A very nice place; I just don't like the way they handle check-in. You don't know where the place is, and they don't tell you until it's time for check-in. You get to the airport and you don't know where to go; you have to wait to receive the instructions.

The condo was fantastic! Loved the ground floor walk out to the pool. Everything was clean, well stocked and very comfortable beds! Plenty of towels, some beach extras and the kitchen had everything you we needed. Very spacious. Las Mananitas was quiet, beautiful pools and the views fabulous. The sound of the crashing waves was perfect. Highly recommend.

nice quite spot right on the beach. the grounds are lovely and the condo unit is well cared for. its a great location for walking to the groccery store and has a nice kitchen if you mainly cook your own food. host is very responsive and provides clear instructions on how to check in/out. we would definitely stay again!

The place was perfect for our family. Waking up and drinking our coffee on the beautiful porch that led out to the pool area and eventually the beach was magnificent. The location on the bottom floor is great for easy access to everything. The hot tub was great for evening soaks. The condo and beds were very comfortable. We walked the beach on several mornings at sunrise/suset, and the condo grilling area worked great for one of our evening meals. We walked down to "Mama Mias" beach club one night for a yummy dinner, and other pizza and Mexican restaurants were also very walkable. Several beautiful grocery stores were also easy to walk or quickly drive to. Neighbors were nice and we learned a lot about things to do from several of them. We'd love to stay here again!

Lovely and convenient, this condo was perfect for our family with our adult children. The pools, beach and common areas were kept immaculate and it felt easy and safe. Nearby grocery stores were a plus and we were glad we had gotten a car to explore the nearby restaurants. We would absolutely stay here again!

The Fontaur road construction project is right behind the condo complex. The air is a literal dust storm from the project. This will last for another 1.5 years. Do you think the owner would inform me of this? Of course not. The patio furniture was caked in dust. The pool areas are caked in dust. I asked why they did not inform me of this major project that would totally affect my vacation. There reply was, "the airline should have told you". What? The airline? Why wouldn't you? I think we all know the reason why. They want to rent at all costs. In addition, the condo had half of a blender, terrible dirty and dusty dishes. The A/C was set to always go back to a certain temperature. Upon arrival two beach towels were missing. They said, "look harder, they are there." No, "sorry sir we will get some to you right away." Power went out. No response to keep me informed. Horrible host, will never rent from them again. Las Mananitas is beautiful. Just not now.

Thank you for sharing your feedback. We feel it’s important to clarify several points so future guests have an accurate understanding. Before arrival, you specifically asked about construction in the area, and we did disclose that a major municipal project is underway near the main roundabout in San José del Cabo. At no point did we withhold this information. The project began earlier in 2025 and, based on current timelines and visible progress, is expected to conclude in the first half of 2026. While there may be periods of increased dust depending on weather and construction activity, we mitigate this with enhanced cleaning before and after every stay. An optional in-stay cleaning was also offered and declined. We would like to clearly state that we never told you that the airline should have informed you. That comment originated from your own message to us indicating that your airline had also notified you of local construction. We do not rely on airlines to communicate destination-related information and always aim to be transparent directly with our guests. Regarding the condo itself: • We were never notified during your stay of any issue with a blender. • All dishes are thoroughly cleaned and sanitized prior to every arrival. • The air conditioning is fully controllable via thermostats located in each room, and we were never contacted for assistance. • The condo was stocked with towels; when you asked about their location, our team explained where they are typically stored and offered to deliver additional towels if needed. At no point did we tell you to look harder and pride ourselves on constant friendly and professional communication with all guests. • Power outages in the area are rare but can occur and are outside of our control. With that said, we received no follow-up communication requesting assistance regarding any outages. ark its important to know that our on-the-ground team is available 24/7, including holidays, and we are always happy to help when concerns are communicated. Aside from comments about nearby construction, no other issues were raised during your stay that would have allowed us the opportunity to resolve them in real time. We agree that Las Mañanitas is a beautiful complex and the current infrastructure improvements are intended to enhance the area for years to come. While we understand that active construction may not suit every traveler’s expectations, transparency and guest support remain our top priorities. Great space for our short family trip to Cabo. Loved the space, pools, easy access to beach and proximity to supermarkets. Samson Waters was very responsive and helped with early access to leave bags.

Everything was excellent, the rooms were comfortable and spacious, we had a bad experience in a previous reservation with another person who canceled at the last minute, we found Samson's listing, he responded and accepted our request as soon as possible, despite the rush they gave us everything clean and tidy, we would definitely return

Can’t say enough good things about this property, perfect size and space for a large family and lots of bathrooms. We enjoyed the pool every evening and was close to the grocery store and major highway. You won’t find a better view unless you’re camping on the beach.

Las Mananitas is my favorite condo in all of San Jose. It has a perfect location and is so peaceful, never overcrowded. The grounds and pool are immaculate! The unit location was excellent. The beds amazingly comfortable. The finishes are older but pretty well maintained. The patio leads directly to the pool, perfection! Plenty of room to sprawl out in this condo. We had an issue on arrival as the check in instructions said that the code was on the door. There is a key pad on the door but the code doesn’t open it! There is a contractor box on the wall behind the door in which the code does work but the keys are cumbersome and the lock tricky to get it open. The contact to the management company stated they respond within the hour which is not the case. The key pad on the door needs to be functional! Ck out time is 10am, earlier than most and you have to pay for extra time. I have stayed in this complex 3 other times and rented through owners which I prefer. I still would stay again.

Pros: Excellent location. Walkable to many restaurants and grocery store. Beach is right outside the condo grounds. We traveled with 3 teenagers and felt extremely safe. The condo grounds and pool area were beautiful and very well looked after. We walked to Barrel Bar every morning for breakfast and fresh pressed juice. Beds in 2 master bedrooms were very comfortable. Cons: -3rd bedroom is very small for 2 beds. Was fine for our teenage boys though. -No extra bathroom towels (and a few beach towels - glad we brought some of our own). We stayed for 5 days with 5 people and had 6 bath towels (2 in each bathroom). We did laundry to wash them but dryer was very slow to dry. -A little out dated but overall a really good value for the location.

It’s also great to hear that the grounds and pool area made a good impression and that the beds in the main bedrooms were comfortable for you all! We appreciate your feedback regarding the third bedroom and the towels. For each reservation, we prepare the condo with towel sets based on the number of guests, and for your stay, we had placed six of each towel type in the unit — including beach towels. Since the condo also has a washer and dryer for guest use, we typically find this setup works well but we absolutely understand that everyone’s needs can vary. When you reached out, we did offer the option for additional towels for a small fee in which you kindly declined, but we’re available and happy to help if anything changes during a guest's stay, we did not hear from you after that.
