Had a great time staying at the Iguana House Chris helped with getting golf carts set up before arrival and they met us on arrival Chris helped with fly fishing trips through local guides and both were awesome Used No Worries tours for scuba, deep sea fishing and every trip was great and made great memories I know we enjoyed the back porch watching sunrises and sunsets The breakfast burrito guy showed up every morning It was nice having a kitchen to cook fish we caught and enjoyed great local cuisine Everyone in our group enjoyed having good wifi and had movie night couple nights on Netflix with smart TV Jose the house concierge took us to local grocery and pointed us in right direction for beaches, massages, fruit stands It was a great trip and definitely come back again and again

We had such a fabulous stay at The Iguana House. The home is comfy and clean. Of course the real stunner is the view. Sitting on the porch and feeling the ocean breeze and gazing out over the ocean is pretty much heaven. The only thing that was not super clear is that beach/ swimming is not really appealing right off the house but very few spots in San Pedro have this. However, it is a short golf cart ride the that amazing Secret Beach. Our favorite spot there was Sunset Palace. Chris and Mary Alice also gave us fabulous recommendations for places to eat and set us up with a perfect golf cart and an amazing snorkel tour. They were super responsive and made sure we were completely taken care of. I absolutely recommend booking The Iguana House!

We’ve just wrapped up a 7 day stay at The Iguana House and as a former super host and world traveler… this property is so unique and magical. I can’t recommend it enough. We were very lucky that Chris was in town during our stay so we met him and benefited from all his kindness and generosity! The house itself is exactly as pictured, gorgeous rooms, comfortable beds, beach towels provided(!), grill at the ready and of course… that gorgeous view from the front deck! Definitely rent golf carts, and definitely be willing to explore! Our top 5 Ambergris Caye recommendations: 1. Iguana House! Of course! 2. Portofino- stunning resort 5 minutes from the Iguana House with a spectacular pool, excellent food and so welcoming of guests to stop in and enjoy! No extra fee… just your food and drinks! Stunning pool! 3. Island Dreams/YOLO chill cruise- At $150USD per person, this trip was one of the highlights of our stay. We had two vegans in our group and they accommodated no problem. The food was excellent. Vibes were superb. Don’t miss this!! 4. Caye Caulker day trip- the Belize Express Water Taxi brought us to this little magical island where we had an amazing day with incredible food and so, so much fun. There is no shortage of cute, unique places to pull up a swing (or a chair… or a hammock!) 5. Eneill’s- recommended by Chris, “Big Mac” made us a very delicious dinner. When you arrive, the tipsy lobster folks will try to pull you into their restaurant, but resist and keep going… and you’ll be rewarded by delicious food and one of the friendliest guys on the island. Be extra kind and he might introduce you to “Big Ben” - a giant croc living in the mangroves that is as puppy dog as he is giant killer. 😬 We also loved Secret Beach (a very short trip from the Iguana House) but it just didn’t make the top 5. :). We should also mention the morning breakfast burrito delivery, the generosity of the host at the slightest request and just truly… a superb travel experience. We were originally intending to make this trip in January but Chris kindly gave us flexibility to reschedule given the peak in COVID cases… it was our first experience with his generosity… but certainly not the last. If you’re thinking of a journey to Ambergris Caye.. don’t miss out on this gorgeous home with a generous host that truly breathes Belizian hospitality!

Best Airbnb ever. Best hosts, best house, best location. We suspected early on when we reserved the Iguana House that we had made the right decision. Chris and Mary Alice were very quick to respond to our many questions and took the time to call us personally. They facilitated our golf cart rentals and advised us on tours and local transportation to the island. During our stay they were just an email away and provided instant and valuable assistance with a personal concern. They are well connected on the island and have planned for every contingency. They absolutely want you to have a wonderful experience. Iguana House: comfortable, clean, beautiful! The home has an old world Caribbean feel with gorgeous wood floors and cabinets, local and ocean themed artwork, a large beautiful porch, plentiful and comfortable beds and a kitchen with ample cooking and dining utensils. The house is located an easy distance north of San Pedro giving it a private and quiet feeling. And of course, saving the best for last: the Caribbean Sea, just steps from the front door! If you don’t get up in time to watch the sunrise over the sea, you will regret it! If you don’t rent this house you will regret it more!

