Overall, the unit was OK I was unhappy about the misleading advertising in regard to the hot tub. There is no hot tub.!!! (the hot tub was one of the reasons I chose this unit) The third floor, which is the master bedroom stinks terrible of raw sewage. Tried airing it out. Every time I close the doors and the windows, the room started to smell again. Needless to say half the time I couldn’t sleep up there. Half the days I slept on the couch downstairs. The water in the showers trickle at best and the first four bathroom doesn’t flush The air conditioner works great. The grounds are beautiful. The backyard is beautiful, private and spacious. There was an issue with the stove, but they came and resolved it immediately. The communication was and response was good I took the unit for 11 days and for me it was very misleading. If I would’ve known about the issues prior, I would not have taken it.

We had a great stay. The property was spacious with lots of enclosed yard space around the pool that was great for our kids, and having the separate guest house was really nice. The location was also great, just one block from great restaurants and shops. Short drive to the beach and cenotes as well.

We had a great visit to Tulum. The house was perfect for our family of 5, it was great that everyone had their own room and bathroom. The pool area was lovely and we especially enjoyed the hammocks. It would have been made even better if the wooden chairs had cushions as these got uncomfortable after a while and there were only 2 sun beds. The kitchen was well equipped and had a big fridge and freezer. We struggled a little working out how to use the appliances so clear instructions in English would have been helpful. The host was quick to respond when we had q’s though. Washing machine and detergent were useful. The house was boiling hot when we arrived but it quickly cooled once the AC was on. Beds were all very comfy as were pillows. Hot water for showers was a little temperamental but we managed ok. Working out that turning to cold and then back to hot usually fixed it. We felt safe and secure and were glad we stayed here.

We had a party of 6. Everyone had enough space and enjoyed every minute of our stay. The outdoor area was very nice. We felt safe the entire time. We would recommend.

Greenwood was great! We looked at a few reviews that said they wished the AC had been turned on before they arrived. We asked Greenwood if they could do that for us and they were very accommodating. All ACs were on by the time we got to the house so the rooms were nice and cool. The house is very nice and spacious with all the needed amenities that one would expect. It was our home base for all the fun things we did in and around Tulum. Quick Tip: Walk to the convenience store down the street (Oxxo) and make a left. There are dozens of restaurants to pick from right there, just walking distance from the house! Restaurants of note on that street: Pizza Pazz and Nimeno Bakery. I hope this house is available the next time we come back!

We had a great time at Greenwood listing the house was as photographed and most things were in good repair. It was in la valetta a location that we enjoy near great restaurants like El Doctorcito. I think the best thing to do is request a drop off to the grocery store to pick up groceries for your stay, we loved everything and Greenwood was very kind and friendly and spoke to us as soon as she could in regards to all of our needs the only thing my guest did not like were the smell of the house and rooms upon arrival they smelled as there may have been a plumbing issue which I don’t think is the fault of the home and the washing machine was not working order. Outside of that the home was absolutely amazing. We did have a blackout as well as the water not working during our stay however, that was due to construction in the area just be aware and make sure that you schedule rides as far in advance as possible. We would definitely stay again i believe.

This spot makes a great homebase for visiting Tulum! Every morning I woke up to the sound of exotic birds! I booked this stay to celebrate my 40th Birthday with all my friends! We were able to relax, do one big thing each day, catch up on old times, and make some new memories that will last a lifetime! This stay has a great location, 10 min ride to the beach clubs. When we'd get back every day from our adventures we felt very safe walking to about a dozen different trendy restaurants around the block. Top 4 Walking Restaurants were: - Veleta Market, very trendy food hall, locals and tourists love it, we literally made friends from around the world having drinks after dinner here. - Carlito Burrito, amazing burritos, relaxing outdoor space, and quality drinks - El Agavero, this was the most authentic dinner experience we had in Tulum and I received an incan blessing here for my 40th. - La pebeta, this was the best breakfast in town, ask for Barbara, she's a sweetheart!
