Ok as others have pointed out the house interior is a little dated and well- used so if your focus is the interior you may say it’s less than expected. But the back area is CRAZY GOOD. I mean even better than we expected. Everyone was gobsmacked at the layout. The little dock is way more substantial than we expected. Can’t say enough good about it

Our group of 8 had a fantastic stay at this Airbnb! The scenery was absolutely breathtaking—waking up to those views every morning was a dream. The location was perfect: peaceful and surrounded by nature, yet still close enough to everything we needed. The hosts were incredibly kind and welcoming, making sure we felt right at home. Their local tips really helped us make the most of our trip. I would absolutely stay here again and highly recommend it to anyone looking for a relaxing and memorable getaway.

We had a fantastic week in Akumal! The backyard was truly amazing – definitely the highlight of our stay. The pool and hammocks were wonderful. While the bay water was quite shallow, the staff were exceptional. They were very responsive and always answered our questions promptly. The house itself had charm, but felt quite dated, and the couch, though authentic, was surprisingly uncomfortable. There were several small improvements that could have significantly enhanced our experience. For example, the bathroom had a sign stating a $25 USD charge for towels used for makeup or cleaning feet. Instead, providing dedicated makeup towels would have been a much more welcoming approach. We ended up purchasing our own makeup remover and foot wipes to avoid the fee. Additionally, a washer and dryer would have been incredibly convenient. We were there for a week and had to check bags, which could have been avoided with laundry facilities. Overall, I'd rate our stay a solid 3, perhaps 4, stars.

Dear Dana, We’re delighted that you enjoyed both our service and the villa’s facilities! Our team works hard to keep everything in impeccable condition, and we’re glad you appreciated it. Our outdoor amenities are definitely one of the highlights, and many of our guests love spending time there. Regarding the small improvements you mentioned, we truly appreciate all feedback. However, we kindly ask for understanding when it comes to using towels for makeup removal, as stains can be very difficult to remove, we provide Kleenex as needed to help with removal and can also provide wipes if asked. As for the washer and dryer, while we are always upfront about not having them on-site, we do provide recommendations for two nearby laundromats. These are listed on a magnet in the villa and are both affordable and offer quick service. Many of our past guests have found this to be a convenient way to enjoy their vacation without worrying about laundry. About the couch, this is the first time we’ve received feedback about it being uncomfortable, perhaps it’s a matter of personal preference. Lastly, regarding the shallow bay, this is something beyond our control, but it’s actually one of the reasons the area is famous for snorkeling. Thank you again for your stay and your feedback.

Our stay was fabulous! The house is beautiful and the pool and dock were great. We had a big group and six kids with us and the house accommodated all of our needs. The casita was perfect for the family with the younger children for nap etc. All of the staff were so kind and gracious and helpful. The house was cleaned every day which is always a big treat and helpful at the beach. The pool and grounds were also attended to everyday and looked beautiful. We loved the ease of getting into the ocean from the dock — great for snorkeling. And the pool was perfect for the kids. We also loved the big outdoor dining table so we could have family meals. Marilu, Bryan, and Cristofer were all extremely responsive and helpful. We hope we can stay again sometime in the future!

If you are looking for a place with a lot private rooms and each of them with private bathroom, with great backyard, amazing pool & views, all kind of water activities as: Kayak, snorkeling, pool, paddle board this place has it all. The pool has a lot of water toys Great spot for hammock ( 3 of them ) with a great view of the ocean!! My favorite!! Inside was a big dated, the kitchen does not have AC so when you cook it will get very hot, you can open windows and doors and they have fans but you can still feel the heat! but the other rooms do have AC that worked great! We had maid services everyday and that was a huge plus. Attention: Floors are super slippery, so be extra mega careful after everyone being in the pool and not drying all your body, even a couple of drops of water will make you slide. We had our in-laws and we had to make sure to put towels on the floor so they wouldn't fall. Chris, Bryan and Marilu super responsive we loved that

Thank you for your feedback Olga. We were in the process of installing a new air conditioning system in the living room and kitchen due to rising global temperatures. Unfortunately, Storm Beryl delayed the ongoing work and increased the humidity and salinity levels in the environment, leading to unexpected condensation issues that we had never experienced before on walls and floors. You will have a different and improved experience on your next visit to us.