The Iguana House won't disappoint. Stayed at the house during Christmas 2021. Located about 4 miles North of San Pedro, so is quiet area, perfect for our family of 5. Actually saw an iguana on the deck! Beach in front of the house was perfect. Loved sitting on the deck watching the sunrise. We used Coral Divers for several excursions such as snorkeling, fishing, visiting Mayan ruins on the mainland. The Coral Divers dock is located right at the Iguana House beach. They were awesome, took us to a dive beach bar to cook our catch for the day! A few very minor issues with the house, such as the internet went down for a day and no cell phone service from our provider in the US (Verizon). Land line house phone was down. What's App is key to communicate with restaurants and other services there. House was as advertised, clean, well stocked, efficient. Hosts were great! Rubio next door was caretaker and handled any questions/issues. Definitely need to rent golf carts and was helpful that rental company picked us up at the airport in San Pedro, then led us out to the house. One section of the road from town to the house is a little rough, but after a couple of trips, was easily navigable. Took about 20 min to get from house to down town San Pedro. A much more relaxed pace staying at Iguana House than if we stayed in town. We would recommend staying there to our friends and would definitely return.

Iguana house is a perfect location on Ambergris Caye with nice swimmable water right at your doorstep, snorkeling and Mayan Ruin tours leaving right from the dock, and Secret Beach directly across the island for the most amazing clear blue quiet water and beach bars. The hosts make logistics easy - we were brought to the house by boat upon arrival and had a gassed up golf cart waiting for us for local travel. The house is spacious and well-kept and the deck is huge with a nice variety of loungers and deck chairs to enjoy the breezes and the beautiful view. This is paradise.

We all screamed with delight upon our arrival to The Iguana House! It’s such a cute little yellow beach-house, on the water with a view from every room. It accommodated our family of six perfectly, with a bathroom off of all three bedrooms. We loved the location, being 20 minutes north of San Pedro and away from the busy town. We rented a six passenger golf cart to get around. We bought fish and lobster from Genie next door and grilled at the house a couple of times & there are lots of grocery stores in town (a bit expensive) where we bought rum and mixers and snacks. If we had it to do over, we would probably check one bag full of non-perishable food. Lots of small restaurants and we actually loved the taco/burritos stands right off the ferry pier! ALSO, there is a “burrito man” that stops buy every morning with your breakfast burritos!!!!! Yesssss! Of course, it’s all about the snorkeling/scuba diving or fishing while you’re here, so don’t miss your chance to see the beautiful underwater views! Don’t miss Hol Chan, Shark Reef Alley & Caye Caulker. Definitely take a drive over to Secret Beach for a fabulous tropical “beach” day of sun and drinks. Get there early to pick your lounge chairs with a view of calm, turquoise water where they bring you drinks in a coconut with an umbrella. We booked our cave tubing and zip lining trip to Jaguar Paw with Genie next door and he arranged everything right down to renting an suv and driving us to the park. Cave tubing is a magical experience that should NOT be missed. Go on a Saturday to avoid the crowds from the cruise ships that stop in Belize City. The owners, Christopher and Mary Alice were off the charts with responsiveness and willingness to help with any and all questions, as well as booking the golf cart and tours. They arranged for us to be picked up and driven to the house (all included in the deal). We used her recommendation for the golf cart and it was delivered right to the house. If you are looking for a laid-back vacation or an action packed trip of excursions, don’t hesitate to book here. I highly recommend. Everyone speaks English and they take either US dollars or Belizean dollars. Bring less clothes than you think. Tee shirts and shorts, swim suits and cover ups. It’s VERY CASUAL. Bring lots of bug spray and reef-safe sun screen. We didn’t want to leave the Iguana House. I hope you go and have as much fun as we did!

Iguana house is a special place with a great Island vibe and super amenities. The hosts are awesome and hooked us up with the perfect guides, restaurants etc. The house was perfect for our family of 5 and the location was excellent. Hopefully we will go back in the near future!

