool and garden outside. A little bit of paradise. Overall we enjoyed our stay and would recommend this place for large groups and people who want a serene atmosphere.

Our family of seven stayed one week at Villa Eco Karma. The experience was absolutely flawless. We were shown such great kindness, and our host and hostess were helpful and highly communicative. We would definitely stay again the next time we’re in Tulum!

Amazing villa. My girls and I enjoyed every bit of it. Very Tulum vibes, jungly, peaceful, serene. The rooms were big and well decorated. Some of us had outdoor showers, which was new to me, but we got used to it. The pool was delightful.. and the pool guy came by everyday to clean. It's 10-1 2 mins from where all the action is, restaurants, clubs, lounges, beaches... just a quick drive away, so location is perfect. We felt safe, had no issues and Alex was very helpful and responsive. 10/10 for sure.

About the host: If I could give 10 stars to Alex, I would. He was so extremely helpful and patient with us. He had provided very detailed instructions, patiently answered all of our questions and gave us great recommendations. Quick to respond & provide any help. About the villa: the property is awesome & great for a large group. It looks just like the photos. 4 bedrooms on the second floor of the main villa, and 2 more on the bottom floor with a separate entrance. Everything was clean, the a/c worked very well and provided refuge from the heat and humidity of Tulum. The bathooms however didn’t have a/c or exhaust fans, but that didn’t bother us much. The open-air showers felt fantastic. The pool area & patio are awesome and we had a lot of fun there. The location was really good if you rent a car. It wasn’t very walkable, but it was safe and quiet. Very centrally located with main attractions close by. We loved it and highly recommend staying here! We would definitely come back :)

Great place by Alex! The house is very beautiful and everything was done to welcome us comfortably (water can, honey from the garden, beers in the fridge). Alex was adorable and recommended the addresses to do in tulum. I recommend it 1000% 😊

We took a family trip to Tulum and loved our stay at this Airbnb. It fit all 14 of us and it was so nice to be all together. It was a quick drive from all the things we wanted to do in Tulum and the property itself was just like the photos. The host helped us organize a yoga session and private chef dinner at the house. It was a bit hard to understand layout from the listing, so in case helpful: there are 2 units on the property, the 1) main house with 4 bedrooms upstairs (2 of which have private full bathrooms and 1 hallway full bathroom) and a half bath downstairs in the living room/kitchen area that looks out to the main pool and 2) a side house that is 1 floor with 2 bedrooms and 1 full bathroom, a small kitchen, and a small outdoor area with a small pool. The side house is right next door to the main house, but on the same property. Would definitely stay here again and so thankful for the great memories we made in Tulum and at this Airbnb!

We had the best week in this tranquil and beautiful villa. Alex and Raph, from start to finish couldn’t have done more for us. Always a message away, with an instant reply. Alex & Ralph’s Place was beautiful. We had plenty of room and host was very hospitable. Stayed in touch with us from beginning to end. Help us coordinate plans and met us at the home. Very good experience

A lovely villa, peaceful and well appointed. The bees were a great bonus, definitely ask for that “tour” with the beekeeper if it’s available. We learned a lot about the Maya traditions of beekeeping and got to taste honey and pollen from the villa’s hives. Things to keep in mind for this villa: getting around in this part of town is challenging— the roads are atrocious, unpaved and pothole filled. But the villa is an oasis of calm even though there are neighbors all around. Beds are extremely firm, if you prefer a softer bed you might bring a pad. Alex and Raph extremely fast with advice/tips etc. Easy entry and exit. Two separate areas of the house made for a good experience for our extended family of 7. The outdoor showers are amazing and make you feel like you’re under a jungle waterfall. I’ll miss that for sure.

We were a group of 13 and we had an amazing stay at the villa. Alex&Raph were very responsive hosts. I would definitely recommend this place if you go to Tulum.

Alex&Raph's place was the perfect spot for our group of 12 to enjoy the town of Tulum and the hotel road. It was situated in the middle of both areas, so a quick car ride away were restaurants, beach access, and cenotes to explore. We appreciated their responsive and friendly communication throughout our stay. We felt safe with the location, and the construction noise was minimal. It felt private and like our own oasis from the hustle and bustle of the tourism. They provided excellent recommendations and made us feel right at home. We had bikes and take away meals delivered without any issues. Would definitely stay here again!

