This place is absolutely spectacular -- I've just never seen anything like this indoor-outdoor pool with the ocean in the background. What made it exceptional was the combination of that with the work of Chef Karen, who is actually chef not just of the kitchen but also of arranging outings and adventures. She made stunning food for a group with wide-ranging needs and preferences and simply stopped at nothing to make our visit a delight. I strongly recommend asking for her if you book here. Small notes: This place is right on the water but a swimmable beach is a 5-10 minutes' walk, and it sometimes took a while to hear back from the host. But it's a gorgeous house and the delicious creations of Chef Karen make it extra special.

We had a small intimate wedding down by the shore on what we lovingly have called “mermaid rock”. It was magical and everything we dreamed of. Chef Karen was well worth the price and truly this destination was what our dreams were made of. The only downside. The raccoons do not play. They partied harder than we ever did and broke several of our rented dishes that we had to pay for even though we put everything away each night. I suggest leave nothing, even clean dishes on the counters, as they may get smashed.

Just book it. This property was STUNNING! The pictures did not do it justice. Vera was responsive from the time we booked this and continued to answer any questions we had. The house staff while we were there were kind and kept everything extremely clean. It was like being in a hotel. BOOK THE CHEF!!! Chef K was absolutely insane and worth every single penny. We truly wish we could have brought her home with us. We had multiple people with dietary restrictions and she accommodated everyone with zero issues and just as delicious of food. If you choose to not go with the chef service, the pots and pans aren’t great, and the store is a 15 minute drive. Also, the raccoons are relentless. They will swim in regardless of if all the food is put away or not.

We had a great stay at Villa Mia! My fiancé and I hosted 22 friends and family for an extended weekend there and had our wedding on the property! Vera did not always respond in a very timely manner from the beginning… I often had to follow up a couple days later due to lack of response. This also happened during our actual stay at the villa. BUT - she had amazing recommendations! She recommended our wedding planner Arlenis who was AMAZING! She also suggested a transportation service for us, a catamaran company, and the private chef who was beyond wonderful! The house was spacious enough for our group of 22, and the staff was gracious enough to add an extra bed to one of the bedrooms for us! There are staff who come daily to clean the pool, take out trash, bring fresh towels, etc which felt like a luxury. We had an absolutely wonderful stay! We highly recommend hiring chef Karen! Her and her team were awesome and the food was amazing! P.S. the raccoons definitely come out at night

It’s not often that an air BNB turns out BETTER than the add. The place is phenomenal; and the cleaning staff/hosts are great. The place is spacious and clean! I had a group of 14 down for a getaway and it was perfect. Everyone enjoyed their stay and the place is 10/10 Highly recommend

Villa Mia was the perfect villa for our family of 12! It is beautiful inside and out. There was plenty of room for all of us and we had a comfortable stay! The view is amazing! Highly recommend hiring Karen as your chef! There is an issue with raccoons coming in at night. They swim right inside and will get into everything. This is something that should be addressed. We also had a couple walk right up off the beach and into the living area while we were having dinner one night. Thankfully, the chef we had jumped right in and took care of that for us. Overall, you will not be disappointed with this villa!

Villa Mia is the most incredible place I’ve ever stayed at. The house and the view is unbelievable. The rooms are spacious and the beds are comfortable. We had more than enough space for our large group. Vera is very responsive and helpful, always just a message away. We had 2 very kind staff members on site who were incredible and went above and beyond to help us with everything. They made this experience even better and made things so easy on us, by fixing things promptly, answering questions, straightening up, cleaning, and making sure we had our beds made and fresh towels. We got married here, and they even helped set up the back patio area for us by moving chairs and large furniture. Do recommend having a car or a driver, as taxis may be hard to come by. It was well worth it for us to have a car. Everyone in our group said it was one of the most incredible experience of their lives and we made memories here that will last a lifetime! Highly highly recommend!!!

Had a wonderful time at this beautiful house. Huge bedrooms and lots of space. The indoor outdoor pool was amazing. Staff was great. One warning is about the raccoons which come out at night. They find their way in through the pool and will go through the trash. Recommend putting away all your food and keeping the trash locked away somewhere. Would definitely recommend renting a car otherwise getting around to places is a challenge. There isn’t much near by to walk to to grab essentials. That being said we had Chef Karen cook for our big group. She made us a wonderful dinner and breakfast! Very delicious and highly recommending using her services. She can stock up groceries as well as drinks if you ask.