Jim's home is a wonderful oasis. If you want to stay in a cool Belizean-style cottage with all of the modern amenities (updated kitchen, beautiful hardwood floors, large bedrooms and baths, A/C, huge porch, beach front, etc) this is your house. We had everything we needed for our stay. As all of the other reviewers have stated, the location and the opportunities for recreation are amazing and convenient, yet the home is out of the main town, which provides for lots of peace and quiet. The neighboring dive company and caretakers take excellent care of you, from picking you up, to making suggestions for restaurants and outings, without being invasive at all. We definitely recommend booking excursions with Genie and Coral Divers and having them cook for you. It was the best meal we had in Belize and we had some seriously amazing food! We loved Belize and this home and we would definitely come back again.

We were a family of five and stayed for ten days. We loved the location and the front porch was perfect! A rented six passenger golf cart met our mobility needs well. (The road to town is quite rough, but having some space from the crowds was just what we wanted.) The house was well equipped and met our needs perfectly. We used Genie with Coral Divers--who shares the pier out front--on multiple occasions and the convenience and experience was great. We ate at nine different restaurants north of San Pedro and three in town and loved the food! Overall, a great vacation!

Jim's Ambergris Caye vacation home is well situated if you are looking for a spot out of town, but accessible to local restaurants, shops, etc. We found the house to be what we were looking for in terms of a constant westwards breezes to keep the bugs down, a lovely view of the water and a spacious and comfortable home that easily accomodated our family of six (three couples). The nearby snorkling and diving opportunities are world class and the folks Jim has to offer these services were lovely, professional and fun. The kitchen offers just what we needed to have some meals in, while our dinners out were stupenous: local Salvadoran, Mayan and Belizean food was fabulous. We ate fresh fish every day.

Beautiful home right on the water! Very spacious with all the needed amenities, including a well equipped and stocked kitchen, washer/dryer and outdoor grill. We especially enjoyed the resident reptiles (several types of lizards of various sizes make their home here, and they love apples!). Wonderful, big front porch to enjoy morning coffee and sunrise from. Convenient diving with Coral Divers who are right next door and leave from the pier directly in front of the home, as well as easy access to the local water taxi which operates from the next pier to the north (short walk). Next door neighbor is a local free-diver and spear-fisherman who sold us lobsters and conch, caught that day and delivered to our doorstep! Only drawback is the location (about 4 miles north of town), with about half of the drive taking place on an unpaved, severely bumpy road (not much fun in a golf cart). That being said, if you don't mind the ride, it's definitely worth it once you get there; beautiful views, very quiet atmosphere with lots of privacy. We would definitely consider staying again.

Jim was an amazing host from the moment we arrived to the moment we left. We stayed for 5 days. The Iguana House was very clean, conveniently located, and more than enough space for a party of 4+. Please don't hesitate to book this place. You will not be disappointed! There is also a local guide (Genie) who lives within walking distance to Iguana House who showed us all the spots we wanted to visit (Shark Ray Alley, Altun Ha, Hol Chan, Cave tubing). Thanks again to Genie and Jim for the amazing hospitality!

