3BR Luxury Villa in Manuel Antonio

Great place with a few caveats: they really expect you not to flush your toilet paper. Did not expect this with a place this modern, pricey and nice. Second and perhaps the biggest issue was that the staff seemed to come into our home as they pleased, without scheduling or knocking. Once when we were in the pool, a worker came in to grab some bottles. It was quite jarring to see someone walking around the house while we were in the pool. The worst incident was when we were woken up to someone in our house at 6am. The concierge had made a mistake with scheduling our breakfast and they arrived 2 hours early and did not knock. Or if they did knock, no one came to the door, and they just came in anyway! There need to be DND hangers for doors if they are treating it like a hotel not your private AirBnB. Lastly, there are large ugly black cloths hung up between and around some of the villas, I assume bc the privacy plants have not grown in yet. Def not as private as the pics make it seem.

Anne, thank you so much for staying with us and for taking the time to share this detailed feedback — we want every guest to feel completely at home, so we take these points seriously. On the toilet paper: this isn't a house rule specific to our property — it's standard practice throughout Costa Rica, including in luxury hotels and resorts. Our public sewage infrastructure uses narrower pipes than what's common in the US or Europe, so flushing paper causes clogs. We do have signage in each bathroom noting this, but we understand it can still be an adjustment for visitors who aren't used to it elsewhere. Regarding the staff visit: our housekeeper's role includes preparing breakfast at the time you request it, so if you're sleeping when that time arrives, she will let herself in to have things ready — that's expected, not an intrusion. That said, we did coordinate the timing directly with your group in advance, and our staff did knock — one of your fellow guests opened the door for her. We're sorry there was a mix-up in how that moment was communicated within your group, and we understand it felt jarring in the moment. We do hear you on the privacy point, and we're working on the landscaping to fill in naturally over time, plus looking at DND-style signage as an extra layer of comfort for guests who'd like more of a "do not disturb" boundary during their stay. We'd love to host you again once these improvements are in place!

We had an outstanding stay at the Treehouse Villa at San Manuel. The property is made up of only six private villas tucked behind a gated entrance just outside Quepos. The surrounding neighborhood is very local and modest, so driving through it doesn’t prepare you for what awaits behind the gate. Once inside, it feels like you’ve entered a private tropical paradise. Our group of four adults and two children had plenty of space, and the villa was exactly as described in the listing. Every morning, the staff came to the villa and prepared a fresh breakfast that was one of the highlights of our stay. The menu changed daily and included fresh fruit juices, Costa Rican coffee, eggs, tortillas, and other delicious local dishes. One of the perks of staying here is access to Arenas del Mar Resort. A shuttle is available, but we chose to drive our rental car both days we visited. It’s only about a seven-minute drive through Quepos. There is a per-person fee, but it is applied as a credit towa

We had a good stay overall and there were many things to love about this property. The staff was truly exceptional—everyone was so kind, welcoming, and eager to help. The level of service was above and beyond what we expected, and they genuinely made us feel cared for throughout our stay. Breakfast was outstanding every morning, with fresh, delicious food we looked forward to each day. The home itself was beautiful, and the grounds were well maintained, peaceful, and felt very safe. The biggest downside was the smell inside our original villa. It was strong enough that we asked to switch villas, and thankfully the staff accommodated us quickly. While we appreciated how they handled the situation, it did impact our experience. The location was also just okay. Looking back, I wish I had realized the spectacular coastal views are on the other side of Manuel Antonio. Overall, the incredible staff and beautiful property made this a positive stay, but a few issues kept it from being a 5 ⭐
