Tricia & Doug are great hosts, very responsive and friendly . The apartment looks out onto the beach and a great sea breeze blows through the house (it was 31-33 degrees when we stayed). Comfortable apartment with everything we needed, lovely garden. Great recommendations - we took a bird watching tour in the rain forest with Kulcha Tours and saw a tapir - very lucky. The apartment is on a small strip with lots of cafes, restaurants and at least two supermarkets. Hopkins is very chilled and we had a great stay.

We spent three nights at Tricia and Doug’s place. The apartment has everything we needed and is nice and cool in the hot weather. Hopkins is a good base for a mixture of snorkelling/diving and experiencing some garifuna culture, while also travelling to nearby national parks. There was a fair bit of sargassum in the sea while we were there - which meant we didn’t swim in Hopkins. Doug does everything he can to clear it and restore the beach. All in all, we really enjoyed our stay and are grateful to Tricia and Doug for their warm hospitality.

I spent eight wonderful nights in Hopkins Village, Belize at Tricia’s place, AJ Palms. Tricia and Doug are truly lovely hosts who made sure I had everything I needed throughout my stay. The apartment is simple, charming, and very comfortable, with everything needed for a memorable visit. The stunning sea views and private stretch of beach were absolute highlights—especially with Doug raking the beach fresh every morning, which made it feel extra special. I can wholeheartedly recommend AJ Palms to anyone visiting Hopkins. Tricia and Doug go above and beyond to create a welcoming and relaxing experience.

I can’t say enough about this place. My wife and I were looking for a quiet, peaceful place on the beach to just stare out at the ocean for a week and we couldn’t have found a better place. The unit has a spacious covered deck with hammocks and chairs overlooking the water. It is serene and utterly stunning. Everything in town is easily walkable along the main road or the beach. The water right off the beach is warm and relaxing, and the private beach area has lots of comfortable chairs to just sit and soak it all in. The apartment itself is also great and has a cool kitchen right off the deck area that you can open up to a nice ocean breeze and the sound of the waves. The bed is very comfortable and the ac works great, though we didn’t need to use it due to the abundant breeze. Tricia and Doug are so nice, and very helpful. We had an issue with the shower draining and Doug fixed it immediately. This place was perfect, and I hope to return soon.

A beautiful apartment with beach view and private access to the beach. Even better than on the photos! Tricia is very nice, responds quickly to all messages and has lots of very helpful informations. We felt very welcome and would love to stay there again!

Starting off our first visit to Belize could not have been a more pleasant experience. The apartment was just as advertised and the grounds were incredibly well taken care of. Tricia obviously takes great pride in providing her guests with an incredible amount of information for everything you could possibly need to make your stay in this lovely village a breeze to navigate. The work Doug does to keep the beach front area pristine is incredible, you only need to take a short walk in either direction along the beach to see that AJ Palms is the best kept property in the area. Definitely recommend staying here if you want a private beachfront oasis to enjoy the laid back lifestyle that Hopkins Village has to offer. We very much enjoyed our stay at AJ Palms, the place exceeded our expectations. Everything was so well maintained, the private beach was amazing, the view from our balcony was spectacular. The apartment was great. It was spacious and clean with a covered patio that let us enjoy the view of the Caribbean, even during the rain that came a few times during our visit. Our beachfront was clean and meticulously maintained, making it pleasant for sunbathing, reading or going for a swim in the warm water. We made a few of our meals in the well-equipped kitchen and enjoyed a few nights out in Hopkins where most of the restaurants were in walking distance. It's a fun town and we enjoyed our visit immensely. Tricia and Doug were excellent hosts. They were always very responsive and helpful. If we're lucky enough to return to Belize, we will definitely stay with them again.

I am so glad that we booked with Tricia at AJ Palms. It was well situated at the south end of town, right on a beautiful well maintained beach with easy swimming. We even saw manatees many times. We had a lovely balcony to have our morning coffee on, lots of restaurants, grocery stores and tour companies within easy walking distance. The unit is exactly as described and Trivia provided so much helpful information which we used many times. We really loved Hopkins especially the people and will definitely be back.

