Listing should read “rustic cottage in quiet area on the ocean”. And should be half the price. There were lots of bedrooms and bathrooms, as advertised, but many things were falling apart. AC didn’t work in 2 bedrooms, but that was fine. One of the bathrooms didn’t have a knob on the door. The fridge and stove worked, and there were plenty of (mismatched) dishes. The “beach” had a lot of gunk both on the sand and in the water. There are paddle boards and a kayak but no warning about the 8ft crocodile in the water! The responses in the chat from Airbnb had incorrect contact and check-in info. Desmond next door was great - runs a restaurant and bar out of his place and is really friendly and helpful. And quiet after 10pm like clockwork. He also has a boat and will take you places for a fee.

We had a great stay. The house is big and we liked the spaces organization of the house. The pool area is great. Communication was excellent at all times. The house is a bit away from the center, but i think this is an advantage, it is very quite and the center is only a few minutes walk away.

I’m accustomed to staying in well-maintained and updated properties, so I wanted to share some constructive feedback for future improvement. The home itself appears quite old and would benefit from remodeling and general enhancements. In particular, the bathrooms are due for renovation, and the water system needs attention, as the water pressure and overall reliability were below expectations. That said, Belize is a beautiful destination and we truly enjoyed the location and the country overall. With some thoughtful upgrades and maintenance, this property could be significantly improved and better meet the expectations of guests who are used to modern standards. At its current state, this house would not be my first choice, but I hope this feedback is helpful to the host in planning future improvements.

Overall, the experience was positive. The villa has comfortable rooms and spacious and functional common areas, even for large groups. Communication with the owners was not always easy: the contact indicated in the confirmation email is incorrect, since that person no longer manages the property, and the owner's responses sometimes arrived a little late. During the stay there were some episodes of lack of water due to a problem with the pressure pump. Fortunately, the situation was resolved quickly, but it was still a little inconvenience. Unfortunately, the private beach cannot be used: it is invaded by algae left to macerate in the sun, which generate a rather strong smell as soon as you leave the house. Moreover, there is no one to clean it, and this makes it impossible to live it fully. This problem, it must be said, is also common to the other beaches of the island. The presence of mosquitoes made spending time outside unpleasant.

We loved the private setting of casta Vista! The getting back n forth between north n south, is another cost, but the private setting is worth it. Would stay here again!

It was lovely and helpful that the host arranged for direct water taxi with our luggage to the house. The quiet refuge on the north island was a great contrast to the hustle of the south part of the Caye. While there getting around on foot and by water taxi worked well, unless you want to see the estuary on the very north side of the Caye, in which case a bike is a good idea. There were several walkable restaurant options and a small convenience store near the split. We didn’t use the kayak and paddle boards, but the pool was great for heat relief and AC in the bedrooms was nice too. Walter, the caretaker, was super helpful and brought us fresh coconuts / coconut water. Really enjoyed Mario’s snorkel tour.

We absolutely loved our stay at Casa Vista. Sunsets, sunrises & full moon sparkling on the sea. Not to mention the ospreys flying over us to their nest next door! Walter the groundskeeper was absolutely lovely, as was Ron who helped us check in. All the family loved it, despite the wind! We loved being able to spread out & unwind on the peaceful north island

It was exactly what we wanted - six friends with a separate bedroom for each of us, away from the tourists and activity on the south side. Nice kitchen and common area, and the place has its own pier so you can get picked up by water taxi basically by just walking out the door. Was a little touch and go getting connected with the on-site crew, but once we did everything went smoothly. They did fine with check in and check out.

We took a large group to Casa Vista and had a fabulous time! Brittany, Walter, and Ron took good care of us and were attentive to our needs! If you want a quiet place to rest and rejuvenate, this is the spot for you.

We had a great stay at Casa Vista. Beautiful and peaceful spot on the ocean. More than enough space for our group of 7. The pool was awesome, my girls swam in it every day we were there. If you're visiting Caye Caulker I would recommend for sure. I'd love to come back!

