This was a great listing, the location was perfect for staying in San Pedro. The building is walking distance to everywhere in the town of San Pedro and to the dock to catch boat to other towns on the lake. A very safe space, very quiet at night while still being in walking distance to any nightlife in the area! Be mindful of the steep entrance to come up, but there is a lot of climbing involved in staying at this lake regardless. 10/10 and 100% recommend!

LOVED staying here. It was in walking distance to many restaurants, bars/ nightlife, the lake, cafes and the dock where you’re able to take lanchas to other pueblitos. The view from the rooms was to die for, and looked even better at night from the rooftop. The building itself is only really available by foot, be prepared to walk bc it is a hefty workout if you’re not used to it. Will deff be staying here again next time my family and I come back.

Was a little skeptical because of the low amount of reviews … The view is beautiful, it’s in the center of San Pedro with stores and restaurants all within walking distance …. It is a lot of stairs but it will be worth it!

The location is great and walking distance to everything in San Pedro; however getting up the steep and unsteady steps with suitcases is not an easy feat.Even if you’re in top shape, it can be difficult to climb due to safety reasons.The entire house is divided into 5 floors so you have to go up & down a lot, especially because the kitchen is on the top floor (and doesn’t have a functioning bathroom).The kitchen is not really made for cooking but even basics like wine glasses and scissors and a tea kettle are missing.The only nice and noteworthy room is the top one with amazing views and big bed and bathroom as pictured, but the rest are old and need updating, with bad pillows and mattresses. The showers in the bathrooms don’t have doors or curtains so it’s messy and they are teeny tiny, and the tub can only be used to shower and is very difficult to get in and out. The whole place needs a lot of work & care, which was disappointing for everyone other than those that got the top floor.

The house had ample space and stunning lake views, making it ideal for our group. Its central location was a major plus—everything, including restaurants, tuktuks, and boat docks, was within walking distance. The setup is especially convenient for large groups, as the rooms are private and lockable. However, there were a few drawbacks. There’s no on-site parking, and nearby parking requires a fee. The walk from the street to the front door is also challenging, especially with luggage. While we had issues with two toilets not flushing, the host quickly resolved them. Note that the windows lack mesh screens, so keeping them closed is necessary to avoid mosquitos, which limits ventilation. We did feel uncomfortable when asked about a cracked stair step after the housekeeper reported it to the host without discussing it with us directly. Despite these minor issues, the property’s location and space make it a great choice for exploring Lake Atitlán.

I don’t even know where to begin. Alejandro was the most amazing host my 6 girlfriends and I ever had. We each wanted to leave a separate review because of how phenomenal this trip was. I had a dream to have my bachelorette party on Lake Atitlan and Alejandro’s place in San Pedro was the most perfect spot to spend it at. This space and view is breathtaking. Alejandro helped me plan every detail and I really don’t know how to thank him properly! His hospitality and knowledge of Lake Atitlan is unrivaled. Every single recommendation was spot on. And Elizabeth makes the most mouthwatering breakfast. My friends and I can’t stop talking about how this was the best bachelorette party, trip, and experience they’ve ever had. Thank you, thank you, thank you a thousand times.

Where to start… Alejandro and staff were amazing. We could not be more thankful for their communication throughout the planning process and once onsite. If you have a group of people unfamiliar with the area and looking for an a fantastic bilingual host, book Monaco! The views were stunning and the location is walkable to everywhere. The home is on a very steep incline; however the views are worth the climb to get the best panorama of the lake from San Pedro. Thank you so much for making us feel at home. Special thank yous to Flavio, Kaely, Cesia, and Flory for making our stay so enjoyable. We can’t wait to come back!