I don’t even know where to begin. My now husband, I and all of our friends stayed here at Villa Mia and it was beyond what I could have imagined. Pictures just do not do justice. From the hospitality of the chef she introduced me to, to the housekeepers and even the maintenance guy were IMMACULATE. I never got to meet Vera and I wish I could have to tell her in person how absolutely amazing her house is. Not a single thing bothered me or my guests. I wasn’t sure if I was notified beforehand or just upon arrival that there would be a housekeeper and maintenance guy there everyday. It felt like we had stayed at a hotel and not an airbnb. Someone was always there picking up and making sure things were taken care of. We had our wedding here with 27 guests total. Everyone who came was fascinated with the treatment and views. This place will forever have our heart. My guests and I will forever cherish our time here. Loved Villa Mia!!!!! ❤️❤️❤️❤️ -The Mazurs.

My friends and I stayed here for a bachelorette party and it was absolutely incredible. The house itself is unreal, the pool is unbeatable and the rooms are all very nice (also every room has its own bathroom!). Staff comes every day to clean the house, pool, etc and is very attentive. We also used the services of the recommended chef, Karen, who is UNBELIEVABLE. She was extremely helpful both before and during the trip (before helped arranged for balloon arch, pre stock upon arrival). Her food and presentation is top notch and she really made our trip so special. We loved it here!!

I rented this place for my brothers bachelor party, the location was perfect! Vera's team of chefs (led by Karen), bartenders, DJs (Through the wedding planner Arlenis) &transportation services where beyond our expectations! Her dream team, because they truly are, offer above 5 start service! There is a cost, but having traveled globally and seen what's out there this place (and what they can offer groups looking for parties/weddings) is absolutely 5 star+++! The food menus (which included local specialties, paella, lobster, shrimps) all cooked to perfection! The bartenders had their spices, bitters, fresh fruits, etc offered the best cocktails & service, better then any 5 star hotels! Looking for a package solution for your next event Vera & her dream team are the solution to all your needs! I highly recommend not only Vera, the location but anything Vera offers you in respected to contacts for events are A1! Thank you Vera, Karen, Arlenis & the team! You will see us again 100%!

This property is awesome and really gave us the optimal experience in our stay in Mexico. So spacious, grand, modern and upscale. Everything on the listing is 100% accurate and Vera was awesome to work with. In all I have no complaints at all and would highly recommend for anyone considering this villa. Vera, thank you so much for everything.

You will not regret booking this villa. It was one of the most beautiful Airbnb I have ever stayed at in the world. The backyard is heaven. The staff is so helpful. They clean everyday and are always available if you have a question. We hired Chef Karen who was a highlight of the trip. It is note worthy is that it is far from Tulum, about 30-40 min. The ocean is not swimmable but there is a beach within walking distance. Cenotes are 10 min away by car! I give this spot a 10/10 and if you stay here you will have the trip of a lifetime.

Loved the location. Ocean views wonderful. Peaceful - away from tourist crowds. Staff was very good and solicitous. House was as described - spacious rooms. Everything worked. Swimming pool was fun. Lots of activities within easy drive. 300 yd walk over rocky area with tide pools or on road to beach. Lovely terraces on ocean side. Basic cooking needs in pantry. Spacious kitchen.

Words will never do it justice, the views, the space, it was like a movie. We loved our stay, the owners were extreme accommodating and helpful. The staff was excellent as well! Hope to stay here again.

Vera's place was incredible! We held my daughter's wedding there and it was absolutely magical! Vera and her team met every expectation. We were not aware that her staff would arrive to help with cleaning and providing fresh towels. We will be back!

The home was absolutely beautiful. Right on the water. Vera set us up with a chef to provide breakfast and dinners. Bartender services. The house keepers and staff were so kind and helpful. We stayed for a combined bachelor / bachelorette party and it was perfect for our group of 12. Could have slept more even. Loved our stay. Highly recommended.