We all loved our stay at the Karma Villa. Super nice and responsive host, close to everything, well maintained. The pool is actually a bit larger than it appears in the pictures and we used it a lot.

The girls and I had a wonderful stay from start to finish. We were greeted by the lovely Alex and he walked through everything we needed to know for our stay. The fact that he made the initiative to greet us in person and explain security measures made us feel really safe considering we were all girls. He was really responsive to any question we had. The house was beautiful and exactly as pictured with great A/C. We were really happy with being provided with plentiful water as some airbnbs don’t do this! The honey and French bread were also a nice touch and we were not lacking in dish-ware or glasses. Only downside was we came right after the hurricane and there were mosquitoes in the open air bathroom so we had to be careful to keep doors closed. Otherwise the warmth of the bathroom was great for showering. Location was perfect. Minutes from either downtown or the beaches and we had no issues with construction noise :) If I come back to Tulum, I would not hesitate to stay here again!

I can’t really express how incredible this trip was. Myself and 6 friends had the pleasure of staying at Villa Karma and we were absolutely blown away by the hosts, the environment, facilities and amenities. We were greeted at the door by the hosts, equipped with local honey, beers for the guests and wine! Alex and Raph were so friendly, conscientious and responsive, and kept in close contact with us throughout the trip to ensure we were okay and having a blast. Thanks again for your consideration and kindness - a trip we won’t forget!

Nuestras vacaciones fueron maravillosas! Alex was a stellar host. He was very responsive, and flexible. We arrived past midnight and Alex had a warm welcoming demeanor and pizza waiting for us. The house was amazing and left nothing to be desired. We enjoyed every second. It was a perfect home for our family vacation. We were three families traveling with 3 young kids and 3 teenagers. Everyone of all ages enjoyed their stay. We highly recommend this host and house. We’d go back!

Alex and Ralph’s place was just as described: nice bedrooms, a lot of outdoor space, pool was great, clean, with all required amenities. Special shoutout to having someone cleaning the pool of leaves every day, a complimentary clean mid-stay, and Raph being super responsive and going above and beyond with any issues we had and recommendations. Alex & Ralph were phenomenal hosts and the space is absolutely gorgeous. Exactly as shown in the pictures and easily hosted our group of 12. The area around is still being developed (we were very glad to have hired transportation to get around to avoid driving on the rough roads), but we always felt safe and did not find the outside noise to be distracting or overwhelming. We also really appreciated all the extra touches that Alex & Ralph put into the space- the honey they provided was awesome. We would recommend this space to anyone!

This was a fantastic stay! Alex was such a great host! he was there to greet us and make us feel at home. The natural honey and Birthday banner were unique extras that made the stay memorable. The space was excellent, clean, and spacious. My guests and I enjoyed our time!

AMAZING PLACE!!!!

Alex & Raph were very responsive before and during our trip. It’s hard to find a home with 6 bedrooms! We enjoyed their lovely home. There is a lot of construction around the home, but that’s basically everywhere in Tulum.

The place is great. Very well designed and private, and perfectly situated between the beach and town. There's a great boulangerie a few blocks away for fresh baguettes in the morning. Rafaela was an A+ host-- very responsive, and providing lots of suggestions. Lots of construction going on in the surrounding areas but the house was a little oasis in the middle of it.

Raph & Alex’s house was the gem to our visit in beautiful Tulum. The house is immaculate. Perfect for groups. The pool area is covered in gorgeous greenery. First floor is awesome for gathering. Bedroom to bathroom ratio is on point. The casita is a win. Good location for exploring both the Pueblo and beach zone. Just the absolute best place we’ve ever stayed at. Greatly appreciate the sustainability efforts as well. While the house is great, our favorite part was Raph. She is the most friendly host we have ever met. So calming, hospitable, genuine, and thoughtful. She was always available and gave us so much comfort during our stay. She helped coordinate a honey tasting with the beekeeper, Lorenzo (who was so sweet - pun intended). She helped with offering recommendations for transportation, shopping, and other local amenities. We really can’t get over how much we loved having her as our host. All the love to Karma Eco Villa. Definitely give Raph & Alex a try when you’re in Tulum!