Beautiful and peaceful location. Big enough to house my family. It had clean water on demand out of the refrigerator and was quiet enough that the night people in the pool did not bother the morning people. Walter the caretaker was amazing! One of our golf carts would not start on the way to breakfast. He not only called the company to send a repairman, but he also stayed with the cart so we could get on with our morning meal. On our second day, he welcomed us home with a jug of fresh coconut water. The personal pool was really great to have. Every one of us used it at some point. Most of us used it almost every night. All the people we encountered were super friendly. If you do not know where you are going, ask anyone. They seem to know the whole island. If you are planning anything on a different island or the mainland, make sure you understand the water taxi schedule and the split ferry schedulable. You can arrange getting dropped off at the private dock, very expensive though

Our stay at Brittany's was great! It was very easy to communicate, the instructions were very clear. The arrival by boat on the private dock with Ron's help went very well, he picked us up directly when the watertaxi arrived. The house is very nice, air-conditioned, and everything is available on site. The presence of paddleboarding, canoeing and bikes is a big plus: our teenagers enjoyed themselves. Thanks to Walter who lives on site for helping us, for answering all our questions and for resolving all our little issues:) Attention: there are a lot of mosquitoes in the evening! Like everywhere on the island! If we come back next year, we'll be back at Brittany's place.

Brittany was a super host that was responsive if anything ever came up. Her recommendations of Captain Jim of Knotty Tours was a wonderful addition to a great vacation. His wife was an awesome chef with knowledge of local cuisine. Our whole clan, children, grandchildren and one great grandchild made our 60th anniversary one of the best get-a-ways of a lifetime.

plenty of room for the 12 of us. water is a little rough on that side of island for swimming but pool was well kept and sooo refreshing. Walter the caretaker and Britney the owner are great hosts and we did not want for anything. being on north side has it's pluses and minuses. plus being privacy minus being access but the dock provides that and the guys at the split ferry arrange services

Thanks Brittany and Woody for sharing your home! There were only 4 of us, but we were looking for space to spread out. We really liked the quiet of the north side of the island, with an easy ferry ride to get to the south. The location was great. Sunrises on the deck and sunsets on the roof were so beautiful. Incredible to have both. We had a golf cart to explore the entire island, which was so much fun, but you wouldn't have to. The restaurants on the north side are wonderful and even deliver food or pick you up. Bliss Beach just opened on the far north side. It's appropriately named. We were there several times. We never ran out of things to do on Caye Caulker. We were there for a week and definitely could have stayed longer. Brittany was in communication frequently to make sure that we had everything we needed. Enrique kept the beach clean and restocked our water within minutes of mentioning. Ron was absolutely wonderful. He coordinated everything we needed and was so nice!

I can’t compare this experience to any other trip. The property was beach front and couldn’t have been a more beautiful view to wake up to. The sounds of the waves and the sun setting was incredible. The neighbors and community only added to the experience and feel like I made friends for a lifetime here. The place was clean and the property care takers addressed any issue we had immediately. Brittany and Will communicated with me regularly and regarding the property and the check in process which was incredibly helpful cause this process could be intimidating if you’re unfamiliar with travel and island culture but they assisted every step of the way. There was 8 of us on this trip and plenty of room for us to relax and not feel congested or cluttered. I truly don’t have a negative comment about my stay and I can’t recommend staying with anyone else other than Brittany and her listing here. Thank you again for the incredible experience.

This was exactly what we were looking for. tranquility on a remote island. Brittany made us feel at home and was so nice to organize a bbq for our self caught fish. Would stay again 10/10.

We had a family of 10 on the trip with us and the facilities worked well for our group. We had good indoor and outside spaces and the wifi and TV options were great. It was an easy trip (walk and boat shuttle) to the south island where all the restaurants and activities were. There were a few issues with the air conditioning and fridge but the maintenance guys dealt with them immediately and were very helpful - they made sure that we were not affected negatively at all. The maintenance guys were also very friendly - they even took some of our group out fishing and made us all cerviche - we had a nice visit with them one night. The manager, Ron, was also friendly and helpful. Overall, we had a great stay on the island - there is lots to do with fishing and snorkelling tours (make sure you go snorkelling!!!) - we enjoyed the food and the atmosphere of the south island - but the quiet of the north island. Sunrises and sunsets were great on the rooftop!