Excellent place - great host

We had an amazing time at Vera's villa! We booked it for a small family wedding, and the 12 of us had plenty of space to both spread out and relax on our own and come together for meals and celebration. The villa is beautiful and kept very clean and well-maintained and the rooms are spacious, but unsurprisingly we spent most of our time in the outdoor spaces, which are just as well kept and have plenty of seating. We enjoyed the pool a lot as well. There's a way to walk down toward the sea and enjoy the view there, but because of the rocks and algae this time of year (June), it wasn't very easy to access the water for swimming. A sandy beach is only several minutes walking away though, which we also enjoyed immensely. We booked Chef Karen and her team of private chefs through Vera and they crafted the most incredible Yucatan cuisine for us. We had no words to describe how delicious and perfectly balanced each meal was, and Chef Karen and her staff were so friendly, accommodating, and thoughtful. Our wedding day, they even got us a special flower arrangement for our table as a wedding gift! They were also able to help us procure a beautiful wedding cake, drinks to pair with the meals, and local delicacies to try. Definitely recommend asking Vera about their services if you can. Vera also helped us book transportation services for the airport and day trips to Tulum. The cleaning, maintenance, and security staff at the villa were all also very friendly and helpful. All in all, it was a beautiful trip to Akumal and I highly recommend booking this space!!

Great house in a semi secluded location. But easy to drive everywhere without any hassle. The only complaint would be the quality of rooms on the first floor compare to the room on the second and third floor. Overall the staff was amazing and the chef that we got to cook for us was really amazing too.

This property was sooo gorgeous!! Vera & the whole team did such a great job hosting. They were able to set up a chef to cook our meals, grocery shop & clean up the kitchen after. When we left the property, there was a guard who stayed on to make sure everything was safe. Staff came everyday to help clean up the place. Highly recommend staying here & getting a driver. We went for my 30th birthday and the chef was even able to have someone come to set up an amazing ballon arch in the dining room. We went to tulum & playa del Carmen a few nights but would have loved to stay & enjoy to villa much more! We came with a group of 16 and there was more than enough space for everyone. Will hopefully be back again in the future!

This villa is incredible! I was blown away when I walked in. The views are so beautiful and it's a short walk to the beach. It was perfect for our group of 16. We stayed for 4 nights and had our wedding ceremony/reception here. Vera recommended an amazing wedding planner, chef (Karen), drivers, and COVID test providers. We had everything we needed and didn't have to leave. Chef Karen prepared the most amazing meals for us every day and prestocked the villa with alcohol and snacks (well worth the $). Communication was easy. Cleaning and security staff were great. A few things to note -- the pictures of the back outdoor space aren't 100% accurate. The pavement has been expanded, as well as the pool, so there is very little grass now. Important to know if you are planning an event and looking for a certain aesthetic. It's also hard to get cabs if you do want to leave, especially at night. Lastly, we were asked not to flush toilet paper, which wasn't a major issue as housekeeping emptied the trash bins every day but still worth noting. Overall, an amazing place that we'll definitely consider coming back to again!

Our group (2 families, 12 people) had a great time in Akumel. The villa is large and comfortable and the location is beautiful. Vera is very responsive and assisted us with organizing transportation and COVID tests. She also arranged a cook for us, Yunue, who was phenomenal. We went on a boat trip to Isla Mujeres, snorkeled with turtles, visited Tulum (ruins & shopping) and the monkey sanctuary.