This was my favorite vacation of the last 25 years (I own my own business and I take six vacations a year). The location of the property is amazing if you want something very quiet and beautiful. It is 4.5 miles north of town on a white sandy beach. We took the flight in from Belize city (rather than the water taxi), because we wanted to see the area from the air. I would highly recommend at least on the trip in. Then, Genie from Coral Divers picked us up from the airport and we rode on his boat to to the property. Between the short hop plane ride and the boat ride in - by far my favorite start to a vacation. A golf cart was delivered to the property within 30 minutes of our arrival. They are about $25 a day - well worth it. This allowed us to be away from everything but still go into town, Secret Beach or one of several restaurants that are around a mile away. The construction that was mentioned on other reviews was not an issue - It was quiet the whole week we were there. Since we were there in July there was Sargasso seaweed. I was really worried about this before the trip. However, it reminded me of being in cow country. You smell manure for about 1-2 hours, then you become nose blind to it. The Sargrasso was no different...not an issue. If you stay, definitely use Coral Divers. They are right behind the house and use the dock you see in the photos.. I am an open water certified diver. Both of my children, 18 and 23, were able to do an online course which took about three hours and then did their 4 training dives right out in front of the property. It was essentially private dive lessons. Sooo much easier than the way I did it 25 years ago (multiple classes with 15 people ). We actually trained and took off from the dock right in front of the property. BTW, if you like to dive, snorkel or fish, this is the place is amazing. Before I go on any vacation I search for activity reviews that say “the highlight of our trip”. Those are the ones I book. The fish, snorkel and beach barbecue with Coral Divers was highly reviewed, and it was the most amazing day we have ever spent as a family on a vacation. We caught 12 fish and two sharks in about an hour and a half. Then we went snorkeling and spearfishing in two areas. What a blast. After that, we went to a deserted beach where they made ceviche and cooked up the lobster and fish we caught. On a separate trip with Coral Divers we snorkeled with the nurse sharks, turtles and rays at Hol Chan. It was great. Bring your GoPro!! We spent the last three days of our vacation at Ramon‘s Village. Since we stayed...

Jim and his caretaker(Rubio) and guide (Genie) made everything so easy for us. Genie picked us up in San Pedro and took us to the house upon our arrival. He also took us back to San Pedro when we were departing the island. Rubio was there to greet us upon arrival and show us the house. The golf cart rental left the golf carts at the house for us as well, which was great especially after 24 hours of traveling there. The house was perfect for our family of 6. 3 bedrooms with a bonus bed in upstairs room. The AC in the rooms worked great and helped us to sleep on the hot nights. You can walk all the way to town on the beach and there are restaurants/bars within walking distance as well. The host provided 5 gallon bottles of purified water and a binder with ideas for excursions. The porch and side deck were great for reading and watching sunrise and reflecting on the day. Book it now.

Our stay at the Iguana house was everything we hoped for and more. Jim was super responsive to any questions or concerns we had and the caretaker Rubio Stopped in regularly to make sure we had everything we needed. We stayed there a whole week, planning our wedding for the Saturday before we left. We decorated the dock out front and used the balcony to have dinner and celebrate afterwards. It was a magical day and we will always cherish the beautiful memories we made here. I would recommend this place to anyone looking for a beautiful and relaxing space on the beach to spend with family/friends. We are already making plans to return.

The Iguana house is a great spot for a family or group of friends to vacation. We cooked most of our meals in and the kitchen had everything we needed, there were plenty of towels, and a great breeze off of the front porch. The ocean off of the beach had a lot of sea grass and made it unswimmable, which was a bit disappointing (can’t help what Mother Nature decides to do) However, you are not far from secret beach and that was beautiful. Overall, it was fairly quiet, Except at this time there is construction next door that we did not expect. We were gone most of the day so it did not bother us. We loved the location outside of town and near mata grande, a small market; the Truck stop, a must see food court; and secret beach, a beautiful beach spots with amazing drinks! Rubio, the caretaker was very attentive and helpful, and caught us local fish to eat for dinner each night. Rubio and Jim both were quick to get the AC unit fixed upstairs, which we greatly appreciated. Most of our excursions picked us right up from our dock. Awesome. Coral reef divers is in the neighborhood and we did a great half day snorkeling with Darwin. Very easy and personable!

The iguana house was awesome! The porch was gorgeous. The location was great and far more relaxed than near town. We had plenty of restaurant and food option near and even a little grocery store. The rooms had great AC units and we slept great! Jim was awesome and we were very well taken care of and got very quick replies to all questions and even got some weather updates. A very thoughtful and caring host! The only thing I would mention that we didn't expect was there are 2 houses being built next door and there was some construction noise. Which of course is out of everyones control but just something to note. It was an awesome stay at a gorgeous house!