We had a pleasant stay at Tricia's apartment. This stay was really exotic for us, both in the landscapes and in the culture. The view from the apartment is beautiful and the exterior is very well maintained. We enjoyed the view, the private beach (just for us the first few days) the calm but also the possibility to enjoy many visits and restaurants nearby. Hopkins was a beautiful and laid back village with enough restaurants and tourist services for eclectic places to eat and stuff to do. Tricia is an excellent host. The place is right in what feels like her own personal beach. They rake the sand everyday making us feel special and spoiled.

You are RIGHT on the beach! If you are looking for a relaxing, peaceful beach vacation….look no farther. Clear, clean and calm water for swimming, floating or snorkeling. We had an amazing time.

Great location with private sandy beach, spectacular palm trees and great refreshing breeze from the sea, which made AC unnecessary. Gorgeous view from teh balcony. Quiet and relaxing spot, you need to walk a few minutes under a blazing sun to get to the "downtown" area of Hopkins where there a great places to eat and drink and shop for food and fruit. Tricia was very friendly and helpful on all topics from places to visit to the kinds of animals that were around. (we saw a manattee from the balcony). Highly recommended if you seek a quiet place with nice private beach, walkable distance from town center.

Best kept beach in the village! Beautiful grounds. The view from the veranda is lovely. We spent the most time right there just looking out at the sea. The place was clean, cooled off easily with the a/c, and in a convenient location in the village. Tricia is a great host. Very responsive. You can tell the care, detail, and daily effort that goes into this place.

The AJ Palms has the most beautiful beach from all the apartments at the beach in hopkins. The view is just like a dream. The apartment is spacious and has besides the double bed a single bed as well. We definitely recommend it!

Tricia's place was perfect for us--roomy, awesome access to the beach--just off the balcony! Plenty of needed amenities, but not overdone; not cluttered. And it seemed there was the right "space/spot" for everything--hangers, horizontal places to put things, suitcase stands, etc. Bed was quite comfortable (important at our age!) Tricia was a wealth of information, & was easily accessible & accomodating. A/C was available but we never needed it. Really great location--lots of restarants in walking distance--never really needed a car or bicycles. If we get back to Belize, we hope we'll be able to stay at Tricia's place again.

This was the best accommodation during our time in Belize. We personally loved the balcony, the private beach and the view of the ocean. The apartment was clean, spacious and had everything we needed. The property is very well maintained and is within walking distance to restaurants, laundry service, and other stores. Tricia provided beach towels as well. The instructions were extremely clear and Tricia was always very responsive. She provided an amazing service, that went well beyond what one would expect of an Airbnb host. I highly recommend this place and if I ever had to go back, I definitely would want to rent this place again.

Tricia was amazing! She was able to work with us with check-in. The view from the apartment is amazing. It is just like the picture stated. This beat having to stay at a resort. Hopkins is a good mix environment. Bring your mosquito repellent.

We had an amazing stay at AJ Palms. The view was almost unreal, it was so picture perfect and we loved having the sand beach steps from the beach. It was very handy being able to walk into town for groceries and restaurants, and even better when we decided to walk into town by the beach.

Tricia's place at AJ Palms was great. The space was nice, clean and comfortable. The kitchen area was well stocked. I loved the balcony with the hammocks. You could spend hours just overlooking the ocean swinging in the hammocks. Also make sure to get down to the beach area which is RIGHT there. We came in the low season so we had the whole beach area to ourselves one day and the other days just shared with one other couple. This is a little apartment right on the beach. Tricia was an excellent host. She had many suggestions and was super responsive. We were even wanting to start our stay a day early and Tricia was able to accommodate us and made the unexpected transition from our other place to her's super smooth. I would definitely stay here again!