The view from this home to the ocean is unbeatable. You have a beautiful view as soon as you come into the home. I woke up to this view from the main bedroom and it made it all worth it. There are two rooms with this beautiful view. At night we liked going up too the roof to see the stars and lights from afar, just gotta use your phone light to walk up there safely. The beach is beautiful. This area is great for snorkeling although you really have to be careful so the waves don’t push you into the rocks. Adults can navigate there ok but I wouldn’t take kids, they can enjoy the pool though. You can walk out to the neighboring beach which isn’t that far but it’s a difficult walk on the rocks. You need thick shoes and patience. I did it once but I wouldn’t recommend it to my family. There neighboring condo is pretty close but it didn’t bother us, just closer than we expected. The pool was great. It can’t be heated but we still used it on the cold days. There is a smaller little pool closer to the beach too lounge in. It looks like a hot tub but doesn’t heat up. One night we made a fire pit using the space behind the tiny pool and wood we found on the beach, it made for a cool ambiance. I wasn’t quite sure it was a fire pit at first but the staff told us we could use it for that. There’s cool animals! Saw and heard birds, iguanas, hermit crabs. The family loved seeing them. It was a relatively quiet beach area, you’ll see occasionally people walk by. There is a row of tall condos being built across the street so the construction was bit loud. It’s down a long unpaved road with lots of potholes. The google maps directions may lead you astray coming from the north because it tells you you can go down a connecting road that is more like a narrow walking path from all the overgrown plants. If you’re coming from the south on the large 307 road, you make a turn at the sign that says something like Punta Sur. I recommend you stock up on groceries or pay the staff/chef to pick them up in advance for you, grocery stores are a good 15+ minutes away. There is a nearby gas station with a great selection of liquor a quick drive away. There is also information on the fridge for a delivery service. There are finer details around the house where corners were cut like the molding and tiling. That could just be reflective of the construction work done in the area but it was still very nice. You could be nitpicky about it but that view distracts you for the most part. The staff is nice and helpful. There was a cleaning lady, maintenance guy and a security guy. All very cool. I’m not sure they speak English but I communicated with them in my limited Spanish and they were very kind. The cleaning and maintenance come around 8am and stay typically until the early afternoon. The security gets there at 7pm and will either stay until 10pm or until you return home if you’re out for the night. The chef creates great dishes and served as a knowledgeable concierge. She got us mariachis for one dinner. My family has had many mariachis perform at family events but these were some of the best performers we’ve ever seen. The chef was more expensive than we planned for originally but was well worth it. Her dishes were amazing. I would’ve personally enjoyed if she’d created pre-fixed menus rather than asking me what I’d like her make, I genuinely do not know what is popular in the region or what ingredients are the freshest. I also would’ve preferred a plated dinner option over family style because family style took a long time to start eating. While here, we did a couple local activities. I highly highly recommend doing a Concencia Tour for an authentic local experience. They took us on a tour of the Mayan ruins and a boat tour where we floated down a natural lazy river. Adrian was our tour guide who was very knowledgeable about anthropology and local history. We went to Cenote Azul which was amazing. Highly recommend going there around 8:30-9am on the weekdays to beat the crowds. Great for family snorkeling. We did the Catamaya boat tour which had a fun party boat feel and we went snorkeling where we saw turtles and stingrays. And for an authentic family dinner experience, make reservations at Cetli in Tulum. For a hip gastronomic experience, definitely make a dinner reservation at Arca in Tulum. We also did a spa day in Tulum at Yaan which was neat. We went to Akumal beach for a day which was nice but the guys selling snorkeling tours were quite persistent. If you want to snorkel far out, you have to book one of them. And they do not allow any sunscreen at the beach for the safety of the coral or else you have to wait 30 minutes to go in the water after applying. I had a group of 13 stay here very comfortably. I am so happy we got to spend a lovely family vacation here and create lasting memories.

From the moment you walk in the door you will be blown away! If you are looking for a truly relaxing and beautiful place to stay, look no further! Chef Yunue cooked up some amazing meals and organized everything we needed at the villa from tequila tasting to mariachi dancers. She whipped up two delicious cakes, and decorated the table with some of the most beautiful floral arrangements. One minor thing I would note is that the lower level rooms felt less bright and airy than the upper level rooms. This is not to detour you, just a note if you are assigning rooms. The rooms were serviced daily with fresh towels, and the host was just a message away if we needed anything. We did NOT want to leave this beautiful place. Be sure to catch the morning sunrise at least once during your trip!

This property was absolutely breathtaking from the moment you walk up the front stairs. Although our 14 person group felt large, Villa Mia extremely spacious and housed us all very comfortably. Vera has an incredible team of people that maintain the property and make sure the experience is as good as people expect from a vacation. The drive to Tulum and Tulum beach did not feel long at all. The location is super safe and the overnight security gives great peace of mind. The amenities are unreal and the view every morning makes it feel like paradise.