The Iguana house was (pardon my Millennial vernacular) super dope. We arrived at night and didn't get to see much of what was going on, but when we woke up, the sunrise aligned perfectly with the end of the dock and I had to get out of bed (un-customarily early for me), wander down the dock and take a panoramic pic. I watched the sunrise on the dock everyday (hungover or not) because I knew I would regret it if I didn't. The house itself has a very beachy, local feel to it, very unlike the Radisson resort in Belize City or the other time-share, plastic, spoon-fed-tourist traps you see other places. The bathrooms were nice, really neat tile work in the showers. Toilets worked great. We had plenty of clean water provided. Kitchen had all the essentials and then some. We definitely put the blender to use after picking up some fresh fruit and rum from San Pedro. The grill was new and nice and very helpful in the crafting of some great seafood meals we made while staying there. The beds were plenty comfortable and everyone slept well. We had plenty of room and options for sleeping arrangements. The deck was the star of the show. It is on both the front and side of the house, with plenty of protection from the sun and wind if you want, but also plenty of sunny, lounging, feet up spots for you to work on your tan. We kept our two golf carts beneath the house, where they also had hoses to wash your sandy feet off, kayaks for the adventurous types, and other toys. It was really great walking up the beach in either direction each morning and checking out the other neighbors' spots. If/when we came back, we'd definitely try and score the TreeHouse next door, in addition to Iguana House, for more friends and family. Construction next door was a bit of a nuisance during the daytime, but definitely bearable, and easy to ignore with all of the excitement of our Scuba/Snorkeling/Fishing outings. Iguana House is aptly named and I absolutely felt like a lizard sitting in my hammock, strung between two palm trees out front, with a Belikin beer in my hand and the local iguana gang sunning themselves on the surrounding rocks. Also the local canine protector Reggae kept us company (ya mon). The beach out front has tons of fish to look at and we ended up shooting our family christmas card photo right there. All in all, Iguana House was exactly what we wanted and had no unpleasant surprises. We had a blast, 10/10 would recommend.

Jim was such a great help and help of information about travel, transportation and very timely in response. The place was beautiful and although Jim was not on location at our time of stay, he made sure he had fellow neighbors and friends that helped us out on excursions and were accommodating to our needs. The location was prime and house was beautiful and relaxing! Everything was super easy to navigate, from garbage to laundry. Thank you for making our celebration of PhD graduation become a forever memory that we will cherish.

Where to start??? The Iguana house is about 4 miles from downtown San Pedro and very quiet and private. There are stores and restaurants very close so if you chose, you do not have to go there. The house is clean and comfortable and very well equipped including nice new appliances. Jim arranges everything you can think of such as transportation on arrival and departure, and stays in communication during your visit. He had a golf cart delivered to us as soon as we arrived. The Coral Divers service is almost next door and provided any excursion one could want (diving, snorkeling, fishing,) all personalized with knowledgeable and friendly staff. Highly recommend !!!

We had an amazing trip! My girlfriend and I spent 5 nights in the Iguana House. The photos did not do the place justice. The front door was literally 20 feet from the water with an excellent view. The guys at Coral Reef Divers were extremely helpful and made sure we had a great time. They took us snorkeling and to the famed Lobster Fest on Cay Caulker. Both Jim and Genie from Coral Reef were extremely helpful in the weeks leading up to the trip. Coral Reef sent a boat to meet us in San Pedro as we got in from the Mainland (they also took us to the grocery to get our staples) - and Rubio the caretaker helped us get checked in. Rubio also came by a couple mornings with his fresh catch and offered us lobster and fish which we grilled. Overall I would highly recomend the Iguana House and Ambergris Cay in general. It is certainly more rustic than most vacations, but driving golf carts around the island to explore and meeting the locals made for the trip of a lifetime. We will definitely be back!

We just returned from the vacation of a lifetime at the Iguana House with our two 30-something sons and their girlfriends. We are a water sports loving outdoor family and this house was perfect for us! Breezes most of the time meant no A/C required! House had everything we needed even if we didn't think we needed it. We could wade or take a quick dip right in front of the house! Coral Divers next door was able to accommodate trips where our split group of snorkelers and scuba divers were on the same boat including one NIGHT trip to Mexico Rocks. We also went on two mainland trips to Lamanai, Altun Ha and cave tubing. Our guide was extremely knowledgeable and made sure our needs were met throughout. In between trips we golf carted to (not so) secret beach for bar and more water fun. Relying on locals and neighbors for recommendations north and south of the house, we ate and drank well. Thanks Jim for sharing your home with us!