Just an extraordinary place

We stayed in the Beya apartment for five nights in late May and it was wonderful. The view was absolutely perfect, with amazing sunsets, and an almost constant sea breeze. The yard and beach were groomed daily, which also added to the beauty of the view. The apartment was filled with amenities. We cooked a few times, and weren't lacking for anything. The beds were comfy, and the air conditioning for sleeping was strong. Hosts were very responsive before, and during our stay. We extended our stay while we were there, and they handled it perfectly. If you are looking for an affordable beach stay, in an amazing, unique community, I'm not sure where else you could find one as good as this.

Triciawas very nice. I have to admit, I was a bit overwhelmed by all the pre-information. Straight away from the greeting at Hopkins I could feel a very warm welcome though, we had the best time there and it's very well equipped as well. We would always come back here again!

Apartment was exactly as described, with a walkout right on the beach! Perfectly located towards the end of town, all restaurants were within walking distance (about a mile). Wooden chairs and beach towels were provided, which was very helpful as I only brought a carry on. Communication with Tricia was easy and extremely helpful. Great restaurant and excursion recommendations were also provided. Conveniently, there was a small bar/grill located right next door with the friendliest bartender, perfect for brunch and/or cocktails while sitting on the beach. We would stay there again for sure! Hopkins was a great little town to visit if you're looking for a less touristy experience!

Tricia's place is exactly as advertised. The location was easy to find with her thorough instructions. Tricia went above and beyond to fill some ice cube trays for us, so that we'd have ice for cocktails upon our arrival. Simple but so very thoughtful.

We totally enjoyed our stay at Tricia’s AJ Palms!!! We stayed in the Beya Apt upstairs and had a glorious view of the ocean sunrises !!! Tricia was very helpful with recommendations for eating and activities . Her communications with us even before we arrived were quite helpful . I’m so glad we chose this place! Ms Tricia was nothing was kind and helpful from the beginning when I booked. And when our plane was delayed and I couldn’t reach the shuttle company she contacted them for me. The place itself is beautiful! If you enjoy gardens and flowers you will find it a paradise. The room was clean and exactly what we needed, but the balcony was where we spent the evenings! The fact we could open doors and windows to the breeze (especially at night) was so nice. And the beach is steps away and is beautiful raked and maintained every single day. No one bothers you, you simply relax! I never heard the other guests through the walls, and the beds were very comfortable. There’s even a small bar/restaurant next door. It wasn’t on our list to try, but when we came in tired it was so nice to walk right through the gate and eat. We did not have any trouble with noise coming from there, but we weren’t there in peak season. It’s wonderful!

We were very happy with our stay. The space was very clean with a good kitchen set-up. The beach was right in front of the place, and the balcony was spacious, with a view on the sea. The air conditioner for the night time was a real bonus, during the day the breeze made the temperature very tolerable. The water access and the beach was very nice and private.

This was a very nice place to stay - we loved the views of the private beach and the quiet neighborhood. It was an easy walk to many restaurants (5-15min to most places). The AC that we used each night made for very comfortable nights. It also felt very safe, with solid locks on doors and a private parking area for our vehicle. A couple issues arose (the wifi not working the first night, the fan not turning on at some point) and Tricia addressed the issues as soon as we brought them up. She was indeed extremely responsive and easy to communicate with via the air bnb app. Overall this was a perfect home for our Hopkins vacation!

We stayed 4 nights at the apartment and we loved it! The apartment is simple but has everything you need and the beds are very comfy. The location is perfect and the view is incredible. Tricia is a wonderful host. She is very kind and helpful, and super responsive to all our questions.

Great place! right on the beach It was nice to be able to walk right out onto the sand or even just the veranda to sit and enjoy the view. Tricia was very responsive and accommodating to our requests. Although Hopkins doesn't look very big on maps, it had everything we might have needed and was all within a nice walk of AJ palms.