Just returned from a stay with family to celebrate my birthday. The house is exactly what we wanted and needed. Quiet and remote but restaurants within walking distance or a quick ferry to south side where most of the activity is located. Brittany was friendly and welcoming. The house managers Alyssa and Percy were amazing. They went above and beyond to make our stay perfect. If you are looking for a getaway far from the hustle and bustle this is the place for you. Loved every minute. A true gem.

4 bathrooms only 1 with hot water throughout the t week. No hot water in the kitchen all week. 1 day without water Air conditioning issues from day 1 on day 5 we finally got the last air conditioner working. 6 bedroom house only 5 coffee cups, no drinking glasses. No dish towels The beach was dirty and unusable. The swimming pool was not clean. They were working on it but never got close to being usable . Side and backyard were full of crap and not really what you would expect from a fairly high cost vacation rental. We had a toddler along and about 5 or 6 of the spindles were not fastened on the bottom. There was supposed to be a pack and play on the property--there wasn't. Plaster and paint were in bad repair. We filed a claim with Air bnb. they gave excuses for the hot water and a/c issues. Said they had the issues taken care of right away. Not really there care takers were working on them and they called a plumber and an air conditioner technician . It still took

Brittany and her husbands home was spectacular—-could not recommend this property more forcefully. Kodi made this experience especially wonderful and was on site to help with ferrying us back and forth over the split in the island. He also was on hand to explain all things Belize and belizean to us…Kodi really went the extra mile for us. 10/10 all around.

Thank you Brittany and Mike for showing us an awesome time in Caye Caulker. The house is awesome, great for big groups between 9-15. All the beds are big and comfortable, the kitchen is fully equipped if you want to cook at the house, and the view/vibes are perfect for off the grid relaxation. There is transportation to the more busy south side of the island available daily as long as it is coordinated a bit in advance, as well as two very cool bars/restaurants located within walking distance to the house. Both hosts went above and beyond to give us a comfortable as well as enjoyable stay (cooking us meals, transporting us between north and south side of split, giving advice on what to do while we were there, helping set up excursions, etc). Would 110% recommend Casa Vista to anyone considering a trip to Caye Caulker. Can’t thank Mike and Brittany enough. Hope to be back again soon!

While we were able to make the most of our visit to this beautiful island, our stay at Brittany’s unfortunately had many issues. The biggest issue was plumbing... no hot water, for showers or dishes... and a few days no water at all- including the toilet (hindering the ability to flush). Not ideal for anyone, but this was a group of 8 women. Even when the shower worked, only 1 shower could be utilized at a time. The house manager tried to accommodate and help, but as the week went on we found many things that did not work (the oven, majority of the stove, AC in the living room). Another MAJOR issue: the house was listed that we would have a private home, and that there was a downstairs basement utilized at times by the owner, however, to our surprise, when we arrived there was a family of 5 adults and a young child. This house definitely has potential, but know going in your accommodations will be very limited.

The property manager/care taker, went over and beyond everyday to help us with all our adventures we wanted, plus a few recommendations, that were amazing! Brittany and Mike made sure we knew how to get groceries and the secrets to keeping the sand flies away:) Overall experience was great going into another country and being welcomed and comfortable with them and the island. I would highly recommend staying at this property.

This was the perfect beach house for our family of 8! It was a great getaway from the city. We are finalizing an adoption which comes with a lot of uncertainties so we appreciate Mike and Brittany for taking us in and loving us so well. Mike was so fantastic to our kiddos. He was very reliable and helpful. One thing to just be mindful of when visiting, is that the hot water was out for our entire stay. Be prepared to have cold showers. Our kiddos hated shower time, but enjoyed everything else!

This is a great off the beaten path home and Brittany and Mike were excellent hosts with great connections through out the island to help book any excursion you may want. Also, provided delicious meal options for nights you may not want to cook or go out. Beds and pillows comfortable, with AC in each sleeping room and an awesome deck up top. Very relaxing.