Words cannot describe how beautiful this place really is. The staff onsite was very helpful in terms of making sure we had everything we needed, and cleaning up after all of our messy ladies. Thank you all so very much for everything!!! I hope to come back here again for another trip!

This is a great beachfront villa. The tidepool and water's edge is very picturesque. The chef arranged through the host provided a wide range of menu options with great food and service. Victor, the villa's grounds keeper was very helpful at all hours of the day.

Beautiful space as pictured. Located on a rocky beach but white sand beach is a short walk away. Highly recommend a car rental since getting a taxi is a challenge. Chef Daveed and his team were incredible. A few notes: - There are housekeepers and security personnel on the premises most of the day. They are respectful and it is was great to have the place cleaned up. Do not expect total privacy however. - There is a TV only in the bedroom (no larger screen that can be easily watched by a larger group) - There is an extra charge to heat the pool. Inquire beforehand.

The pictures that you see in this profile are EXACTLY they way this property looks. I was blown away by its beauty and majesty! My friends and I literally had our breath blown away! Vera was an amazing host and handled all of my questions and coordinated all of the logistics. Our drivers were awesome all weekend and made sure we felt safe every we went. Karen and her chef team made some of the most delicious meals we had ever eaten. She even made special meals for my vegan/vegetarian friends as well. I was there celebrating my birthday and she came out with a cake complete with fireworks and trick candles! It was the best!!!!!!!!!! And of course, I can’t forget Emilio who watches over the house to make sure we were all safe! He was the best. I would 100 recommend this place and would definitely come back again!!! BOOK NOW!!

I invited 11 of my closest friends for my birthday celebration and we were all blown away from the moment we arrived. The villa is equivalent to a 5-star luxury hotel. Beautiful, comfortable, clean and well appointed, everything you need can easily be found or arranged for in advance. The pictures simply do not do it justice! We hired a chef and driver for our weekend, which ultimately made the experience one to always remember. The staff was discrete and helpful. We felt safe and well taken care of. I would highly recommend this incredible villa.

The location of the house is perfect for visiting all the area's great attractions. The house is very large and well built. Bathrooms clean and work perfectly. Towels for everyone is always on point. We spent 10 wonderful days 15 people with spaciousness for everyone.

We booked this home for a friend-cation with 15 adults. From the moment we arrived, we were blown away by the beauty of the property and its views, which are even more impressive in real life than in the pictures. We booked the private chef for the first two days, and were delighted with how tasty and healthy the food was. They were even able to make us a cake for a birthday celebration and stock our fridge with other food for the rest of our stay. The cleaning staff were discrete and helpful. Vera was also able to book a masseuse to come to the home, transportation to Tulum and security when we left the home at night. Despite our many last minute requests, she was incredibly responsive and kind. We had a wonderful stay and you will, too! (Pro tip: get ready to unplug (wifi at times can be spotty / throttled and there's only one TV in the master bedroom).

Vera & Villa Mia were amazing. The house is spectacular as the photos indicate but the experience was so much more than that. Chef Cesar & Antonella not only prepared amazing meals, but are genuinely great people to be around. The housekeeping staff made the place spotless every morning , the transportation service with Dany was fantastic, and Sandra the concierge was super sweet and helpful. Worth every penny.

The house and setting was more than any of us could expected. It was amazing, the views was picturesque. We hired a chef to make us breakfast every morning (well worth it), the daily maid and staff was a great addition...they kept mostly to themselves on the ground floor. Vera was very attentive to our needs and was quick to respond. The owner was there to greet us. It's best to rent a car or a driver. The drive to Tulum was only 25 mins tops, not bad at all. I would definitely come back to Villa Mia!

What an absolutely stunning place!! We had an amazing time and miss it already!! The staff were so sweet and assisted with anything they could help with. We all had such an amazing time! Great communication with everyone. Fresh towels and clean linens daily. They did laundry for us too for an extra fee (very small). Our one thing to watch out for was The entire house is gorgeous marble And slate. This was a little tricky coming in from pool or walking out from shower. Would highly recommend And definitely come back!!