In my opinion this was the perfect place to stay for enjoying a beautiful view with comfortable accomodations and easy access to local shops and restaurants. We had a vehicle so were able to make several trips to explore inland Belize from here as well. Sitting on the balcony to drink coffee in the morning and winding down in the evening before bed watching the waves and looking at the stars were 2 of our favorite parts of each day. The apartment had all the necessities for a relaxing stay and Tricia was friendly but not intrusive, suggesting the Tuesday night drums at the local Pizza place which we ended up enjoying. Bed was comfie and water pressure great! Nothing but good things to say about this place. We would stay there again.

Tricia was great! The balcony had a great view of the ocean and it's just a very short walk to the water. The place next had some pretty solid drinks and the food was good. Only think is it's a little far off the beaten path, but still not too bad of a walk to get drinks or dinner. I didn't notice the place had AC so that was a huge plus!

The condo was perfect and was exactly as advertised. It was literally a few yards from a beautiful groomed, private beach. The grounds are extremely well groomed and landscaped and the condo is walking distance from the village and many restaurants, etc. Tricia is very responsive and helpful. This is not a fancy place, but everything is clean, uncluttered and well kept. I'd love to come back again soon-highly recommended.

Tricia was a lovely host. She helped us a lot with the planning for the busses to and from Hopkins. She even checked boats from Guatemala to Punta Gorda for us. She recommended nice places in the village. Most astonishing and amazing is the tidiness of the place. The sand between the house and the sea looks every morning perfectly flatted. It feels like the English green standard for sand beaches. We enjoyed it a lot! Tricia was always there for us and the stay was just delightful.

The location was great. We did not have a car and it was an easy walk everywhere in Hopkins. We followed Tricia's recommendations for shuttle transportation and snorkeling guides and they were both great. Highly recommend this place for a low key, relaxed vacation. We will be back!

Tricia place is absolutely amazing from location to the stunning view of the beach! Located towards the edge of the village and with walking distance of the store and restaurants. Very peaceful and quiet setting. Great place to stay for your time in Hopkins!

My husband and I enjoyed our stay and will definitely seek out this property when we visit again! Since there are no addresses and WIFI was spotty during our initial drive to the apartment, it took some effort to find it. But when we arrived we loved the clean apartment, proximity to the beach, the central Hopkins location, and friendly residents. Tricia is an excellent communicator and makes sure guests feel right at home. I hope you book your trip and enjoy all that this property (and Belize) has to offer.

We had a wonderful time at Tricia's pace. It was even better than described online and was a great value. We loved our time on the balcony overlooking the beach and the ocean. We never needed to use the air conditioner because the ocean breeze was always present. The unit had everything that we needed including enough coffee and creamer to use on our first morning there. Tricia wass great and was such a help with our navigation around Hopkins. You will need to rent a golf cart or a bicycle to get around. We would highly recommend staying with Tricia as that is what we indend to do on our next visit to Hopkins.

You know when you’re looking at the photos and think that the view from the balcony porch just can’t look that good. Well at Tricia’s not only is the view that spectacular- imagine looking out over a well manicured beach, gentle surf with a couple palm trees to even out the left and right sides of your view - now for an added bonus insert a full rainbow. Now that is a view! Additionally she helped us with a local guide in the nearby reserve(for birds, he also does night guides if you want to see larger animals like tapirs and maybe a jaguar), and a full day snorkeling. We wish we had more time and have already started talking about a return trip with an overnight in the reserve.

Tricia provided us with a detailed write-up of the property, suggestions on transportation, cell services, and what to expect in the village of Hopkins. The property is as described and provides a peaceful location for couples looking to break away from the resort areas. The house is located North of the resort area and on the south end of Hopkins village. Walking to stores or restaurants is a bit of a hike. If you dont have your own rental vehicle; we recommend planning $60 US/day for a golf cart rental or $15 US/day/bike for bike rentals while in Hopkins.

My family had a wonderful stay at this cozy little gem in Hopkins. Tricia and her husband Doug are wonderful hosts. The local folks are friendly and the food is great. We stayed here an entire week and had a hard time leaving to go home.