What a wonderful villa in Tulum. Our first time in Tulum and the hosts made it very easy for us. They are very thoughtful of all 9 of us and shared all the info they had about tulum to make our life easier. They communicate quickly and the home is a nice quiet place to stay at!

Alex was an excellent resource for us during our stay. We had a couple of storms knock out power and Alex was quick to respond to our messages. We absolutely loved our stay at Alex & Raph’s. The villa was absolutely beautiful and peaceful, and Alex & Raph really went the extra mile, from letting us check-in early to great local recommendations. Plus they were extremely quick to respond to any questions. The location was a bit further from the main hotel/beach club strip so make sure to properly plan out transportation especially if you’re a group (short car ride away from main strip - we were there for a bachelorette). But it was well worth it given how lovely the space was and how private it felt. Some cute local spots not too far from the villa too, which was great. Thank you again Alex & Raph we had a wonderful time!

We are very happy with our stay in tulum in the Villa. Host Raphaela was quick to respond when there was anything, and had good recommendations for things to do nearby. The villa was clean and neat, plenty of space for all of us. The villa was in an area with construction, hence a bad road and some noise. However, this did not pose a particular problem for us. We had a car during our stay which was helpful for getting around. Discovered eventually also that there was walking distance to several good restaurants that were very nice Recommend others to use the villa, we had a lot of fun.

Alex and Raph’s home was beautiful and the pool was amazing. The instructions were clear and we enjoyed our stay there. The pool was very clean and really well taken care of. It is right outside the main living room and kitchen so it is very easy to watch the kids. There is a lot of pool furniture and natural shade that make it very nice. There were a few inflatable things and the kids had the best time at all hours of the day.

Alex & Raph’s place was amazing! And not only the place, but the hosts! Alex went above and beyond to make sure our stay was perfect. We spent the weekend in Tulum for a bachelorette & Alex was very kind to bring the bride a bouquet of flowers, cookies, & wine. We didn’t ask for this so we were very grateful for him doing that for us. The place itself was beautiful and perfect, it comfortably fit us 8 people. The beds were larger than normal, and bathrooms were great! The location is in a developing area so a lot of construction but quite honestly, we barely heard it overnight and in the morning. Overall, we had a great stay here and Alex made it even better by making it feel like home in an unknown city. 💕

Alex and Raph were amazing hosts! Seven ladies and I booked their Karma Villa for my bachelorette party for 6 days/5 nights and we had an amazing time! Our flight and shuttle got in really late but Alex still greeted us at the Villa for the keys and showed us how to operate the AC, wifi, and even had fresh flowers and homemade cookies for us! They also provided us with coffee, tea and lots of filtered water. They are so sweet and attentive. They always messaged us ahead of time if the gardener or pool cleaner would be stopping by. They had the pool cleaned for leaves and bugs multiple times for our stay which was wonderful. They provided us with recommendations for safe taxi area and a super sweet shuttle driver. On our last night, all of Tulum had a short power outage, Alex and Raph were super thoughtful and offered to bring over extra candles and tequila for the inconvenience. We could not recommend Karma Villa enough! Book with them and you will love every moment! Thank you so much

We had a great time. The house is beautiful and spacious. Halfway between Tulum center and Tulum beach, car is necessary. Alex is an exceptional host, always attentive and very responsive. Thank you for everything Alex!

Alex & Raph’s place is an absolute gem. The home is beautifully appointed, extremely clean, and comfortable. The patio and pool area are lovely and tranquil - perfect for relaxing with family and friends. The pool is great for both kids and adults. The house has an eco-conscious design and stays cool without air conditioning, even on hot days. The location is outside of the bustle of Tulum, but not too far. We loved Alex and Raph’s local recommendations. They were extremely responsive and accommodating.

Alex was the most amazing host. He responded really fast to anything that we needed or had questions on. His detailed photos and descriptions of how to find the place made it effortless to find (even in the dark) he didn’t just give you an address to put into maps. They knew it was my wife’s birthday and they had a banner saying happy birthday and balloons when we walked in. They even dropped off a local bakery treat which was delicious. The whole vibe of the place made you feel like you were in your own little private compound. The decor of the villa was right up my wife’s alley and was even more impressive in person. I would definitely come back here in the future. We all felt very well taken care of.