Don't hesitate, book it! Villa kokobeach is an absolutely amazing home and location. I couldn't believe we had the place all to ourselves, in the photos it looks like a small resort. The pool was fantastic, right off the back of the house. Nice sunning area, hammock palapa is perfect for sunrise coffee and this place has literally the only dock in the whole bay. Snorkel right off the back. There was only four of us and it worked great but I could imagine it working for a dozen or more all with private rooms and bathrooms. Host and staff were great. They cleaned everyday and even folded the clothes that were out on the beds. Truly amazing location and service.

Our family had a great time visiting Akumal! Our group had 17 people total, 10 adults and 7 children. The size of the house was perfect for our group. Certain furnishings were a little outdated. The hosts were very responsive and helped answer all of our questions. We rented five golf carts for each family unit. With several young kids and aging grandparents, it would have been tough to get around without the golf carts. We stayed within Akumal, so we didn’t need a rental car. We ate some dinners out at restaurants and had chef prepared dinners the other three nights. The chefs did an amazing job and were a highlight of the trip for our family. The food was delicious and we had plenty of leftovers for lunches. The chefs even came back to prepare lunch from fish that we caught! During our stay, the water was rough in Half Moon Bay, but calmer in Akumal Bay. The location of the house was great. Nestled in a gated neighborhood, we felt safe but not too far away. Overall a great trip!

Our stay at this Air BnB was the absolute best experience I have ever had. Our host, Marilu, and her son Bryan really made sure we had all of our questions answered up front as well as during our stay. They assisted us every step of the way with our activities as well as scheduling chef services during our stay. The chef was top notch serving us delicious home-cooked dishes, serving us, and cleaning up afterward. When we first arrived, it was around 3 am and Marilu came over to be sure we knew where everything was and how to get the air conditioning running. The house was amazing! A very open floor plan that spills out onto a deck next to the pool for outdoor dining. The bedrooms had their own bathrooms for the ease and privacy of our group. The dock in the back of the property allowed us to get into the water without traversing the coral/rocks that run along the shoreline. I cannot say enough about how excellent this experience was!! I highly recommend Marilu!

Far exceeded our expectations. We took four kids under 10 and they loved the house as much as we did. The pier was a favorite to sit at both dusk and dawn. Hammocks we’re an amazing place to read or nap. Staff is sweet and friendly, going above and beyond. We unexpectedly loved all the wildlife we saw! The favorite cenote nearby is taak bi ha for hesitant kids. We’ve (adults) been to 5-6 others over our trips and this was a hidden gem! We rented a car for our family and took ourselves on quite the adventure for our 12 days in paradise. However we never topped being able to wake up and jump in our “backyard” to snorkel. We finally saw a turtle the last day (June) as well as a huge ray! With so much to see in this world, we don’t often book twice. With that said we are already looking forward to staying again!

We loved our stay at Villa Kokobeach. The setting is absolutely beautiful. Very peaceful, secluded and quiet. The private dock was one of the highlights - all the beaches had an influx of seaweed but with the dock it was easy to get into the water to avoid the seaweed. The snorkeling right out front of the villa was surprisingly great. The pool is huge (with lots of floaties) and the private hammock area was fantastic for staying in the shade and listening to the ocean. We travelled with 2 babies and the hosts were very accommodating and provided high chairs and cribs. There is daily maid service and maintenance so the house is always clean, pool cleaned daily and overall you just feel very taken care of. If you are into night life this might not be the right location, but there are a few good restaurants within walking distance. We also rented a car which opened up more options. Without a car you would likely feel a bit isolated. We would come back for sure!

Eight of us including four teens rented this house over Spring break and it was fantastic! We visited Akumal regularly until about ten years ago but always on Akumal Bay. This house was perfectly located, an easy walk to the bay and to restaurants on Half Moon Bay, but with lots of quiet and privacy. The dock is wonderful to have, and the snorkeling from there seemed comparable to the bay, with healthier coral and some great fish including the biggest triggerfish I've ever seen. And less crowded! There was sargassum but it wasn't a problem while we were there (third week in March--it was bad in some nearby areas). The hosts were wonderful and the space was perfect--living areas, indoor/outdoor dining, pool, hammocks, etc. We didn't miss being on the beach at all (HMB is next door if you want it and Akumal bay is a much closer walk than the beach at the mammoth Palladium up the coast, where it took 25 mins to walk to the beach from our rooms). Also, Akumal Pueblo has great restaurants.