Overall, we had a great time on the Island. Jim was very helpful and provided guidance throughout. The location of the house is in a nice quite location on the island. The house was roomy and cozy and the view from the porch was spectacular.

This is a beautiful home in Ambergris Caye, about 4.5 miles north of the bridge that separates San Pedro city from the north side of the island, and there are other resorts within a mile or two of the house. However, the resorts are not so close to the house that you'll see throngs of people on the beach. The dock that belongs to the house is shared with a local diving company, which means we were able to get transportation right to our dock, and utilize the services of the diving company right out our front door. It was very convenient, and several people on our trip decided to get a scuba certification during our trip. You'll definitely need a golf cart to get around the area, but beware that the roads are nothing like in the US: they are paved, but very bumpy, and this provided some entertainment to our group when we drove into town! The house is modern by Belize standards, with 3 full bathrooms, a dishwasher, full size refrigerator, dining room, living room and master en suite. The upstairs bedroom is very nice, as well. The drawback to the bedrooms is that one of the rooms has a full size bed, which was a bit small for 2 adults. The room only fits the bed, but it has a closet. To alleviate this issue, our 3 couples switched rooms a few times during the trip, so that no one couple got stuck with the tiny room for the entire stay. This room would be perfect as a kids' bedroom, and did have the best view of the sunrise. Our host, Jim, provided us ample information about the area, drinking water, toilet paper, propane for the gas grill, and there were other neighbors nearby that were available to assist us when Jim wasn't there. Overall, we were very happy with our stay at Iguana House, and this home enabled us to have a lovely vacation. Jim's hospitality was second-to-none, and we would stay at this house again without hesitation.

I regret missing my opportunity to say how wonderful these guests were. They made it home for themselves. They kite surfed, enjoyed the sun, and were generally a delight to see them enjoying their time here so much. One thing I absolutely loved was their ALL coming to my house to say goodbye. It moved me. These are beautiful people, inside and out.

We stayed at the Iguana House for 10 days at the end of November. There were five adults, and the house worked perfectly for us – plenty of room, three full bathrooms, a fully stocked kitchen with dishwasher, plenty of bottled water for the water cooler. The location is amazing, relaxing, right on the beach, with beautiful sunrises. Jim, the owner, lives on site in a separate space, and was extremely helpful with recommendations during our stay, kept in touch to make sure we had everything we needed, and really went above and beyond our expectations, especially when one person in our party had some medical issues that needed to be addressed. Rubio, the fisherman next door, will sell you the day’s catch if he knows you’re interested. The burrito and tamale guys come by every morning, and a fruit/vegetable cart stopped. We did some scuba diving and snorkeling with Genie of Coral Divers, who is also conveniently next door, and arranged a really fun fishing trip and barbeque with him. Genie also got us signed up for an excursion to the Blue Hole. There’s a small store nearby that has essentials to fill in anything you forgot to pick up in town. We were a bit concerned about the distance to town, but that was not an issue at all. It’s true that the first part of the 25-minute golf cart journey to San Pedro is very slow and bumpy, but the majority of the drive is smooth and paved. Ultimately, we appreciated having some distance from town, as the Iguana House is extremely quiet, with very little beach traffic. (All of the beaches are public; if you wanted to, you could walk the beach all the way into town.) A couple of us had some work we needed to do while on vacation, and we made good use of the internet connection, comfortable deck chairs and gorgeous view in our “southern office.” We definitely hope to get back to the Iguana House!

Iguana House met all our expectations for a great week-long getaway. Jim was incredibly accommodating – a truly gracious host. It was our first time in Belize, and he made us feel very at home. The house had everything we could have asked for, and surprised us with more amenities than we were expecting. The location is wonderful – away from the bustle of San Pedro town, but close enough to many options for food, drink and fun. And right on the water! The reality met our expectations from the photos. We also went snorkeling and did a day tour of the Lamanai ruins through Coral Divers, right next door to Iguana House. Our snorkeling excursion left from the dock right in front of the house – couldn’t ask for more. We’d do it again! Highly recommended.