Home is beautifully right on the edge of the ocean, so the views are indescribable. Little additions like the lamps and swinging chairs really made our stay memorable. 10/10

This house was awesome! We had a great trip to akumal. We were close enough to walk to restaurants and dive shops which was nice. The house managers and owner were incredibly responsive and helpful. The pool is awesome and the house is really clean. We had a great week staying here!!

The house was perfect, exactly what you see in the pictures. It's in the perfect location. A quick 20 minute drive into Tulum, or a 40 minute drive into Playa. It was very relaxing and the on-site housekeeping was definitely a plus! I would recommend it to anyone traveling to the area.

The house was incredible and the staff was lovely. All the positives of a hotel, but with the seclusion of a villa. Everything was high end, even to the chairs outside were great quality and comfortable. We wished we could have stayed longer. The welcoming Ceviche was a treat after a long journey and the views were incredible. The house even had a vitamix so we went and bought supplies and enjoyed piña coladas for days. The air conditioning was brand new, so you could easily enter your bedroom and escape the lovely tropical warmth when needed. Would highly recommend and avoid over priced hotels. The close proximity to akumal beach and a quick walk to the grand oasis beach help to provide for a close by beach. Def have water shoes that you can use to explore the rock formations out back and also walk to the nearby beaches. Lola ha restaurant was within 5 minutes drive. I also highly recomend stopping in Playa del carmen on the way from the airport to stock up on groceries so you dont ever have to leave the house.

Beautiful house, wonderful location and great hosts. The chef services they arranged for us were incredible and they even found us a massage therapist to come to the house.

The house is absolutely gorgeous. Location is fantastic (but you really will want a car to get to/from Tulum). With an ample amount of bedrooms, you really can't go wrong here with a large group. Also, in a rarity for Airbnb, somehow the place is more beautiful than the photos implied. I also highly recommend hiring the chef they work with, Mia Francesa. She was amazing, and took great care of our large group. Honestly, some of the best versions of many Mexican dishes I have ever had.

This house could not have been more perfect. We stayed for 7 nights and I wish we would have stayed more. The rooms are large and spacious and accommodated my family of 20 very comfortably. What made our stay one of the most amazing vacations of our life was having chef Francesca with us for breakfast, lunch and dinner. If you are renting this house getting a chef is an ABSOLUTE DREAM. Chef Francesca cooks in a way that is beautiful, but also absolutely some of the best meals I have had in my life, not exaggerating. I’ve never felt so in paradise that I did with every meal chef Francesca prepared. The extra bonus was we never had to think about food or cleaning and the cost way a steal for what you received. The location of the house is pretty secluded which we loved. It has its own rocky walk area and the sandy beach is less than a minute walking. Tulum is about 20 minutes south and Playa was 30 minutes south. Getting a taxi was easy if you don’t mind waiting for one to get be called for you (30min) but renting a car is recommended. Only thing is we did have a small concern having part of the swimming pool inside the house, especially with little ones running around so we asked to have a cover built over the inside pool. This saved our vacation and allowed the parents to ‘relax’. Emilio the owner didn’t even hesitate to have a custom pool cover built for indoors and really didn’t take away from the pool or beauty of the house at all. I will be coming back to Tulum and I will be bringing my friends back to this amazing home, with the most wonderful hearted staff that really made this trip a memory of a lifetime. The views from the house are stunning. The house was perfect for our family reunion at Thanksgiving with our grown children and grandchildren. Mary was very helpful and prepared delicious meals for us. The house was very clean and well taken care of. They short walk to the sandy beach is worth it

Gorgeous and remote home. Stunning house and lawn. The staff were amazing. The area is pretty remote so we had dinner catered per the owners recommendation and it was an incredible meal. I hope I get to come back! I recommend renting a car if you would like to leave the house (not a lot of cabs in the area)

We had an excellent family vacation, a very pleasant house and received excellent service from all the staff, especially from Emilio who was always on the lookout and even support us to coordinate the quick repair of an A/C that was not working well and from Francesca throughout the kitchen theme. We hope to be back soon!

The house is very nice, spacious, fresh, safe and clean. It has all the amenities and is very close to parks and tourist sites. We really enjoyed our stay at Akumal.