Casa Vista Belize is an incredible value and provided the perfect space to celebrate my 40th with friends and family! The location is just as described--on the north side of Caye Caulker so it provides an off-the-beaten-path feeling (exactly what we were seeking), but it's also a breeze to utilize the house boat/captain (we loved Lambert and Thelma) or grab the house bikes and zip to Koko King (where you can grab a drink and then hop on their boat shuttle) to cross the split. Brittany and Woody helped us arrange a private snorkeling tour...AND took care of rescheduling it when half our group arrived a day late due to delayed flights. They also set us up with a great driver (Norman) on the mainland who helped arrange a few different tours for different people in my group. There are so many great options in Belize--having local help making reservations and setting up transport was a huge bonus. The house was perfect for our needs--enough space for people to spread out but also options for enjoying dinner and drinks together. I loved that everyone in the group had options to do as they pleased--go, go, go on excursions; take it easy with the house hammocks, pool, and decks; leisurely explore Caye Caulker; or indulge in any combination of the above. We did experience some communication issues that were frustrating. I think there were some growing pains due to recent staff changes that caused a few minor hiccups, but I would absolutely recommend Casa Vista Belize to anyone, and I would definitely stay here again to accommodate a large group. The location (if you know what you're getting into as we did!), staff personalities, and overall vibe of the house are all five stars.

Our family of 13 (10 adults and 3 kids) had an amazing time with Brittany at Casa Vista. Caye Caulker is a little off the beaten path, so we were a little nervous with the logistics of getting from the airport to the ferry to the island to the house. Brittany made travel super easy by arranging transportation and meeting us as we got off the ferry on the island. The rooms and beds were clean and well taken care of, and there was plenty of rooms for everyone. The kitchen had everything we needed and we were able to get all of groceries we needed right there on the island. The kids loved the pool. Brittany was super accommodating with our ever changing plans. She set up 2 snorkeling excursions, Scuba, Cave Tubing, and a tour of the nature preserve to get up close with crocodiles. She was also accommodating with trips into town. There is a lot to do at the house. We spent our time at the house playing games (there are several at the house), hanging out on the roof, in the pool, fishing off the dock, or out in the water on the SUP and kayak. There are few big wide sandy beaches on the island so there was not much laying out at the beach, but the house is located really close (5 minute walk/2 minute bike ride) to a small resort with a larger beach area that you can use if you buy drinks or food from their bar. This is the perfect house if you are looking for a quiet vacation to relax, recharge, and soak in island life. The ocean was beautiful and the views from the house of the sunrise and sunset were stunning! The only downside were the bugs. Mosquitos and “No-see-ums” were awful in the evenings, so bring a lot of repellent and baby oil to keep them off.

What a great place! I honestly have had pretty good luck with Airbnb but this has been the best experience, yet! Brittany was great with communication before our stay and Kodi, the caretaker, was always around to help us out. He helped us get fresh fish straight from a fisherman’s boat and set up a snorkeling tour for 20 people with a couple hours notice. The house was perfect for our family group of 11. Each adult couple had their own room and the kids were stoked about their kid suite with a jack and Jill bathroom. We made most of our meals and ate on the deck. We sipped coffee watching the sunrise and rum punch on the rooftop deck for the sunset. The house had all the toys, too. Bikes, SUPs, kayaks. The kids had a blast in the pool. A perfect Belizean get away!

This place is amazing! If you are looking for some peace and quiet at night, look no further than here. We thought dealing with going from the north to south island would be a challenge with 8 people, but it was a breeze. Kodi took excellent care of us and gave us everything we could ever need. He helped us get food for an amazing seafood BBQ, let us know the best places to snag groceries, helped us find some local snacks, and even made sure I was doing alright when I got sick. Our group had a lot of food allergies and aversions, which could be complicated, but we were so well taken care of! Overall this is the best AirBnB I've stayed in to date. It was a bit of a bummer that you can't swim off of the beach, but there's a great beach a five-minute walk away (plus they are working on building their own beach). I would 100% stay here again.

Brittany was extremely helpful with any and all questions I had. We enjoyed riding bikes to Coco King beach. The pool was a nice touch to have at the house looking out into the ocean! Kodi was AMAZING!!! He was also extremely helpful with information and showing us around, plus he’s just a really great person who just wants everyone to be happy and enjoy their vacation. I would definitely come back to stay again! Thanks Brittany and Kodi, for everything!