The unit was absolutely perfect. It was just what we were looking for, nothing fancy, at the edge of the village, walking distance to grocery & restaurants, and right on the beach. We definitely plan on returning!

Our second visit to Hopkins and AJ Palms,this time for three weeks.Enough time to confirm that this has to be the very best place to stay in Hopkins. A fifteen minute beach walk to the "luxury hotels" and a one minute walk to the bustle (no hustle)main street of the village.The location is just far enough away from the odd sounds of late night partying villagers to remind you of the quiet it usually allows to concentrate on the sound of waves on sand.

Tricia was the best host we could have ever asked for. Our stay at AJ Palms was a real home away from home. We loved the hammocks on the balcony, the beach access, and Tricias little extra special details including a binder full of maps and other helpful and interesting information (history and culture too). Tricia even took care of setting up a cave tubing tour for us, and sent us info on what to do in town. She can have a doctor come right to you for a covid test too. We also loved how environmentally friendly the owners are and how beautiful the property is. You'll have the sand raked for easy barefoot walking every morning! This apt is the perfect place to relax and enjoy the beach and solitude. The apt is literally right on the beach, it is also within walking distance to stores or restaurants. The apt was clean and was well stocked with everything you need for cooking. The host Trish was absolutely great in communicating with us. She lives in the guesthouse right next so she is available if you need anything. She even found a couple of places to go and watch the football game. There is no TV in the apt but we did not miss not having one since we came to unplug and relax. There is a balcony to sit that has a beachview and that was our spot everyday. I highly recommend this apt as well as the others that she manages for your stay in Hopkins.

Excellent oceanside apartment for our stay in Hopkins. Just outside of town for relaxation but within a medium walk or a very quick jaunt via golf cart for supplies and resturaunts. Great communication and accommodation for changing schedules, absolutely would stay again.

This is a nice spot that is in a good location. The beach was kept clean so we were able to enjoy it. It is not too far from restaurants and the supermarket so everything we needed was nearby. Tricia was helpful and responsive to any questions we had. This is a place we would recommend to anyone checking out Hopkins.

Great Hosts, location and value.

This place could be the best place to stay in Hopkins. Private beach access, which is beautifully raked everyday, and a warm and clean space to unwind upstairs. Private balcony was excellent for morning sunrises and having coffee. Rent the bikes and cruise around town as that was a lot of fun during our stay. Tricia and Doug are gracious hosts that have lived in Hopkins for a while and definitely know the ins and outs. I would go back to this place in a second. Hands down the best bang for your buck! It was immaculate and spacious, breezy and easy.

Tricia’s place is a clean, comfortable place to stay at. The beach is clean & groomed everyday. It is not weedy & does not have trash on it. The village is a great community, full of culture, & very friendly. You won’t be disappointed.

Couldn’t have been better! I will start by saying that you should listen to Tricia’s advice about location, as it is 100% accurate. If you want a resort please at a resort. If you want clean, comfortable beach accommodations, this is your place. Hopkins is beyond charming! Great restaurants, beautiful beaches and warm people. Tricia and Doug keep the place spotless, the beach is raked each morning. They answered all my questions promptly and were always ready to help. I am already planning my next trip!

Tricia and Doug were great hosts. The place is nice, clean and has a really nice breeze from the ocean. If you are not going to be at in during the day, MAKE SURE TO LOCK THE GLASS DOOR. They will remind you constantly to lock it due to the strong winds. Hopkins is not very touristy and honestly if it weren't for the nice people and the great food we don't think we will be going back. I feel like they may have been hit by a hurricane and just never recovered. The place is impoverished and lots of loose dogs, not aggressive dogs though. The location is centrally located from several ruins and waterfalls, which is good. The drive from the airport was a bit rough, lots of construction going on. On our last day in Hopkins we drove an hour south to Placencia and what a difference. If you are thinking about going to Hopkins, drive the extra hour from the airport to Placencia. Clean beaches, lots of small resorts, not touristy and they even have the one and only craft brewery Belize named Hobbs Brewing Co. Apparently Belikin beer had a monopoly and now Hobbs is present with a good IPA and other beers. Overall Tricia's place was nice, thanks to her hospitality minus the dirty beach :)

