Guests receive preferred access to select beach clubs, along with exclusive discounted rates. The concierge team will provide recommendations and assist with reservations to ensure a smooth and enjoyable experience.

Check-in and Check-out

• Check-in: 4:00 PM
• Check-out: 11:00 AM

Early check-in and late check-out are not available, as the property requires full turnaround time between reservations to maintain its condition.

Pool Maintenance

Pool cleaning is performed daily from 9:00 AM to 12:00 PM.

Property Rules

• No external personnel allowed on the property.
• Hosting parties or events is strictly prohibited.
• The maximum number of guests included in the base rate is 7. Additional guests incur an extra charge.
• An additional fee of $15 USD plus tax per night applies for each guest beyond the seventh.
• Smoking or vaping anywhere on the property is not permitted.

Smoke-Free Policy

This is a smoke-free villa. If smoking or vaping occurs inside, or if cigarette residue is found, a $250 USD cleaning fee will be charged.

Natural Environment

Located in the Mayan jungle, mosquitoes are common. Guests are advised to bring insect repellent for added comfort.

Internet and Electricity

• The villa provides the best available internet service in Tulum; however, connectivity may be less stable than in larger cities. Efforts will be made to resolve any issues, but uninterrupted service cannot be guaranteed.
• Electricity is supplied by CFE. While outages are rare, they can occur without notice. The management will contact CFE promptly if outages happen but cannot be held responsible for any inconvenience.
