Insects are a natural part of the jungle environment surrounding the villas. The property is fumigated twice monthly, but occasional sightings are normal and do not indicate uncleanliness. Guests are encouraged to avoid harming insects and to keep food covered to prevent attracting them.

The villa was amazing for me and my group of friends. We were able to spread out and have enough space! It was a little shocking that the stairs outside are the only stairs to go upstairs to the rooms. Not a major convenience but more of out of the norm. Second thing we were not aware of the plumbing struggles in Tulum and were taken by surprised when instructed after check in that you must throw your toilet paper in the trash instead of flushing it, but Maria offered her cleaners to take out the trash every day to help this unexpected difference for us. LASTLY omg those mosquitoes were hell! If you can pack bug spray and a portable WiFi. The property has WiFi, but it just didn’t get the job done.

Mariana place was great for our group trip. The villas were private with security at night, clean, 10-15 mins from the Tulum strip via cab, and everything was clean. She helped with cabs and other accommodations throughout the whole trip in a timely manner

Great twin villas, really accessible and right next to one another, you do not feel separated at all. Hosted me and 8 of my friends and we were split between the two. Villa looked amazing and host was very friendly, and quick to respond, would highly recommend to others

I had the most amazing stay at this villa for my bachelorette weekend! From the moment we arrived, we were blown away by how beautiful and clean everything was. The villa had all the amenities we needed, and more – it truly felt like a home away from home. The safety of the property also gave us peace of mind throughout our stay. One of the best features was the concierge service they offered. We used it to have groceries delivered, which was such a great convenience and made the trip even more stress-free. Mariana, the host, was fantastic. She was incredibly communicative, friendly, and made sure everything was taken care of.

6 of my friends and I stayed at Mariana’s villa and it was everything we asked for. We wanted to do the all inclusive but this was a great alternative. The concierge (Jesse) was so amazing and helpful and had a great response time if we needed something. The maintenance guy was there every morning to clean the pool. We also had a security guard on guard and visible every night. This villa was right next to a cafe and they had good food and coffee. To us the distance wasn’t walkable to the Main Street. It was about a 20 minute walk. We used taxis to get around but the last day we found ATVs and it made it much more easier to get around the city. So we know next time to rent ATVs for our stay. If I had to put something that the villa was missing, small towels for 7 people to shower. But even that wasn’t a big deal. I would definitely stay again. This place was just like the pictures. Couldn’t have asked for a better place to hang out in Tulum! It was a little farther away from the beach, but the hotel down the street and the cafe were both great! I would stay here again! Very clean Airbnb and nice security guard at nighttime.
