The Space
This property is located on Montezuma Beach, just 500 meters from town. It features a swimming pool and three air-conditioned bedrooms, with a plan to have four bedrooms available during the summer of 2025, reverting to three bedrooms starting January 2026. The villa includes 3.5 bathrooms and a luxury kitchen.
Outdoor dining accommodates up to 12 guests. Additional amenities include a washer and dryer, Wi-Fi, and a BBQ/bar area designed for entertaining. The jungle behind the property is home to diverse wildlife. The white sand beach lies directly in front of the house.
Restaurants, grocery stores, shops, tour agencies, and beach bars are all within a few minutes’ walk to the town center of Montezuma. The property combines the convenience of an Airbnb with hotel-like housekeeping services.
Location
Situated on the north side of Montezuma, the villa is a 5 to 10-minute walk from the town center. The property consists of three houses located close enough to each other for easy communication but spaced to ensure privacy and quiet.
Guests can enjoy direct access to the ocean, the beach, and the centrally located pool shared among the three houses. The town is just a short stroll away, perfect for picking up essentials or visiting local beach bars. The area offers a magical small-town atmosphere with many dining options.

Outdoor and Wildlife Experience
Guests can relax in numerous hammocks or beach chairs scattered around the property. The surrounding jungle is rich with wildlife, including monkeys, peccaries, iguanas, turtles (including hatchlings), and a variety of bird species.
The spacious green lawn in front of the villa is perfect for activities like cartwheels or simply enjoying the outdoors.
Guest Access
The villa is accessed via a short dirt road running parallel to the beach north of Montezuma. It is a private residence with its own covered BBQ area. The pool is shared with two other guest houses.

Tropical paradise. We fell asleep to the sounds of the ocean and heard and saw howler monkeys during the day! The rooms were gorgeous and the pool area was a wonderfully relaxing for our family! Tell all your friends to stay here!

Karen is an amazing host with decades worth of knowledge about the area. She had local connections which helped us to book surf lessons, go on a waterfall hike, a private fishing and snorkeling boat, and recommended other areas to travel to for day trips. The location of the house is perfect, only steps to the beach. The house is beautiful and the grounds are amazing. It felt like we had a while resort to ourselves. Great for our family of 4. The beach had only a couple people at any one time so most of the time it felt like it was our own beach. Waves were good for boogie boarding and mostly sand which was nice. The walk to town was short and had lots of restaurants that catered to gluten allergies. The pool was clean and perfect. The outdoor BBQ area is huge. We saw monkeys, turtles, lizards and all sorts of animals. Lily the housekeeper attended to our every need and the grounds keepers were helpful too. We felt safe & would go back with a large group since there is so much space!

Montezuma Beach Villa hosted by Karen is a magical place where the beach is just past a few palm trees. We had 3 families stay here and we were all in love with this place and did not want to leave :). The beautiful landscaping, pool, amenities, local restaurants, and of course Lilly (the groundskeeper) who was attentive to our every need, made this stay a relaxing and welcoming getaway for us. Even with the doors shut and AC running, you are close enough to the ocean you can be serenaded to sleep with the waves. We are already talking about coming back and enjoying more time at this location. I would absolutely recommend this lovely place. Thanks!

Uno de los mejores airbnb en donde nos hemos quedado en la playa. Es muy fácil para llegar. Las indicaciones son muy precisas. La casa tiene 4 cuartos grandes con todas las comodidades necesarias, camas muy confortables y aire acondicionado. La Cocina está perfectamente equipada, es muy amplia y fresca. Tiene una parrilla para BBQ muy grande, de gas, que nos facilitó muchísimo las cosas ya que éramos un grupo familiar grande. Lo mejor que tiene esta casa es su ubicación frente a la playa de montezuma. A solo unos cuantos pasos caminando. Desde la casa y el jardín se ve toda clase de animales silvestres. En solo 4 días Pudimos ver Monos capuchinos, monos aulladores, iguanas, pericos, guacamayas, pizotes, y ballenas, Si! Ballenas! Que nadan en mar abierto frente a la costa de la península. Definitivamente me Volvería a hospedar en la casa de Karen, súper Recomendado

Location, location, location! We fell asleep to the sound of waves crashing and the beach was steps from the home. My kids cried when we had to leave! The pool was the perfect spot to cool off and it’s an easy walk into town. Everyone was kind and friendly on the property and we felt very safe with our two little kids. We would absolutely stay here again! Thank you, Karen!

This place is amazing… great outdoor living space with plenty of seating, and room to spread out and explore, beautiful lush, tropical landscape, an awesome pool, amazing wildlife, and right on the ocean. Very good restaurants in walking distance. My kids (early 30’s) took the horseback tour on the beach to the waterfall and loved it. Karen is a gracious host and Lily and the groundskeeper were very friendly and responsive. Loved the hammock so much, I went into town and bought one to bring home. This was one of the most unique, beautiful places I’ve ever stayed in and we ALL (3 generations) loved it. BOOK THIS PLACE NOW!

Wow! So incredibly beautiful and serene. We felt like royalty. Absolutely gorgeous grounds, exquisite appointments and lovely on-site personnel. Felt like we were alone in the world! Just a hop skip and a jump to a sparsely populated beach with trails along the coast. Karen was incredibly responsive and helpful when little things came up here and there. She recommended a chef team (DaTwins) to cook us an authentic tico meal which was incredible and the house attendant “den mother” Lilly was such a peach!! The pool was gorgeous and the covered bbq and dining/sitting area was perfect…especially during the crazy storm we had. Would give more stars if I could. ❤️❤️❤️

Perfect vacation rental for our family. The house was exactly as the pictures showed, amazing hospitality from the caretakers of the property- they all went out of their way to make our stay as comfortable as possible. Excellent communication from the host, before and during our trip; incredibly clean and well maintained. We will absolutely be back.
