The Space
Welcome to The Perch, your retreat nestled above the treetops of Playa Maderas. This three-story home offers breathtaking ocean views and quick access to some of Nicaragua鈥檚 best surfing spots. The house features three bedrooms and three bathrooms, comfortably accommodating six guests. A private lap pool adds to the relaxing atmosphere.
The open-air living room overlooks the lush trees and the blue Pacific Ocean, providing plenty of seating, including a hammock. The fully equipped kitchen with indoor dining space is perfect for enjoying meals with friends and family. Be sure to try some of Nicaragua鈥檚 fresh fruit and delicious seafood during your stay.
Each level of the home includes deck space, ideal for quiet moments such as morning coffee or evening cocktails. Experience the jungle鈥檚 vibrant wildlife, including monkeys and parakeets, and enjoy the stunning night skies鈥攚hether moonless and star-filled or illuminated by the moon鈥檚 glow over the ocean.
The master bedroom is air-conditioned for a comfortable night's sleep, while the other two bedrooms have fans and benefit from cool ocean breezes. All three bathrooms have hot water, ensuring convenience for everyone.

The Perch operates entirely on solar power, so guests are encouraged to use energy wisely. Running the air conditioning continuously overnight may drain the system. A generator is available with one tank of fuel provided; additional fuel tanks cost $40 each and last about 10 hours.
Location
The Perch is situated in a wooded sanctuary abundant with wildlife, offering incredible access to the waves at Playa Maderas. The location provides some of the best views in the area due to its elevated position above steep terrain.
Access
Access to The Perch requires a four-wheel-drive (4WD) vehicle or an all-terrain vehicle (ATV) because of steep and challenging roads. This is essential for safety and to reach the property comfortably. Assistance with discounted vehicle rentals through local partners is available.
Guest Access
Guests have full access to the entire three-story home. The kitchen and living room are located on the top floor. Since the house has multiple levels, guests should be comfortable climbing stairs. For smaller groups, the lower-level bedroom may be prepared upon request.
Important Notes
Please do not book if you do not have a suitable 4WD vehicle or are uncomfortable driving on steep, difficult roads. The challenging access is part of what provides the stunning views and secluded atmosphere of The Perch.

This place is amazing! We loved our stay it was exactly what we were looking for. Very relaxing the view is simply incredible. We got to see monkeys, plenty of birds, praying mantis and iguanas. The pool was a life saver for the hot days. I would recommend to anyone, we really enjoyed our stay and were sad to go.

We had a super nice Weekend! The pool is a total Highlight, you do absolutly need a 4x4 to get there the way is really steep! Our first night the electricity went off for a while but came back on again not that long after! Over all we had an amaizing stay und enjoyed our time here a lot.

Laura, Vero, the rest of the staff, everyone is cool, agreeable, efficient. The Perch is exactly what we were looking for: a place in nature, away from the crowd, but close to the beach (5 minutes by car) and not far from the village. We will be back!!!!!

We cannot say enough positive things about The Perch! Our group of 4 only spent 3 nights there, but it was absolute perfection. Laura and Veronica were incredibly helpful and always available to answer any questions we had. Also, if you鈥檙e keen on spending a quiet evening in, we would highly recommend hiring Erica (a local friend of our hosts) to come cook for you. Her food was authentic and one of the best meals we experienced during our trip to Nicaragua. We had such an amazing stay, and we would most definitely return!

La ubicaci贸n es excelente para que los que buscan estar cerca del mar pero al mismo tiempo rodeados de naturaleza. La vista de la terraza hacia el mar es preciosa. La piscina muy limpia, la atenci贸n antes y durante la estad铆a fue muy buena 馃憣馃徏 100% recomendado *Si no tienen veh铆culo 4x4 no lo intenten. El camino no es malo pero es de manejo con cuidado.