I stayed at Brittany’s house in Caye Caulker for my bachelorette trip with 11 other ladies. We started out the trip with Kodi (who lives on the property) meeting us at the boat dock as soon as we arrived. He took us by boat to the house where there was a giant bowl of ceviche (the best ever) and cold beers waiting for us. They then coordinated a transportation plan for us as some wanted to do the ATM cave tour and some wanted to go snorkeling. Kodi was extremely helpful dropping us off and picking us up when needed. It was amazing to take a boat around to different locations! The house itself is amazing with several rooms and lots of hangout space for large groups. We opted for the all inclusive option as well which made coordinating meals for a large group so easy. All the food was incredible! Brittany kept the cooler full of beers which was so great because we didn’t have to go to the store to restock on our own. Brittany has an amazing team at her house and she, Kodi, Woody, and Maria were so thoughtful. They all went above and beyond to make sure we had everything we needed and added so many special touches to make the trip even better than we could have dreamed up ourselves. I would recommend staying here 100% and am already wanting to plan another visit. If you are looking for an incredible vacation and lots of tips (especially helpful if it is your first trip to Caye Caulker), book Brittany’s house!

This house is great, perfect for large groups. Two bedrooms each have their own bathroom, another two share one in the hallway and another two have a jack/jill between - you can fit a lot of people here. As the listing says, this place is kind of out of the way - there is one bar/restaurant, maybe 50 houses and not much in the way of roads on the north side of the island and it is SO NICE to go do your stuff in town then be able to slip off to a quite location. I'd definitely recommend sunrise from the front deck in the AM and sunset from the top deck in the PM. Can't say enough how good the location is. The property's caretaker (Kodi) was incredible. He told us he would check on us then stay out of our way, but we just wound up hanging out with him most of the time b/c he was so cool. He got us around wherever we needed by boat, hooked up some lobster and stone crab (then threw down cooking a feast with us) and always made sure we had everything we needed. We had eight folks with us and we'd all go back in a heartbeat.

We had a group of 12 stay at the house and we all truly enjoyed our time on Caye Caulker. The house is as advertised clean, plenty of space, lots of amenities, and in a great location. The house is on the North half lf the island with is not very developed and kind of remote. Our group enjoyed the beach and space that the remote location provided. The southern half of the island is easy to access and has lots to do. Kodi the caretaker and boat captain for the house is fantastic. He welcomed us at the water taxi stop and took us right to the house via boat. Through out the week Kodi was an amazing host, captain, guide, chef, and local buddy to have a beer with. He gave of tons of tips for places to eat , set up a snorkeling trip, took everyone out one night so we could see the night life, showed us the best spots to buy everything needed for our last night feast. He even helped us prepare all the lobsters, fish, and ceviche for that feast. Its a great house and location, but what puts this airbnb over the top is Kodi. We would all love to go back and stay here again.

This place is truly unique. The way the house is setup, the rooms feel very private and are detached from the large central common area. It was perfect for our group of 8. The pictures don't do the salt water pool justice. Watching a full moon rise over the private beach in it is one of the most beautiful things I have ever seen. It's very secluded, which we loved. The private beach isn't really a desirable swimming spot as of now. But Koko king beach club is just a short walk away, which has everything you could want. We had no problem getting to and from the town of caye caulker on a daily basis. I highly recommend for large groups.

The house was perfect for our large group! We loved the location, that it was kind of off the grid and away from the main part of town. The host was very helpful and always at our service to take us to-and-from the main island. He also helped us to know the best places to go on the island. The only down-side to the house is the sulfuric smell coming from the ocean well-water, but not much can be done about that! We would definitely take a group back there.

We have nothing but amazing things to say about renting with Brittany and Woody through Airbnb, they were the most welcoming wonderful hosts, the caretakers took us on amazing snorkeling tours and even took us to the market and showed us where to buy fresh fish and fruits and juices for our stay and then cooked us dinner nightly at no extra charge just to spend time getting to know us. The dogs on the property are just adorable and even with a handsome new baby Brittany was such an involved and amazing host. Our only regret was we couldn't stay longer!
