Villa Karma is designed as a tropical eco-sanctuary near the beach, nestled in Tulum’s lush jungle just 2 kilometers from pristine shores and clear Caribbean waters. The villa is easily accessible via the new Kukulkan road, only a 7-minute drive to the beach. It blends comfort, authenticity, and eco-friendly living to create a memorable getaway.

Accommodation Details

Villa Karma comfortably accommodates up to 14 guests across two separate living areas, ideal for families, retreats, or groups of friends seeking an eco-luxury experience.

Main House (Sleeps 10)

• Two master suites with king beds, palapa-covered terraces, and private bathrooms featuring open-sky showers (one suite includes an extra single bed)
• Two jungle suites (one with a king bed, one with a queen bed) sharing a bathroom; one has a private terrace
• Open-concept living and dining area with a fully equipped kitchen
• Large outdoor deck with a dining area perfect for group meals and relaxation

Garden Apartment (Sleeps 4)

• Two additional bedrooms
• Second fully equipped kitchen and a small lounge area
• Private tropical wooden deck and a pool finished with natural Chukum plaster

Eco Commitment

Villa Karma operates partially on solar energy and is designed to reduce environmental impact. Organic toiletries are provided, and guests are encouraged to separate recyclables and organic waste.

A unique feature of the villa is the onsite Melipona bee sanctuary, home to stingless native bees of Yucatán. Guests can participate in honey tastings when available, offering a special local and sustainable experience.

Location

Situated in the rapidly developing La Veleta neighborhood of Tulum, the villa is close to restaurants, cafés, and yoga studios. Guests should note that some nearby construction and unpaved roads are part of the area’s ongoing growth and charm.

Important Notes

• Villa Karma is a peaceful and restorative space; parties are not permitted.
• Only registered guests may access the property.
• No refunds are issued for natural disasters, temporary power or water outages, or construction noise.
• Optional cleaning service is available for 2,500 MXN per visit.
• Please review all house rules before booking.

Guest Access

Guests have exclusive use of the villa, including the swimming pools and lush garden. There are no shared areas. Parking is available inside the property, with additional street parking nearby.

House Rules and Guidelines

To ensure a safe, comfortable, and respectful stay, please observe the following:

Respect for Nature and the Eco-Villa

• Do not flush toilet paper or other items; use the bins provided due to the delicate septic system.
• Avoid disposing of chemicals or harsh products down sinks or toilets; biodegradable soap and shampoo are supplied.
• Tap water is not potable but safe for brushing teeth and washing; purified drinking water is provided along with complimentary tea, coffee, and basic condiments.

Guests and Capacity

• Maximum occupancy is 14 registered guests.
• No additional or overnight visitors are allowed.
• External service providers (chefs, masseurs, party organizers) must be approved in advance; trusted local partners can be recommended.

Safety and Tranquility

• Keep mosquito screens and doors closed to prevent insects.
• Lock all windows and doors when leaving; instructions will be provided at check-in.
• Use the safe deposit box for valuables.
• Smoking is prohibited indoors; allowed only on outdoor decks or terraces, never under palapas due to fire risk.
• Avoid candles, incense, or open flames to maintain safety.

Parties and Decorations

• Parties are not allowed to preserve the villa’s peaceful atmosphere.
• Do not hang decorations, stick items to walls, or bring balloons to the pool area.
• For special occasions, a local florist can provide tasteful floral arrangements in vases.

Tulum’s Development

• The area is evolving rapidly, so occasional construction noise or dusty roads may occur.
• The villa team strives to maintain a serene environment and appreciates guests’ understanding.

Optional Housekeeping

• Additional cleaning services are available at 2,500 MXN per visit upon request.