If I could give more than 5 stars I would. Alex was an amazing host. He was very responsive and helpful. He arranged for in house massage, gave recommendations, answered all of our questions within minutes, and was very kind. The house itself was very beautiful and spacious for our group of 6. The pool and backyard area were lovely. The location was conveniently located between town and beach. We hired a private driver which made travel easy. Driving took 20-30 minutes to the beach/hotel zone, 5-10 minutes to the town. As noted by other reviews, there is a lot of construction in the area. There was construction noise but only on the weekdays. It did not bother us. We were still able to get good sleep and enjoy our time in the Air BnB. For the price of our stay, I think Villa Karma is 100% worth it because Alex was such a gracious host, and the house is so beautiful. Would definitely stay again!

Beautiful home, exactly the space we were looking to stay with my family for our wedding. There is quite a bit of construction happening directly next door (Tulum is growing!) not the owners fault at all and they have done a great job of creating as much privacy as possible. Is a bit ~10 min drive away from shops/restaurants etc, so you will need a car to go places, just something g to note when booking. That being said, Alex was extremely responsive and an amazing host. He was quick to respond to all our inquiries and gave a slew of recommendations and was extremely hospitable. He even brought over little momentos during our stay. We would absolutely stay here again and loved the villa!

We had a great time at this villa. The house is exactly the photos and description. The kitchen and full bathrooms, everything was very clean. It has all the necessary equipment. The house is close to the center of Tulum and the beaches. By car it is 5 minutes from the center and 10 minutes from the beaches. There are a few buildings around the house but not really inconvenient. We were there at the end of January, the pool was a little in the shade. Alex was very responsive and available for any questions. Very friendly and attentive. We highly recommend this villa.

Alex and Ralph’s home was Amazing! It was super beautifullll and looked exactly like the pictures! Alex was SUPER friendly and responsive and he kept in constant communication before and during our stay. He provided AMAZING recommendations (check out burrito amor!) and even assisted in booking our transportation and massages. We were comfortable the entire time and loved how eco friendly the home is. We also didn’t encounter many bugs Just follow Alex’s tips and you will have a great stay!

Alex went above and beyond for us. We got a bit lost on the way but he was very helpful in making sure we found the right place. You definitely need a car but its not hard to get anywhere and it's quick. I wish we had stayed longer so we could have utilized the pool more because it was beautiful. Everything was super clean and just as the photos showed. There is construction next door that is noisy, but I think that's pretty common in Tulum now and didn't take away from our experience at all. 10/10 would recommend and will definitely be sharing with friends. Wow !!!! This air bnb was beautiful every touch was very aesthetic my pictures came out beautiful and the stay was amazing. I recommend booking Alex and raph were so attentive and very helpful! I stayed There for my birthday and they received me with a bottle of wine and pretty flowers . I loved the house and I loved the host! Everything’s very close it was a 8 min drive to tulum high end restaurants and a 10 min drive or so to the downtown area! This location was everything I was amazed!

It was the perfect AirBnb for Tulum, very near to the sea, beach and hotel/club area but also very close to the centre of the city. The house is very climate friendly and had everything we needed. We had such an amazing time and are sad we had to leave. The communication was so perfect and so fast.

Alex and Raph were amazing hosts. Went out of their way to make sure my party had recommendations for local drivers, chefs, and beach clubs. Even came over at the last minute for charcoal to use the grill. The house itself is perfect - 4 specious bedrooms and outdoors showers. The pool is perfect to cool off during the day or after a late night out.

Staying at Karma Eco Villa was one of the best experiences and Alex is the best host we’ve ever had. It was 100% the icing on the cake to an already amazing trip! Karma Eco Villa: The space is large and absolutely beautiful! The home is stunning, clean, eco-friendly, and designed with intention. It is central to both the city and the beach which makes it the perfect spot to get around with ease. It is very well stocked and has everything you need for a great time — the pool is perfect at all times of the day and night. The space allowed our group of 7 to feel intimate while also allowing us space to relax in our own way Our Host: Alex was amazing — his communication and recommendations really allowed us to enjoy and explore Tulum in a different way. He gave great advice for exploring around the area and even provided tips for transportation. He made us all feel welcome and at home as soon as we arrived. We couldn’t have asked for a better host or a better trip!