We found the house fantastic, as described. It is a truly great house to enjoy with friends or family, with the three rooms having separate washrooms and shower facilities. Next door is Genie from Coral Adventures who we had the luxury of private booking for fishing and snorkeling leaving from the dock in front of the house. Jim, the host was wonderful, always available. (we knocked twice on his door and he answered both times with a minute or two). He lives in the house behind the property. Very convenient. Great spot, just far enough from town but close enough to quickly get there. Located right on the beach with a dock and diving company right next door. The only downside was the rooster call at 4:30 in the morning. We would definitely stay again on our next trip back.

My family and I had the most amazing and memorable time staying at The Iguana House while on Ambergris Caye. Jim, our host, was welcoming, attentive and always available to answer questions and help arrange transportation and other services. The Iguana House is situated on a beautiful stretch of beach with a well maintained and picturesque front yard, palm trees and a semi private boat dock. It quickly became one of our most beloved vacation spots. The view to the ocean through the palms is breathtakingly beautiful. The fairly constant ocean breeze keeps the home at a comfortable temperature, and air conditioners, in nearly every room, cool things down on hotter days. The spacious house, with it's beautiful wooden floors, is well equipped with household necessities and appliances. And we all enjoyed the use of Jim's two seagoing kayaks for snorkeling trips out near the reef. Highly recommended!

Jim was an amazing host! He met us at the airport and handled our luggage for us while we grocery shopped. The house was even more beautiful than the pictures and a prime location for relaxing on the beach, or dining at a good restaurant. It had everything we could have possibly needed, and Jim was very helpful with answering questions about the area. He's incredibly friendly and knowledgable. We definitely recommend this rental to anyone looking to get away.

The Iguana House is beautiful. The location is a tranquil spot but right next door to a dive operator - Coral Divers - who were absolutely great. The house is quite remote and about 4.5miles from town, however this was exactly what we wanted. you can get a golf buggy to get around (the host can arrange this) which we did for a day since we used coral divers for an excursion for others. The host Jim was a lovely guy! Had a very warm welcome from him and his pet Pug at the ferry port in San Pedro, he took us to the ATM and then to the supermarket to buy essentials. We then got a boat to the house - also arranged by Jim. Had such a great time, The Iguana House is a great location for exploring and the views from the veranda are amazing to wake up to in the morning. About a mile up the road is a lovely beach bar called Rojo Lounge with an infinity pool and bar. don't have a single bad word to say and would definitely recommend. Thanks Jim for being such a great host we loved staying at The Iguana House. x

You can not ask for a more beautiful house, property, and view. It's a little slice of paradise. It was just as described and exactly what we were looking for. The property alone is worth 5 stars but Jim and Nicky the hosts deserve another 5. The walked us through the best way to get there, met us, and made sure that we had everything that we needed. We could not have asked for a better trip and look forward to returning in the future.

The Iguana House is probably the best place to stay on the Island of San Pedro, especially if you have more than a couple of people. It's about 4.5 miles north of the actual town of San Pedro, but that suited us just fine. We 're a family of 5 and we rented 2 golf carts to get in and out of town and to explore the island. The house is directly on the beach with decks that are a pleasure to hang out on all day or after a day of activities. The house is well equipped with whatever you need to prepare meals which is a joy in such a beautiful setting. Nicky (Jim's partner) picked us up from the airport and showed us around so that we could get settled. She was always available for questions and was so accommodating with everything. I could not recommend the Iguana House more highly.

