Positioned atop a fossilized coral reef, it provides breathtaking views of the Caribbean Sea and the majestic mountains of Honduras.

With an infinity pool, 1,000 square feet of patios, and just a five-minute walk to the beach, this property is an ideal retreat. Please note that the rental rate does not include electricity charges.

The Space

The main house consists of two floors:

• First Floor

  • Floor-to-ceiling windows along one entire wall facing the Caribbean Sea
  • Fully equipped chef’s kitchen
  • Living room with multiple seating areas

  • Guest suite with ocean views, sleeping two, and an ensuite bathroom

The downstairs apartment is a separate two-bedroom, three-bathroom unit that includes:

• Full kitchen
• Living room
• Private 300 square foot patio
• Master suite with ocean views and an ensuite bathroom, sleeping two
• Second bedroom with a full-over-full bunk bed, sleeping four, also with an ensuite bathroom

Additionally, there is a sixth bedroom option within the downstairs apartment’s large foyer area. This space can be converted into a bedroom featuring:

• A full bathroom
• A twin bed with a twin trundle that converts into a king bed if desired
• A separate entrance through French doors

In total, the property offers sleeping arrangements for 18 people across 11 beds. However, the maximum allowed group size is 16 guests, with exceptions made for families with children. Larger families are encouraged to inquire.

Guest Access

Guests have full access to the entire house except the gym. Access to the gym requires an additional $250 deposit and adherence to the following rules:

• Equipment must be returned to its original position
• Equipment should be wiped down after use
• Weights and dumbbells cannot be left on bars

Electricity and Utilities

Electricity is not included in the rental rate. The rate covers an electricity allowance that accounts for typical usage. The property is equipped with 44 solar panels connected to the grid, which provide this allowance.

Any electricity consumption beyond what the solar panels generate will be charged to the guest. Electricity costs on Roatan are high, so this system ensures fairness by charging only for actual usage rather than including it in the rental price.

A monitoring system tracks electricity consumption and solar output to calculate charges per kilowatt-hour. Guests are responsible for any excess usage.

To conserve energy and avoid additional charges, guests are encouraged to:

• Hang towels to dry instead of using the dryer
• Turn off or raise the air conditioning temperature when not in the house
• Maintain reasonable air conditioning settings rather than very cold temperatures

The property benefits from a near year-round breeze and expansive windows, so many guests find air conditioning unnecessary.

Excessive use of air conditioning (such as running it 24/7 at low temperatures) can result in electricity bills exceeding $500 per week.

Important Notes

• The property is located on an island off the coast of Honduras and may experience occasional power, internet, and water outages beyond the host’s control.
• No refunds will be issued for utility interruptions caused by circumstances outside of the property management’s control.
• Final cleaning is included in the rental rate. Additional cleanings can be arranged for an extra fee.