Alex was truly an amazing host! From the minute we booked we had so many questions and he was so prompted with answering all of our questions and also assisted us with booking a private chef and massages. The stay was absolutely amazing! We stayed for my Bach and it was absolutely perfect. The house looks even better in person and Alex lived near by which made us feel at ease in the event we needed him for anything- he was right there! We look forward to booking with Alex again in the near future! Don’t hesitate and book! You won’t be disappointed!

We stayed at Villa Karma for a month and we LOVED it! The house is spacious and lovely decorated. The garden and the pool is just perfect, and the location is great. On top of that Alex is the perfect host. None the less. He is flexible, available and knowledgable about Mexico and Tulum. Check-in was great and Alex even offered us a bite to eat, fruit and a bottle of wine when we arrived late in the evening. Our girls loved the pool and the garden with humming birds, mot mots and tiny leguanas. The location can best be described as the middle of the jungle, but with houses and condos build on plots at seemingly random order. A car is a necessity, but everything is with a short drive from the house. One noticeable thing is, that there is construction-sites on two of the adjacent plots. More than 30 apartments is currently being build next door, and that means that the sound of construction is apparent 6 days a week (Monday to Saturday) from 8AM to 6 PM. It is not generally loud, but but you will definitely notice it.

The villa is much bigger and spacious in person. It’s so pretty and airy, we loved it. Alex was so helpful, always answered my many questions, provided us with a list of activities in the rainy season, drove us to the car rental. When the power went out (due to a fault in the area), he tried to make it up to us even though he had no control over it. The only downside is there is so much construction in Tulum going on, so there’s was lots of construction noise and radio music from 7am. I think the location was great, in between the town area and the beach zone. Would definitely advice renting a car in this area. Overall it was an awesome stay!!

Our group of 6 unanimously agree that Alex & Raph may be the bests hosts on the entirety of AirBnB! The villa is spotless, comfortable, and spacious, with a great kitchen and fab outdoor pool area. Alex & Raph were in constant communication, booking us taxis, giving us tips, making reservations at a beach club, and more. They also helped us organize in-house massages, a private chef for 2 meals, and all of our transportation. Basically, staying at their villa comes with what feels like the best concierge service ever too. The villa itself is approx 30 min walk from town or a 30 min bike ride (which can be a little scary due to traffic on the road) to the beach, so you may want to rent a car if you’re the type of travelers who like to be out and about. Instead, we used a private driver and taxis (all booked thru Alex & Raph) which worked well too, especially since then you don’t have to worry about parking anywhere. If you’re looking for a Villa in Tulum with the best hosts on earth - this is the one for you!

The greatest hosts EVER - they went above and beyond decorating the house for our birthday celebration with the sweetest touches! They had recommendations for everything and helped make reservations for a beach cabana and in-house massages. Always available, always helpful. The house was beautiful, spotlessly clean, and had the most fabulous backyard with pool/bbq/hammocks/farm style dinner table - perfect for lounging and outside dinners on warm nights. I highly recommend renting a car as the house is a little off the beaten path and we had the loveliest security guard who makes sure the car and house is looked after. I've already told friends and family interested in Tulum that there's no better place to stay if they're interested in renting a house. We certainly won't be staying anywhere else when we return. Many thanks for an unforgettable experience!

We had an incredible stay at Villa Karma! The place is stunning !!! Alex and Raph exceeded our expectations in terms of both communication and hospitality. They were brilliant and waited for us until late at night because our flight suffered a delay. The villa was spotless for our arrival, perfect conditions of clean and safety, located in the jungle at the same time close to everything. This is exactly what we were looking for a stay with social distancing that was really ideal. We also really like the extra services like home food delivery and in-home massages. Best Airbnb located in Tulum! Alex&Raph were a great host they give you detailed information about where everything is located. Quick response to anything day or night. Also makes reservations for you as needed to locations around Tulum. Just a wonderful host would definitely be back again to stay there!!