This home provided our two families (4 adults and 4 kids, ages 4-9) a wonderful launching point to discover the sea. This was our first trip to Belize and we arrived by water taxi to San Pedro, and our host met us at the ferry dock, took us shopping, and arranged for our transport to the house. The house itself is great and spacious and right on the water with a dock shared by a dive and adventure outfit (very convenient for getting out on the reef!). We have stayed at several other AirBNB's and found this experience rated at the top. The hosts are so welcoming, responsive, and willing to help out with whatever you need when you are there, and to help make arrangements for things even before you get there. For example, our host helped us secure a golf cart for rental (no cars on the island), arranged Hobie Cat and sailboard rentals, transport to and from San Pedro, took us shopping in San Pedro for groceries, etc.. About the house. You are located about 5 miles north of the only city on Ambergis Caye, and it takes a good 30 minutes to get into town by golf cart, so don't plan on a city experience. The home has WiFi and a dishwasher (awesome since we cooked all our meals!) and hot water and washer/dryer (very helpful when packing light). We even watched the college basketball finals and our Wisconsin home team lose to Duke on the cable TV, which was the only time the TV was on the entire trip. The breeze from the ocean keeps mosquitos away and the air temperature comfortable. Bring lots of sunscreen and plan to get out in the water. There are 2 kayaks for your use and you can paddle out to snorkeling and tie off to a bouey (?sp) in 5 minutes! So bring your gear, or rent from the outfit next door. Be aware, the beaches in this part of Belize are not big, fluffy, soft, sandy beaches. There is sea grass and I thought the kids might be disappointed that they weren't going to be building sand castles. They could have cared less! Even the four year year old became adept at snorkeling and joined us on all our expeditions. The water in April was like bath water! Finally, I should mention that our 9 year old daughter has cerebral palsy and limited mobility, but everyone we encountered in Belize helped us out without even our asking. She went snorkeling, kayaking, smimming, etc.. We had to carry her up the 8-9 stairs, which is still possible since she is still small enough, but make sure you have a good transport chair that can be pushed along rough terrain if traveling with someone with special needs to this location. All in all I highly recommend the Iguana house if you want a gorgeous and comfortable Belize getaway with great access to the sea. Great memories! Thanks Jim and...

This place was so awesome I am tempted to say it was horrible just to help make sure no one books our week next year!!!! But that would just be irresponsible and not fair. :) We have been to Ambergris Caye six times and this was by far the best accommodations we have ever experienced. There were four of us and this house is amazing. 3 REAL bedrooms and each have a private bath. The views from the deck are so incredible you won't even want to leave for dinner. From the beginning Jim and Nicky were great with communication and quick answers. Nicky and Oscar made us feel at home immediately and they were always looking to help with anything we may need. The house was extremely clean with a fully equipped kitchen and very well decorated. If you are coming to this island...booking your stay at teh Iguana house is an absolute no-brainer.

This trip was beyond my expectations. The Iguana House is plenty big enough for 6 (we only had three), is so comfortable, and beautiful, with a wonderful deck. Waking up there my first morning filled my heart!!! Geni works from the Iguana dock and we dove four days. One of the gals got verified there and it was convenient and wonderful. We had a GREAT time and saw an amazing spotted eagle Ray. Ambergris is somewhat rural, which was what I wanted, but a gold cart, and a tour from the fabulous Miss Nikki, got us the the Palapa Bar for afternoon beers and plenty of great food. She is a perfect host and everyone on the island knows her! We were three single women on vacation, but I would love to come back with my sister's family and the two kids. Truly, this is a magical spot for water sports, and peaceful relaxation. Don't expect a resort atmosphere, it is it's own pure bliss. Diving or snorkeling is a MUST. I almost hate to rave about it because I SO want to go back!

This property could not have been more perfect for our group. The house is beautiful and very comfortable, and had everything we needed. We bought most of our groceries in San Pedro (which Jim helped arrange upon arrival) and cooked most of our own meals. The house has a full kitchen, washer/dryer, and bottled water. There are also two 2-person kayaks, which we took out several times. A local guy swung by the house every morning selling burritos and tamales for $2.50/each--and they are amazing! The house is right next door to Coral Divers, which made arranging snorkeling, scuba, and fishing outings super convenient. They also arranged our transport to/from the San Pedro water taxi stop. Everything was super easy and relaxing. Amazing place for a vacation, and Iguana House is a great place for a family or group! Many thanks to Jim for everything :)
