Perch, a spacious 3BR home in Guanacaste with stunning ocean and river views, a pool, and breezy, treehouse-inspired design—your perfect retreat near Samara and pristine beaches.
The Space
The Perch, also known as "Posada de Pajaros," is a spacious and airy newly constructed home perched on a mountainside overlooking the Buena Vista River and the vast Pacific Ocean. Gentle breezes flow almost constantly, enhancing the varied and striking views. Wildlife such as iguanas can be seen in the treetops, monkeys move overhead, and birds and butterflies are abundant. This home offers a relaxing atmosphere, a comfortable retreat, and an ideal base for exploring the beautiful Guanacaste region.
The architect designed the house to resemble a treehouse or bird's nest, allowing breezes to pass through from all directions, naturally cooling the space and providing relief from the Guanacaste heat. The house fulfills this vision perfectly—at any time of day, the large living room and deck overlooking the valley remain cool and inviting.
This residence is intended for friends and families to unwind together. It features:
- Shared views and gardens for relaxation
- A large kitchen designed for group cooking
- Multiple cozy corners for personal space when needed
Outside, a pool and poolhouse offer shade and refreshment, while air-conditioned bedrooms provide privacy and quiet. The downstairs "sunrise" suite includes a kitchenette and offers spectacular panoramic views at dawn.
The property is completely private and quiet, located 6 kilometers (3.5 miles) northwest of Samara. Although a grass runway is visible in the valley below, it is used only occasionally by one or two gyrocopters daily.
Note: For your security, unmonitored cameras are installed at exterior entry points.
Guest Access
The Perch consists of a main house with two bedrooms and an in-law suite, accommodating a total of two king beds and three single beds.
- The main level includes two bedrooms and two bathrooms:
- One bedroom with a king bed
- One bedroom with two single beds plus a pull-out single bed (Bedrooms/Bathrooms 1 and 2)
- The downstairs in-law suite features:
- A king bed
- A couch
- A kitchenette
- A full bathroom (Bedroom 3 and Bathroom 3)
- There is an additional cabana separate from the main house, which includes:
- A queen-sized bed
- A full bathroom
- A large couch
This cabana is available only for groups of seven or more (depicted in photos as Bedroom 4 and Bathroom 4).
Location and Distances
- 10 minutes to Samara
- 5 minutes to Playa Buena Vista
- 10 minutes to Playa Barrigona
- 10 minutes to Playa Garza via the newly paved Route 160
- 20 minutes to Nosara via Route 160
The road from Samara to the house is rough, typical of many Guanacaste roads. During the dry season (December to April), a river crossing is required, so a 4x4 vehicle is recommended. In the rainy season (May to late November), the river is usually impassable, increasing travel time to Samara to 20–25 minutes, making Nosara similarly distant for shopping.
Other Things to Note
While the house is equipped with modern screens and door sweeps, it is common in this region of Costa Rica to encounter insects, snakes, and other wildlife.

Beautiful location with a view for miles. Could see the ocean as well as an incredible Mountain View. Visited by monkeys as soon as we arrived, as well as multiple other local animals throughout our stay

We LOVED our jungle stay at the perch, so many animals visiting regularly, and the pool was perfect. We accessed the short cut through the river crossing multiple times which was also fun! The view from the balcony is a true delight and will not be forgotten.

My family of 5 stayed here for spring break. We loved this gorgeous setting and home. The wrap around deck, pool and shaded pergola all made for memorable moments. The nature sounds and looking into the jungle right up close was incredible. It is a bumpy ride to get there, so be prepared with 4x4, we were able to used the short cut road for quicker access to the beach and Samara. My son enjoyed flying on the gyrocopter !

Super vue, plein d’étoiles et d’animaux. Cuisine bien équipée, vraiment super pour une famille avec plusieurs petites bulles. On a vraiment apprécié notre séjour. On a beaucoup apprécié la douche dehors. La route est assez cahoteuse pour se rendre, mais ça vaut la peine.

Mixed family of 7 for 7 day stay. Fabulous spot for an off the beaten track vacation. Jungle sounds galore! Monkeys up close! Gorgeous views! Space to spread out and/or come together. Def recommend 4 wheel drive. Dry season drive through the river is super fun way to get to town. Unbelievable beaches near by. Mellow Buena Vista for morning walks and wilder waves for boogie boarding at Barrigona. Everyone had a fantastic stay and said they would want to stay at the Perch again. Next time I call the downstairs!

We loved our stay at The Perch and will never get enough of that view! What a beautiful, peaceful place to slow down and reconnect. The road to the home is unpaved and full of pot holes so be prepared to be jostled. Totally worth it for the private, remote feel. We hope it never gets paved! The hosts’ were excellent communicators and shared lots of great recommendations for restaurants and activities in the area. This wasn’t the most luxurious or well-equipped place we stayed on our trip, but it’s the one that captured our hearts. Kind of like a modern cottage in the jungle. We hope to return!

A dream destination, perfectly located between Sámara and Nosara. You get the feeling of total isolation while still being about 30 minutes from town when you need it. The views are incredible, lush forest and ocean as far as you can see. The house itself was great and worked really well for a larger group or two families. The BBQ wasn’t usable, and the kitchen equipment was fairly basic, but we managed without any major issues. Overall, a beautiful place to disconnect and enjoy life. I would go back!