Alex& Raph’s home is amazing- as pretty as the pictures (or maybe even more so!)! They’re thoughtful hosts who have added thoughtful touches throughout their home - from tea, coffee, beers and water to bug spray. The home is a bit off the beaten path but only about a 5-10min drive to the main tulum strip and super peaceful. Alex made finding the home easy, gave us a warm welcome and helped us book lots of amazing activities. Definitely take him up on the offer to book an in-home massage. The ladies from holistika were incredible! We had a wonderful stay here and would 100% recommend. Thanks so much, Alex!

I cannot say enough about this house! All I can really say is that I'm excited to return with my family! Didn't get a chance to meet Raph but Alex was a great communicator! Him and I went back and forth for days before I arrived and I was still texting him throughout the trip to ensure I made the most of it! Very kind people, and the place was amazing! Pics posted for the airbnb do not give this place justice when you see it with your own eyes! Very close to everything, downtown/grocery store/ beach, but still tucked away for privacy/quiet and social distancing! The beat getaway for me by far.

Amazing and beautiful villa. All of the tropical plants added a great touch. Alex communicated with me very openly. I would definitely recommend this place to anyone visiting Tulum.

Alex was very helpful with recommendations within the local area and was always quick to respond to my messages and concerns. The apartment is spacious, clean and offers a comfortable atmosphere. Based on the location, we thought it would be difficult to find, but it really wasn’t that bad and Alex gave clear and concise directions. The pool area is amazing and was perfect for my friends and I. I would definitely recommend and would definitely stay again .

The karma Eco villa was absolutely breath taking. My family and I had a blast! Alex & Ralph were the most generous hosts, they responded within a minute to almost every question. They left amazing gifts for us after a small (city wide) power outage that was absolutely no big deal at all AND made sure that we always felt safe and comfortable in the villa. I cannot recommend this place enough. Truly the most memorable trip! My only suggestion to those of you reading this review is GET A CAR. Yes. No arguments, GET A CAR. Having a car on this trip was what made everything so easy and seamless. It’s so much cheaper than taxies and you can come and go as you please with no wait time. All and all the villa was incredible and the hosts were even better!

We had a marvelous time at Alex & Raphs place. The home and pool were in amazing condition, better than the pictures. Was a very peaceful trip we decided to enjoy the amenities of the home for a lot of the trip at least for half the day, considering very touristy locations such as ruins/coba were closed due to covit. Can’t complain though we enjoyed the home. its located a little off of the city center ~ 5-10min by car, it may be difficult to explain to the taxis on your way home if your not too familiar with the area but we did just fine. We did use the bikes provided to go out to eat near the villa. Also you can get just about anything delivered to the villa through Tomato which was so convenient. It’s easier to manage when you speak Spanish though keep in mind, if not Alex would be able to help out. Alex was very helpful and accommodating the entirety of the trip. Communication was the best. Would stay here again if given the chance.

Our stay in Tulum was just perfect!!!! The villa is beautiful, very well-kept and perfectly located. Alex and Raph are kind and always available, from check-in to any advice to better visit the area. We stayed at the Tropical House a few years ago and in Karma Eco Villa a few days ago. It is always a delight to be welcome with such talent! We went smoothly from our flights landing to our first swim in the villa with a private pick up arranged by our hosts on demand. I am not sure if I can add anything useful to the beautiful things already said about the houses. I confirm all the description and even better. The interiors are stunning with some items handmade by Rafaela, the bright but shaded spaces are super clean and made to relax, the beds are very comfy and there is everything you need for a perfect stay with friends or family. Alex is a fabulous host.We could ask him so many question, he was so easy to get in touch with and he always answered with same kindness and enthusiasm. All his tips and attention to details (up to helping us with hen night preps!) truly added something to the quality of our stay. We loved the location. Chill vibe and completely safe! There is plenty of amazing nice places to eat or drink. Needless to say that we highly recommend both properties and we will not hesitate to come back again.

Alex & Raph were amazing hosts, the house was just perfect for the bachelorette we had planned! They provided us with amazing tips about chefs, chofers, local restaurants, etc and were always super quick responding. I would definitely recommend this house to anybody heading to Tulum.