This cottage is a must experience. The hosts are top notch. Both kind and helpful. The grounds are kept extremely clean with well manicured sand each day. The view and closeness to the water can't be beat. A great way to relax while on vacation yet plenty to do if you want adventure. A definite winner!

It's a great location, at the south end of town, but still with plenty of walkable restaurants. Renting the bikes Tricia offers is a good idea when it's hot out and you want to head out further to the north end or further south to Sittee River. It is quiet in the evening and right on the beach, so you can leave the windows open to hear the waves. Better than using AC in my opinion. We never turned it on.

Great place to stay

Our stay at AJ Palms Beya Beach Vacation Rental was perfect for our needs. The upper unit provides a great view of the ocean, plenty of space for our family of 3, and the kitchen had sufficient cooking items for our needs. Tricia provided great suggestions for transportation and tours prior to and during our trip and always responded promptly. The unit was very clean and the grounds are well maintained. Tricia and Doug were great hosts and we would certainly stay here again if we decide to return to Belize in the future.

Great place to stay. Walk-able into village, Tricia has bikes to rent if desired, very close to stores, shopping, and restaurants. Tricia was helpful with excursion tips and things to do. Overall, we enjoyed our weeks stay and would recommend highly. Doug raked the beach daily so it always looked fresh for the morning views.

Fantastic experience. By far the most well kept section of beach in Hopkins. Tricia and Doug are great hosts and made booking all of our activities effortless. I will be back.

We stayed five days at Tricia's and had an amazing time. Her guest house is just so perfect. Hopkins is an amazing village. We will return!

Trish made sure that my sister and I had a phenomenal time in Belize! She was extremely responsive and accommodating. She helped us set up tours on very short notice and was always ready to help with a recommendation. Our apartment was spotlessly clean and very comfortable. The nighttime AC that’s included was nice, and the breeze coming off the ocean combined with the ceiling fans throughout the apartment make it unnecessary in the daytime. There’s grocery stores, restaurants, and gift shops all within a 20-minute walk for when you eventually have to leave the beach—which has chairs, tables, and is raked every morning. All in all, we had a fantastic time and would definitely book here again 😊

Tricia is a top notch Airbnb host. The place has everything we needed and more to make our stay very comfortable while experiencing and enjoying the local culture. The beautiful beachfront location near the center of the coast provides daily access to many adventures near and far. Highly recommended.

Tricia's place is the perfect beach spot in Hopkins. Well manicured grounds, gorgeous view from the porch, and a short walk to restaurants and shops. The room was comfortable and very clean. Tricia is a delight to talk to and quick with the communication.

Really enjoyed my stay at Tricia's. Outstanding location, very clean and exactly as the photos described. I highly recommend both Tricia as a host and the space which I stayed. I am hoping to have a return visit next year! Tricia was great about communication both in advance of my arrival as well as during my stay.

Tricia's place is as nice as the picture (actually nicer). My wife and I felt as if we didn't have to go anywhere because it was such a fabulous place. We spent hours on the porch overlooking the beach, sitting on the beach reading and looking at palm trees swaying, swimming in the warm and refreshing Carribean waters, and watching frigate birds and pelicans soar overhead. There's a full kitchen so you can pick up food at the local market and cook at home or walk to several great restaurants on or near the beach.

We enjoyed our stay so much! It was the cleanest beach in all of Hopkins, the place was clean and just as described, Tricia was helpful with booking a snorkel/fishing excursion that was absolutely stunning. We were also able to rent bikes, Wi-Fi worked great and we felt really safe there. We will be back!