If going to Tulum- you MUST STAY HERE. Alex is beyond helpful. I felt as if i had a personal assistant the ENTIRE TIME!! My sister forgot her passport en route to tulum so she rescheduled her flight- i had no worries though because alex arranged for a personal driver to pick her up and drive her from the Cancun airport to tulum. He arranged all of our dinner reservations. He arranged an all inclusive evening driver for us every night we stayed with them. And mind you- we were a geoup of 7 girls so our times changed often and we were running late to many reservations- and Alex went above and beyond to call restaurants and shift times or find a new restaurant for us. Also- we highly recommend Mariano with akumal maya experience as a personal taxi driver. He was beyond professional and timely. We had some hesitation before coming to Mexico regarding safety- but once there we felt safe the entire time!! I recommend having Mariano drive you Rach night to dinners- as traffic and parking on the beach road is quite crazy in the evenings. Now For the house- so cute and adorable and cozy and stylish. Had we not been on a bachelorette trip with plans to dance and party- i probably would’ve had trouble ever leaving. This house is laid out so wonderfully- the pool is fabulous. The space is the perfect amount for 7 girls. The showers are open to the jungle in the bathroom area- uhhh so cool. I’m making it a goal to go back to tulum and I HAVE TO STAY HERE AGAIN. Next time I’ll be bringing my husband and baby- and i will be staying longer. Please please do yourself a favor and book this home. Because it isn’t just a home- it’s the key to unlocking the most wonderful vacation through locals Alex and Raphaela. Thank you guys for all you did for us. -Carroline

This Airbnb was amazing. The space was clean and stylish, and Alex & Raph could not have been more hospitable. They went out of the way to make our stay special for the bachelorette by hanging a piñata and providing tons of recommendations. They were always responsive and helpful to help us coordinate group transportation and provide tips. If traveling with a larger group, I highly recommend you stay here!

Alex was incredibly communicative & responsive prior to our arrival & throughout our stay. Directions were perfect (Thank you!), & he & his sister Raph met us at the villa, as promised (best to arrive in daylight). Check-in was incredibly easy. Every question/inquiry/request was answered very very promptly. Incredible hosts....recommend highly. They have created a lovely, spacious oasis in Tulum....well-appointed, private, quiet & safe. It was our “home away from home” during Christmas week. We were able to produce a hearty Christmas dinner for 6 with no trouble. If you prefer to dine out, several excellent restaurants are nearby and/or recommended. I hope we can return one day. Au revoir, Alex. A bientot!!!

Alex and Raphaëlle were the perfect hosts! From recommendations on everything to helping us arrange transportation to answering our questions quickly and at all hours— truly incredible hosts. Their home is STUNNING— it was an eco-friendly dream home with style and it was exactly what we all dreamed of when we decided to go to Tulum. It was well appointed with everything you might need (including much needed coffee and machine) and Alex and Raphaëlle even had a piñata for our friend’s birthday along with snacks of local bread and honey, beer, and wine when we arrived. Alex & Raphaëlle helped us arranged beach club reservations, a private car and driver, taxis, airport transfers, and more — a concierge service that we did not expect and sincerely appreciated. Things to note/consider: the home is located in a newer area of Tulum and is being developed, it is quite secluded but you can hear construction off in the distance (not that we noticed because the home is well insulated for noise, construction didn’t start until 9am-ish, and we were 6 people there for a birthday so we were always using the Bose speaker that our wonderful hosts provided). That area of Tulum also experienced a couple of power outages while we were there that lasted maybe an hour total (again, we were not bothered as it was pouring outside and we were resting at that time and Alex provided us with a ton of candles and a bottle of tequila to keep us occupied — so sweet!). It is about 30-60 min from the beach due to traffic/road conditions/ construction from this Airbnb, we arranged a private car and driver to help ensure we were able to get around with ease and it worked out very well. However it is only about 5min from the main area of town. We were a group of 6 there to celebrate our friend’s birthday and it was made a perfect trip thanks to our hosts Alex and Raphaëlle and their wonderful home. BOOK YOUR TULUM STAY HERE! We had the best trip staying at Raphs house. Everything was prepared perfectly and Raph was there with help and advice 24/7! Can highly recommend staying with her, it was like a hotel. Plus a piñata for my birthday! :) only the area was a bit lost and not super safe. Would come back for sure.
